Why this project is worth a look
Private space, shared setting
A dedicated pool belongs to the advertised villa concept across the three types, while sports and wellness areas are planned for the wider estate. That combination offers privacy at home and opportunities outside it, provided owners understand both the amenity timetable and the cost of maintaining private and communal facilities.
Distinct homes, not labels
The project offers a genuine size progression from Seruni to Adera and Damar. Published dimensions are a useful starting point, although discrepancies between official detail pages and broker listings mean the signed lot plan must decide the specification.
Evidence of physical progress
The developer's January 2026 note describes an operating entrance gate and villas at different construction stages. It is useful evidence that works have progressed beyond the concept stage, but it cannot serve as proof of handover or open club facilities later in the year.
A liveable Sanur base
The Padang Galak road location may appeal to residents whose routines include Sanur and Denpasar rather than a beachfront resort lifestyle. Real suitability depends on access, road noise and the particular plot, not on unsourced drive-time promises in promotional listings.
About the project
A villa purchase at Maja Taphala is best understood as a decision about residential life in Sanur, not as the purchase of a hotel room with an income programme attached. The development advertises individual two-storey homes, each with a private pool, arranged within a gated community. Its current project catalogue separates them into Seruni, Adera and Damar. Shared sports and wellness facilities are part of the proposition, as is a managed entrance, but the distinction between a designed amenity and an operating one matters. Someone buying for daily use will experience the house, its plot and its access road long before they can count on every element of the proposed club environment. The available information is sufficient to compare the residential concept; it is not a substitute for a lot-specific offer and legal package.

The setting helps explain what the project is trying to offer. The developer places it on Jl. By Pass Padang Galak, around Sanur Kaja and Kesiman in Denpasar. That puts the discussion in the context of an urban access road and the wider Sanur neighbourhood rather than a documented beachfront plot. Marketing material points to beaches, the harbour, hospitals and shopping destinations, which are sensible reference points for a resident. It does not establish a fixed journey time or the noise level at an individual villa. The precise entrance, traffic pattern and distance of the selected house from the road may matter more than a headline promise of being only a few minutes from a landmark.
There is a small but revealing address discrepancy. The project's website combines the names Sanur Kaja and Denpasar Timur, while the official Denpasar Selatan district administration lists Desa Sanur Kaja within its own jurisdiction. Some property portals classify Maja Taphala under South Denpasar; others describe the Padang Galak–Kesiman corridor. These descriptions broadly identify the same villa development, not separate buildings that should be entered as different projects. What they do not provide is a cadastral parcel number or a reliably identified map pin. The recorded location therefore uses the developer's street reference and the identifiable neighbourhood, without inventing coordinates or copying a possibly unrelated street number from a listing.
Ownership deserves attention before comparing bedroom counts. Several property advertisements refer to Hak Milik, commonly abbreviated SHM, as the title associated with the homes. That Indonesian land ownership right is not something a foreign individual can simply register in their own name. Government Regulation No. 18 of 2021 provides for certain foreign residential ownership arrangements, including Hak Pakai rights of use, subject to the applicable requirements. The publicly available project material does not show the title certificates for the specific plots or explain an enforceable foreign-buyer structure. A seller's use of the English word freehold would not close that gap. The proposed contracting entity, the holder of the underlying title and the rights delivered to the buyer have to be established from documents, not inferred from a sales headline.
For an overseas buyer, the asking price can also have a legal dimension. The 2022 ministerial decision on residential purchases by foreigners, shown as in force in the land authority's register when checked, sets a minimum of IDR 5 billion for qualifying landed houses in Bali under that regime. The official Seruni starting price of IDR 3.8 billion falls below it. This does not decide the legality of every conceivable agreement involving a villa, nor does a price above the minimum make a transaction automatically available to a non-Indonesian. Immigration documents, the buyer's circumstances, land rights and the proposed acquisition mechanism remain essential. It does mean that a standard domestic SHM sales pitch should not be treated as a ready-made foreign ownership solution, especially for the lowest-priced unit.
Maja Development is the name the project uses to describe its development background. Two sizeable Indonesian property platforms, Rumah123 and Pinhome, instead identify PT Bens Infiniti Properti as the developer on their project profiles. The open sources do not establish whether that company is the landholding entity, a related company, a commercial partner or the party that will sign the purchase agreement. Both descriptions may be compatible, but their relationship cannot be assumed. The useful document here is not a longer biography of either brand: it is the corporate and title chain showing who can contract, who holds the site, and where each payment goes. A buyer should be able to reconcile all three without relying on a salesperson's verbal explanation.
The official floor-area hierarchy is clear enough to start a comparison. Seruni is shown at 120 sqm of building on a 114-sqm plot, with two- or three-bedroom variants; Adera provides 150 sqm of building with three bedrooms; Damar is described as a four-bedroom home with 240 sqm of building on 230 sqm of land. Yet some detail is unsettled even in the developer's material. Adera's plot is 150 sqm in the catalogue and 145 sqm on its dedicated page. Brokers advertise a significantly larger 300-sqm Damar and sometimes a 125-sqm Seruni. These may reflect earlier plans, particular lots or different specifications, but the sources do not prove which. The sensible comparison is between signed drawings and identified plots, not interchangeable names taken from unrelated advertisements.
Adera and Damar serve quite different expectations, and furnishing is another reason to obtain the actual specification. The project catalogue describes Seruni and Adera as unfurnished, while Damar is presented as fully furnished. What is included under those labels is not supplied as a contractual inventory in the reviewed pages. Nor does an offer to customise Adera's layout tell you whether structural changes, approvals, construction time and upgraded materials are included in the price. A show villa may illustrate a design intention without defining the unit to be delivered. Kitchens, appliances, air conditioning, wardrobes, external works and pool machinery are examples of items whose presence or exclusion can materially change a buyer's final spend; their inclusion cannot be guessed from the project name.
As at the 17 October 2026 check, the project's own catalogue advertised starting figures of IDR 3.8 billion for Seruni, IDR 5.2 billion for Adera and IDR 7.6 billion for Damar. Earlier agency listings show other numbers, including lower presale prices, and have different plot and building dimensions. Neither a lower advertisement nor a higher one establishes the price of an available lot today. The buyer needs a dated quotation specifying the villa identifier, land and building sizes, tax allocation, fit-out, extras, financing terms and the exact schedule of payments. This is particularly important for a phased development where the state of one house may differ from another, even when both share a marketing floor plan.
The clearest dated construction evidence from the project itself is its January 2026 progress note. It says the entrance gate, guard post and paved internal access were completed, while different villas were at roof or structural stages. That establishes work in progress at that point, not completion of the development in October. Pinhome continues to display the development as under construction. A Rumah123 project profile mentions June 2027 as a completion date, but the reviewed developer pages do not supply a signed, plot-specific handover timetable. A contract should distinguish projected overall completion from the owner's practical delivery date, including inspection, defects, access to utilities and what happens if the builder misses a milestone.
Phasing is not just a construction issue; it changes how to read the project's size and sales claims. The design section describes a community of 69 two-storey villas. The official Phase I update refers to 52 homes in that first phase, of which 35 had reportedly sold by January 2026. One figure is the wider planned development, the other an identified tranche. The January sales statement is historic and does not establish today's remaining stock or prove that sold units have been delivered. Other portals publish different project counts without a consistent basis. There is no sound reason to create a separate property record for the first phase on this evidence: the names and amenities still point to one integrated scheme, while any individual lot requires a fresh inventory confirmation.
The lifestyle facilities are attractive precisely because they promise something a stand-alone villa may lack: a padel court, gym, yoga space, spa, restaurant and paths for walking or jogging. The developer also proposes a secure single entrance and shared management. But those amenities are not one homogeneous product. The entrance infrastructure reported as built in January 2026 is different from a restaurant being staffed and open, or a sports club with defined access rules. The publicly reviewed material does not document all operating dates, service standards or community charges. An owner who values those amenities needs to know who will operate them, whether use is included in recurring fees and what happens if the opening schedule changes.
The ongoing cost side deserves as much scrutiny as the advertised entry price. One agency listing refers to a minimum monthly estate charge of about IDR 1.5 million, with local community contributions separate. Other listings describe financing, transfer-related charges and furniture exclusions, but no comprehensive developer-signed service budget was found. There is also talk in listings of leaving the property with a management company for rental use. That is a possibility to investigate, not proof of net rental income, lawful short-stay operation or a guaranteed tenant. The management contract, permitted use, maintenance reserve, utilities, insurance and vacancy costs all affect the ownership experience. For a buyer mainly attracted by the pool and community facilities, these expenses can be part of ordinary living rather than an investment calculation.
The project may fit someone looking for a private Sanur-area home who is comfortable buying into a community still being delivered in stages. It is much less straightforward for anyone who needs immediate occupation, wants all resort-style amenities working on day one, or requires a foreign-title solution to be arranged without substantive documentation. There is enough public information to have an informed discussion about house types and development intent. The questions that decide a transaction, however, are narrower: which plot is being sold, which legal right attaches to it, who is authorised to sell it, which facilities and fittings form contractual obligations, and when that exact home can be occupied. Those are the questions a complete offer should answer before the price can be evaluated meaningfully.
Home types & sizes
The smallest advertised home pairs a private pool with a comparatively compact plot. The project catalogue offers two- and three-bedroom arrangements under the same Seruni name, so the actual room count belongs in the individual floor plan. Its advertised specification is unfurnished; kitchen, bathroom fittings and any optional extras should be described in the sales schedule rather than assumed from a show home.
Get floor plans and current pricesPositioned between Seruni and Damar, Adera includes a pool, deck, terrace and a two-car carport in its project description. A dedicated page mentions an adaptable layout, but it does not set out the price or limits of customization. The project itself publishes two different plot areas, making the plot-specific drawing more useful than either generic catalogue entry.
Get floor plans and current pricesThe flagship type is presented as a furnished four-bedroom villa, with a pool and larger private living areas. Furniture is an advertising specification here, not a reviewed inventory or contractual promise. Property portals circulate a materially different 300-sqm version, so buyers should not use its measurements or price interchangeably with the current official 240/230-sqm entry.

Location
- The most specific repeatable project address is Jl. By Pass Padang Galak near Sanur Kaja and the Padang Galak–Kesiman corridor, Denpasar; a verified cadastral plot reference was not located.
- Sanur's coastline, harbour and urban services are useful neighbourhood context, but the developer's and agents' journey-time claims have not been verified for the entrance or typical traffic.
- Sanur Kaja is listed by the Denpasar Selatan administration. The developer's simultaneous use of Denpasar Timur and some brokers' Kesiman addresses calls for parcel-level clarification rather than an assumed map coordinate.
- The road-side setting may suit regular Denpasar access. Road exposure, internal orientation and the relative position of Phase I facilities should be assessed for the selected lot.

Best for: An owner-occupier seeking a house with a private pool and a neighbourhood routine centred on Sanur or Denpasar, rather than a managed hotel suite.; A household willing to compare compact and larger villa plans carefully, including the actual plot, furnishing standard and community rules.; A purchaser comfortable with construction-stage ownership who can align payments, completion requirements and defect remedies with one identifiable home.; A rental-minded buyer prepared to verify zoning, contractual management arrangements and recurring ownership costs instead of assuming an advertised yield.; may not suit: Buyers who need a completed home, firm keys-in-hand date and fully operational club facilities immediately.; Foreign buyers expecting an advertised SHM title to transfer directly into their own name without a separate eligibility and title analysis.; Investors who need guaranteed occupancy or a documented net-return programme before considering a project..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Listings mention Hak Milik (SHM), PBG and SLF, but no lot-specific title copies, building approvals, operation certificates or approved foreign acquisition structure were examined. The IDR 5 billion landed-home minimum under the published foreign-buyer regulation also needs to be applied to the buyer and the specific proposed transaction, especially for the lower-priced Seruni offer.
- The relationship between the Maja Development brand and PT Bens Infiniti Properti, identified as developer by Rumah123 and Pinhome, is not documented in the public corporate chain; the landholder, seller and payment recipient remain to be established. The developer's last clear project progress note is January 2026; Rumah123 indicates June 2027 but an individual delivery commitment was not found.
- The official design description gives 69 homes overall and 52 for Phase I, while other listings show different totals, plans and areas. Exact plot coordinates, the current unsold inventory, the Adera plot-size discrepancy, the larger third-party Damar figures, amenity opening dates and approved service charges have not been reconciled.
