Why this project is worth a look

A choice of scale

The same compound offers a small apartment format and two-bedroom villas, making the space-versus-budget trade-off unusually clear. The legal interest, ongoing costs and resale market still need to be assessed for the specific type and unit, not assumed to be identical.

Coastal Sanur setting

The advertised 350–400-metre beach proximity is a meaningful part of the proposition for someone who wants daily access to the shore. The exact entrance and walking route have not been established from a verified project plot.

Shared outdoor space

An approximately 80 m² pool, children’s facilities and a lounge area could make 30 m² of private space feel less restrictive for occasional use. Their actual value depends on operating rules, upkeep and the fees allocated to owners.

Evidence from early homes

The reported first-phase villa handovers provide a potential reference for finishes and workmanship. They are not independently documented and cannot be used as proof that the apartment block will be delivered on time.

Concrete entry specifications

Public sources identify bedroom counts, floor areas and initial prices, so a buyer can make an early shortlist without relying only on renderings. That useful starting point remains some distance from a verified purchase offer or a legally reviewed investment.

About the project

Emy Terra Sanur is a compact residential development combining one-bedroom apartments with a small villa component near Sanur’s seafront. The clearest public description shows a three-storey apartment building alongside four separate villas. Some property directories split the scheme into Emy Terra Apartments and Emy Terra Villas, but their shared location, branding and facilities point to two products within one compound rather than independent developments. Keeping them together matters: a prospective buyer needs to know which facilities are shared, which rights attach to a particular unit and whether a completed villa says anything meaningful about the unfinished apartment building.

The key purchase decision is between a 30 m² one-bedroom apartment and an 83 m² two-bedroom villa on a plot reported at 164–188 m². Neither format should be judged by bedroom count alone. Thirty square metres can work well for a solo resident or couple who spend much of their time outside, but furniture clearance, kitchen storage, a place to work and separation between sleeping and living areas become important. The villas offer more room and independence. They were reportedly sold in the original release, so a villa buyer may be looking at a resale with its own remaining lease term rather than a new developer contract.

The architecture is presented in earthy terracotta finishes, with terrazzo or tiled surfaces and an open, pool-facing feel. Marketing materials also show kitchen islands and glass shower screens in the villa interiors. Those illustrations give a sense of the design language but do not establish the handover specification for every apartment. In particular, a broker says the apartment furniture inventory has not yet been supplied, while another directory describes the apartments as fully equipped. Whether appliances, air conditioning, window treatments and loose furniture are included belongs in an itemised specification attached to the buyer’s agreement.

A shared pool, described in one project listing as approximately 80 m², is the organising feature of the compound. A children’s pool and play area, lounge space, parking, reception and security are also advertised. These amenities could make a small apartment more attractive for occasional stays, but they are not free services. A buyer would need to see who controls the common areas, how their maintenance is funded, whether guests have the same access as residents and whether the running costs fall evenly across apartment and villa owners. No reviewed service-charge budget or binding management agreement answers those questions yet.

Published addresses place Emy Terra on Jalan Danau Tamblingan in Kelurahan Sanur, Denpasar Selatan, Denpasar City. Two marketing sources describe the beach as roughly 350–400 metres away, and a third uses a four-minute walking claim. These distances have not been independently measured from a verified cadastral plot. The street is much more useful than a vague “Sanur” label when considering the property, but there is still no substantiated building number or plot boundary. An approximate location must not be presented as a precise project pin, especially where neighbouring hotels, cafés and other apartments occupy the same coastal strip.

Sanur’s appeal is linked to everyday coastal living: a seafront promenade, places to eat, shops and services sit within a fairly settled neighbourhood rather than an isolated resort estate. That can be useful to residents who prefer walking to relying on a vehicle for every errand. Still, the final approach to the beach, traffic around the entrance, drainage, noise from nearby venues and the privacy of pool-facing rooms are highly local questions. The address alone does not answer them. A practical site visit should examine the exact apartment orientation, daylight, stair access in a three-storey block and how the courtyard functions when several guests are using it at once.

Construction reporting is inconsistent. Alnair and Bali.RealEstate give the second quarter of 2027 as the target; Balinsky and AsiaVillas display September 2027. Rise Real Bali says four first-phase villas were delivered around late 2025 or early 2026, but no independent handover certificates were available. Platforms also display conflicting construction percentages, ranging from zero to around 70 percent. The sensible common denominator is that the apartment component is marketed as under construction with a 2027 completion target. A contract must establish the agreed delivery date, the required condition of the unit at handover and the consequences if that date is missed.

Asking prices vary too. Balinsky lists a 30 m² apartment at IDR 1,748,830,000, while Rise Real Bali reports developer-sheet pricing of IDR 2 billion for full payment or IDR 2.15 billion for payments spread over the build. The four villas were previously advertised at IDR 4.19–5.26 billion and are described as sold by one agent. Alnair labels the apartments sold out as well, despite other listings still showing apartments. That makes any “from” price a dated reference point, not proof that a buyer can reserve a specific unit for that sum. The applicable currency, payment beneficiary, taxes and inventory should be confirmed together in one written offer.

The advertised purchase mechanism is a 30-year contractual lease. That is not a transfer of Indonesian freehold land title, and it should not be confused with other statutory interests such as Hak Pakai, a conditional right to use land. Alnair publishes a lease expiry of 31 December 2055 and claims that a further 30-year period can be arranged under the lease agreement. Rise Real Bali says it has not seen extension terms in the developer material. Those statements cannot both be treated as a verified promise. The document that matters is the lease itself, including its original start date, expiry, any preconditions and price formula for renewal, and how a resale buyer takes over the remaining years.

A lease is only as workable as the rights behind it. The current land-right holder must be identified, along with the person or company authorised to grant the lease. Buyers should see whether their agreement defines the exact apartment, use of facilities, maintenance obligations, assignment or subletting rights, dispute process and improvements left on the land at expiry. A 30-year number on a sales brochure says little about those practical terms. Indonesian rules on ownership by foreigners provide the background, but they do not authenticate Emy Terra’s land certificate or tell a foreign purchaser precisely what a particular contract conveys.

Permitting remains an open issue. Rise Real Bali describes the building approval, PBG, as being processed; no verifiable approval number was available in the reviewed project material. The SLF, which concerns a completed building’s fitness for use, was not reviewed either. Marketing also refers to tourism and mixed-use zoning, without a public plot-specific planning extract. A buyer intending to offer short stays needs more than an assurance that the land is in a tourist area: the actual permitted use, operating entity and business authorisations have to fit the planned rental activity. A reception desk and a booking platform profile cannot substitute for that evidence.

Emy Bali is named as the developer or seller across several third-party directories, but its own public website currently promotes rental studios in Sanur and Kerobokan. It does not provide a reviewed Emy Terra corporate dossier or identify the legal entity that holds the site and signs apartment agreements. The brand may have a legitimate role, yet that role is not independently documented here. Until a company record and transaction pack are available, it would be misleading to present Emy Bali as a verified developer entity rather than a name used in listings.

Finally, projected investment returns deserve restraint. One platform advertises a 12 percent guaranteed annual yield and another listing promotes a much higher estimate; neither came with a reviewed, enforceable payment guarantee from an identified counterparty. For a 30 m² unit, rental proceeds will depend on permitted use, real demand, occupancy, achievable rates, booking fees, management charges, utilities, periodic refurbishment and common-area expenses. Vacancy does not suspend the owner’s costs. Emy Terra may suit a buyer who values Sanur and accepts a compact lease-based property, but no available material supports treating a quoted yield or a future resale price as a certain outcome.

Ownership format

Marketed as a 30-year contractual lease rather than land ownership. Commencement, expiry, assignment and any renewal must be evidenced by the lease for the selected unit; a directory lists an expiry of 31 December 2055, but the underlying agreement was not available for review.

Unit types & sizes

One-bedroom apartment
30 sqm

A compact unit in the three-storey building, with access to the shared courtyard amenities. The plan may suit one or two occupants, provided the actual storage, kitchen and privacy arrangements work for them. Furniture and appliance inclusions, floor, outlook and usable space need a unit-specific specification. Public listings disagree on whether inventory remains available.

Get floor plans and current prices
Two-bedroom villa
83 sqm building; 164–188 sqm plot

A separate house within the shared development, offering more room than an apartment without necessarily conveying a separate land title. The original four villas are reported sold. Any resale therefore calls for a fresh check of the remaining lease term, transfer permissions, furniture schedule, condition and any liabilities carried over from the first buyer.

Location

  • Published location details identify Jalan Danau Tamblingan, Kelurahan Sanur, Denpasar Selatan, Denpasar City. They do not identify a verified plot number or cadastral outline. Emy Bali also has a published office address on this street, but the office cannot be assumed to be the construction site.
  • Beach access is advertised at roughly 350–400 metres. The worthwhile question is the route from the actual entrance: where it reaches the shore, whether it is walkable in all conditions, and how it feels after dark. No independent measurement from an authenticated plot has been made.
  • Sanur offers a seafront promenade and a range of everyday services. For a pool-facing apartment, however, privacy, street activity, nearby hospitality venues and noise from shared amenities will shape the experience more directly than a generic description of the district.
  • The setting may appeal to people planning extended stays rather than only short weekend visits. Legal permission to operate holiday rentals or other accommodation services remains a property- and operator-specific issue, not a consequence of being near the beach.

Best for: For a solo owner or couple seeking an occasional base in Sanur rather than a large permanent home. A separate bedroom, communal pool and walkable coastal neighbourhood may be enough, provided the exact layout fits everyday storage, cooking and work habits.; For a buyer comfortable with lease-based property who evaluates the years of use actually obtained instead of treating a brochure’s 30-year label as perpetual ownership. Clear assignment and renewal terms matter especially if resale before lease expiry is part of the plan.; For someone considering the smaller-unit rental market without assuming the advertised yield is contractual. Success would depend on lawful operation, management quality, real guest demand, periodic maintenance and the level of common-area charges.; For a purchaser comparing an apartment with a larger standalone dwelling in the same neighbourhood. The villa component is useful context for understanding the scheme, although original villas are reportedly sold and the apartment stock position also needs direct confirmation.; may not suit: Not suitable for anyone who needs a directly held Indonesian freehold land title or treats an unreviewed extension clause as an already secured additional 30 years.; Not suitable for an investor requiring rental cash flow immediately: the apartment component is planned for completion in 2027, and its completion and operating documentation has not been verified.; Likely too limited for a family expecting multiple private bedrooms, dedicated workspaces or a substantial private outdoor area from the 30 m² apartment format. The original villas are not clearly available for new purchase..
