Chip Mong Land cannot be separated from the wider Chip Mong Group ecosystem. Established in 2008, the company has generally approached housing as part of a larger district that can be supported by the group’s retail, finance, construction-material and service businesses.
That does not mean every Chip Mong Land project has the same scale or receives the full infrastructure of the parent group. It does shape the strategy. The developer tends to work with large sites and return to established locations with additional phases rather than build one property and move on.
Park Land Sen Sok established the working model
Park Land Sen Sok launched in 2015 across roughly 20 hectares. It contained 1,090 homes in a mix of linked houses, shophouses, twin villas and detached villas, with initial handovers in 2017 and 2018. A clubhouse, pool and retail component gave the community more substance than a simple grid of residential streets.
The project matters because it established a model the company could repeat and enlarge: multiple house types, a sizeable site, shared facilities and a location tied to a growing urban district. Park Land 598 and Landmark 271 carried the same broad idea into other parts of Phnom Penh.
The Street 271 corridor is particularly revealing. Residential phases sit beside Chip Mong 271 Mega Mall and other group assets. In March 2026, the developer launched Home Office II and Grand Landmark 271 II. The first combines business space at lower levels with accommodation above, while the second adds new villa formats. Rather than abandoning the site, Chip Mong Land continues to deepen and diversify the cluster.
High-rise development brought a different audience
Park Land TK Condo marked the company’s largest move into condominium housing. The 27-storey, 1,355-unit development was completed around 2022–2023. For international buyers, this type of strata property is generally more accessible than the land-led borey portfolio. It also provides local buyers with a lower entry point than a detached or linked home.
Density changes the ownership experience. Lifts, shared building systems, management and competition among a large number of similar units become central. Experience in large landed communities does not transfer automatically to a vertical building, which makes Park Land TK useful as a separate test of the company’s operating model.
What the larger group genuinely adds
Chip Mong Group’s activities include construction materials, retail and banking. Buyers can access financing through Chip Mong Bank, while the Chip Mong Land app allows owners to monitor construction, review bills and payments, report defects and contact the service team. For a developer with a broad portfolio, that system is more than a convenience; it is a way to maintain the customer relationship after the sale.
The group name does not remove the differences between projects. Park Land Sen Sok is a mature landed community. Landmark 271 remains an evolving mixed district. Park Land TK is a dense condominium with a different cost structure and daily rhythm.
Chip Mong Land is most relevant to buyers who value a strong domestic name, a wide choice of formats and access to the infrastructure of a larger group. It offers less of the boutique or architect-led experience, but provides several completed environments where the model can be observed after occupation. The useful question is therefore not whether the brand is broadly credible, but which of its very different settings fits the buyer’s actual life.
