Overview of Green Harmony Villas in Ubud

Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A completed property

The buildings are in use rather than awaiting a future handover. That makes a physical inspection and a review of real operating records possible if an owner decides to sell, although the legal documentation still needs its own assessment.

A proper work area

The separate study gives the one-bedroom plan more flexibility for longer stays and remote workers. It is an amenity to value on its own terms, not a reason to market the villa as having two bedrooms.

Pool and privacy

Each villa has an individual pool and outdoor space, which supports a private-stay experience. Maintenance, water treatment and future replacement costs must be budgeted at villa level.

An observable rental business

Betterplace and booking platforms carry Green Harmony accommodation offers. This demonstrates market presence, but prospective returns still need owner-level evidence and a contract that explains what a buyer can take over.

About the project

Green Harmony Villas sits outside central Ubud, in Pejeng Kawan, and consists of just four private-pool villas. This is a finished property story rather than an invitation to reserve an off-plan unit. DOMA, the brand presenting the development as its first completed case, says every villa was built, sold and handed over to an owner in the third quarter of 2024. Rental listings provide further evidence that accommodation is operating on the site. They do not, however, create a property listing for investors: no independently confirmed villa is currently being offered for resale. Anyone interested in acquiring one would need an actual offer from an existing owner, not a current developer price list.

What makes the property distinctive is its small scale. Rather than a resort with a reception building, restaurant and shared leisure programme, Green Harmony is arranged as four similar two-storey villas facing rice fields. Each has a separate entrance, its own swimming pool and outdoor space. The experience is closer to staying in a private house than occupying a room in a larger hotel. That distinction matters to an owner as much as it does to a guest: privacy, the pool equipment, ongoing garden care and the condition of the individual building carry more weight than any hypothetical promise about communal facilities. No substantial shared amenity package has been established from the material reviewed.

The published villa area is 84 square metres. DOMA identifies a 16.4-square-metre kitchen and living area, an 18.6-square-metre bedroom and a separate 16.7-square-metre study. The main bathroom and shared living space are on the lower level. Upstairs are the bedroom, study and an open netted lounging area overlooking the fields. In practical terms, this is one bedroom plus a workspace, not a two-bedroom home. The study might make longer stays or remote work more attractive, but treating it as a second sleeping room would misrepresent the layout. Neither individual plot boundaries nor independently documented net floor areas were available.

Betterplace, the accommodation operator associated with Green Harmony, has a direct rental listing for a one-bedroom villa with a pool and rice-field views. Its description includes a kitchen, a dedicated work area, reliable wireless internet, a king-size bed and guest support. The villa also appears in Airbnb and third-party booking channels, while separate listings identify Green Harmony units by number. These traces are useful because a prospective purchaser can cross-check the existence of a functioning hospitality product outside DOMA's marketing material. They cannot establish who owns each asset, how much an owner actually receives, or whether bookings and account histories would follow the property after a sale.

The address requires a little more care than the shorthand 'Ubud' normally used on holiday websites. Pejeng Kawan is a village in Tampaksiring district, Gianyar regency, Bali. A listing for Green Harmony Unit 1 gives Jalan Raya Pejeng Kawan as the street, and other rental sites place the villas in the same village. This is a usable street-level orientation, not a survey-grade site location. We could not verify a building number, parcel reference or coordinates unequivocally tied to the four-villa complex. The file therefore uses the confirmed street and administrative area but deliberately carries no pin that might send someone to the centre of the neighbourhood instead of the property.

Living here is not the same as living in the middle of Ubud. The main appeal is a quieter setting, with rice-field outlooks and more separation from the busiest visitor streets. Restaurants, shopping and cultural destinations remain reachable, but a scooter, car or booked transport will often be part of the routine. DOMA suggests around five to ten minutes to the centre; that is an indicative journey time supplied by an interested party, not a promise for every hour or every destination. For a couple staying a week this may be a comfortable trade-off. For an owner who expects every daily errand to be walkable, it could be a persistent inconvenience.

The rice-field setting should also be understood as a feature of today's surroundings, not a permanent view easement. Field edges may be close to irrigation channels and changing neighbouring land use. Without the project's cadastral outline, authoritative zoning confirmation and information on adjacent parcels, nobody should infer that the view is protected or that an attractive landscape photograph confirms lawful building use. A serious inspection would look at access, drainage after heavy rain, the privacy of each pool and what can actually be built next door. These are questions about the specific land, not generic judgements about Pejeng Kawan as a village.

DOMA's account of a Q3 2024 handover is consistent with seeing the villas promoted for guest stays, but the evidence serves different purposes. An operational booking page confirms that someone is offering accommodation; it is not a signed construction acceptance report. Nor does completion settle compliance with the rules for using a building as tourist accommodation. At a possible resale, the transaction would need to connect the finished villa to the particular current owner's documents. The initial handover date, the identity of the land-right holder and permission to transfer the relevant contractual rights all matter more than whether the development is described online as 'delivered'.

DOMA's involvement is visible, yet its role must be labelled accurately. The company's project page calls Green Harmony its first delivered complex. Its current corporate information describes DOMA as a Bali property agency and transaction coordinator, however, rather than identifying it as the legal builder or vendor for this specific asset. Both statements can be true: a brand can source, plan, supervise and market a project while different entities hold the land or sign construction agreements. The public information reviewed does not establish the complete chain of companies and landowners for Green Harmony. Consequently, DOMA has not been inserted as a verified developer legal entity in the register record.

The most consequential gap concerns the rights conveyed to a buyer. Rise Real Bali lists a 25-year contractual land lease with an additional 50-year extension for Green Harmony. That is useful as a lead, but it remains a catalogue description: the executed agreements, lease commencement date, extension consideration, renewal mechanics and transfer restrictions have not been reviewed. A resale in 2026 or later does not magically restart the original 25 years. The remaining term can only be established from the operative contract and supporting documents. If the extension depends on future agreement, a payment or a particular counterparty, those conditions are part of the value of the property itself.

Indonesian land law draws distinctions that a property advertisement can easily blur. Hak Milik is a land ownership right and cannot simply be registered in a foreign individual's name as though it were unrestricted freehold. Hak Pakai is a different type of right of use, subject to requirements that vary with the buyer and property. Neither is confirmed here as the registered title underlying a particular Green Harmony unit. A contractual land lease is not identical to either title. For any proposed purchase, the seller should be able to show what legal interest they actually hold, how that interest relates to the landowner, and precisely what the incoming purchaser would receive. Until then, an unqualified 'ownership' description would be misleading.

Building and operating paperwork is another unresolved part of the picture. DOMA refers to land documents and an updated validation dated 17 October 2025, but it also states that its available package does not contain a final numbered PBG or SLF. In the Indonesian system, PBG concerns building approval, while SLF concerns fitness for use. We have not established that either has been issued for these villas, and the absence of a publicly accessible copy is not proof that one does not exist. The exact permitted use of the parcel and any approvals applicable to short-term accommodation also require parcel-level evidence. A busy rental calendar is not a substitute for those documents.

It is tempting to value an operating villa from a headline yield. DOMA publishes figures for January through September 2025 across all four units: USD 89,229 in gross rental revenue, USD 47,415 described as income paid to owners after the listed operating costs, and 88.2% average occupancy. The company attributes those results to monthly Betterplace reports. We could independently locate the operator's accommodation offer, but not the underlying owner statements, expense schedule or bank receipts. The published aggregate is therefore a claimed historical operating record, not independently audited net income and certainly not a forecast for a future purchaser. Four different villas can also perform differently, even when their architecture is similar.

The financial questions become more detailed once someone is selling an actual unit. Nightly prices, booked nights and operator payouts need to be separated from platform commissions, housekeeping, utilities, pool maintenance, repairs, furnishings, taxes and reserves for future replacements. The buyer also needs to know whether the operator's agreement is transferable, whether bookings are cancelled at handover, who controls the guest-facing accounts and what the reporting process covers. A villa can retain exactly the same building and views yet produce a different owner return under a revised management contract. The sensible comparison is a documented, unit-specific cash flow against the price and term being acquired, not a project-wide percentage copied into a brochure.

There is a historic sales figure, but no verified current asking price. DOMA uses USD 95,000 per villa as the original purchase-price basis for its published return calculations. It should not be presented as today's entry price, and we have deliberately left the register's starting-price fields empty. A resale valuation would reflect today's condition, the unexpired contractual term, the reliability of rental income, the inclusions in the sale and any liabilities attached to the asset. Even comparing two otherwise identical Green Harmony villas requires checking those elements individually. Current availability and price, including taxes and transaction costs, would come from a genuine owner listing and the proposed sale documentation.

The strongest advantage of a completed property is that it can be inspected. A buyer can test the pool pump, water pressure, air conditioning, wastewater systems and internet connection, and check whether the roof, walls and bathrooms show signs of moisture. The stairs, upper-level net lounge and terrace safety deserve particular attention in a compact two-storey design. Access for vehicles, housekeeping and emergency services matters too. Those observations make the physical risk more tangible than it would be with construction drawings alone. Yet an attractive inspection cannot resolve the lease, permissions or identity of the party receiving the purchase funds; the physical and legal reviews have to inform each other.

As a result, Green Harmony is best approached as an identifiable, small-scale finished villa community that may be relevant to the resale market, not an active launch. The one-bedroom layout with a separate study is suited to a couple or an individual who values privacy, a pool and somewhere to work. It is a less natural fit for a household needing several bedrooms or an investor requiring a fully documented acquisition immediately. If a specific villa appears for sale, its legal right, remaining term, permits, management agreement, expenses and condition can be examined together. Without that starting point, the evidence establishes the existence and broad character of the project, but not a purchasable investment on verified terms.
