A finished building
Infinity Layan is a completed condominium, so the buyer can judge what exists rather than relying on construction promises. That is particularly useful with compact units, where noise, daylight, storage, air-conditioning, corridor condition and the real feel of the layout matter more than a brochure render. Completion still does not replace title and condominium-document checks for the individual unit.
A simple unit range
The 20, 25 and 50 sqm formats make the project easy to understand. Studios and one-bedrooms can suit buyers who value a lower space commitment and simpler furnishing, but they leave little room for poor planning. The 50 sqm two-bedroom is more flexible, yet at that size the split between bedrooms, living space, storage and balcony area deserves close inspection.
Layan, not downtown
The project sits in Choeng Thale on Rural Road 4018 near Layan. That can work well for someone who specifically wants Phuket’s north-western side and does not need a dense urban setting. The trade-off is transport dependence. Real journey times to school, work, shopping and the airport should be tested around the buyer’s routine rather than taken from a portal’s best-case estimate.
Documents over launch claims
Old web pages still repeat a rental-return programme and presale pricing, but neither establishes the terms of a 2026 resale. Public databases also disagree on the unit count and exact completion timing, while the developer has not been verified. For a completed resale, the decisive evidence is the unit title, foreign-quota position, condominium debts and fees, physical condition, and the legal identity of the seller and payment recipient.
About the project
Infinity Layan is a completed low-rise condominium in Choeng Thale, on Phuket’s north-western side near the Layan area. The strongest cluster of current project directories describes two seven-storey buildings with 298 residential units, with completion recorded in December 2023. That changes the buyer’s task compared with an off-plan purchase. There is a physical building to inspect, common areas to walk through, actual management to observe and individual resale units whose condition can be checked. The main weakness is not the project’s physical identity but its public corporate trail. The major profiles consistently identify the same condominium, yet none of the material reviewed provides a developer or project company that can be verified with confidence. A buyer should therefore treat the original developer identity as an open due-diligence item rather than filling the gap with a name inferred from similarly named Phuket companies.
The unit mix is deliberately compact. Public project records repeatedly show 20 sqm studios, 25 sqm one-bedroom units and 50 sqm two-bedroom units. These are stated project types rather than areas calculated from listing prices or floor plans. The 20–25 sqm formats are naturally better suited to a single occupant, a couple, a holiday base or a rental product where efficiency matters more than generous internal space. A 50 sqm two-bedroom can serve a broader range of users, but at that size the layout matters as much as the headline area: storage, kitchen depth, balcony space, window orientation and the placement of the two bathrooms can make a large difference to how the apartment feels. The project profiles provide these standard configurations, but they do not provide a reliable live inventory today, so the published typology should not be mistaken for a list of units currently available to buy.

Shared facilities are one of the more consistently documented parts of Infinity Layan. The project is described with a communal pool, clubhouse, gym, sauna, kids’ club, landscaped garden, parking, 24-hour security and CCTV. With compact apartments, those common areas have practical weight because residents may spend more time outside the unit itself. For a completed building, however, the existence of a facility is only the first question. Its current condition, maintenance schedule, staffing and cost are more relevant to an owner. Hipflat currently lists a common-area fee of THB 60 per sqm and a sinking-fund contribution of THB 600 per sqm. Those figures are useful leads, but they were not corroborated by condominium-juristic-person documents, so they are not treated here as binding transaction terms. A buyer should verify the latest invoices, outstanding balances and the building’s current fee schedule for the specific unit.
The location is easier to pin down than the project company. Project profiles place Infinity Layan on Rural Road 4018, Choeng Thale, Thalang, Phuket 83110. Driving directions approach via Route 4030 and then Route 4018, and FazWaz places Layan Beach at roughly 1 km from the project. Other profiles simply describe the beach as a short drive away. The useful takeaway is not a marketing-style minute count but the character of the setting: this is a Layan/Choeng Thale location rather than a dense urban Phuket address. Daily life is likely to be more convenient with a car, motorbike or regular taxi use. Anyone planning full-time residence should test the journeys that actually matter to them — school, work, groceries, beach and airport — at realistic times of day rather than relying on a single portal’s travel-time estimate.
As checked on 16 September 2026, the major project pages reviewed do not display live Infinity Layan units for sale. FazWaz and LivePhuket show no units available, while Thailand-Property lists zero condos in the project. That means there is no defensible current ‘starting price’ to place in the registry. Older web material contains much lower launch-era prices and construction-stage payment plans, but those belong to the presale period and should not be presented as today’s market. The same caution applies to the 7% for three years rental-return language that still appears in several inherited project descriptions. Without a current contract identifying the paying party, start date, conditions and surviving obligations, it should be treated as historical marketing rather than a present guarantee. A completed resale purchase has to stand on the economics of the specific unit, not on a legacy launch campaign.
Foreign ownership also needs to be checked at unit level. Thailand’s condominium rules permit qualifying foreign purchasers to own condominium units freehold only within the statutory foreign quota, capped at 49% of the aggregate area of all units in the condominium. That general rule does not establish that every Infinity Layan resale can be registered to a foreign buyer. The selected unit’s title, the current foreign-quota position, the condominium registration and the seller’s authority all need to match the intended structure. If a unit is instead offered on leasehold terms, that is a different legal arrangement and should be read as such rather than described loosely as ‘foreign ownership’. No current unit-specific ownership structure was confirmed in the public project material reviewed, so the ownership fields have deliberately been left out of the registry record.
Infinity Layan is therefore a project where the building itself is relatively easy to understand but the transaction still requires careful document work. Several large property databases agree on the location, seven floors, two buildings, the three main unit types and the core amenity set. They are not fully consistent on every point. Nestopa lists 252 units and January 2024 completion, while FazWaz, LivePhuket, Hipflat and Thailand-Property support 298 units and a 2023 completion, with Hipflat specifying December. That discrepancy is exactly why an aggregator should be used as a lead rather than a substitute for the condominium’s registered records. Before paying a deposit, a buyer would want the title for the selected unit, confirmation of foreign quota if freehold is intended, the condominium juristic person’s current fee and debt statement, and a clear identification of the seller and any party receiving funds.
Unit types & sizes
The smallest published format. It is most naturally suited to one occupant or a compact Phuket base; storage and usable kitchen space deserve a close look in the actual unit.
A separate bedroom adds privacy, but the overall footprint remains compact. The usable result depends heavily on living-room width, wardrobe space and how the bedroom is separated from the kitchen and entry.
The most flexible published layout for a couple, small family or guests. At 50 sqm, check the size of both bedrooms and how much of the floor area is absorbed by circulation and bathrooms.
