Amenities built for long stays
Three pools, fitness, spa and thermal facilities, a restaurant, co-working areas, children's space and security make AURA more self-contained than a basic residential block. The trade-off is that the quality and cost of future common-area management become part of the ownership decision.
Construction-linked instalments
Most of the purchase price is scheduled against construction milestones rather than being due immediately. That can help with cash planning, but milestone payments only work well when the contract clearly defines progress, the final handover date and the buyer's remedies if the programme slips.
A workable foreign-title route
As a registered condominium project, AURA can offer foreign freehold within Thailand's 49% foreign quota. The structure is straightforward compared with land-based ownership, although quota availability still has to be checked for the exact unit at the time of transfer.
Residential south Phuket setting
Soi Sermsuk sits in the Rawai-Chalong residential area, with schools, supermarkets and Chalong Pier closer than the main swimming beaches. That can suit year-round residents and long-stay tenants better than buyers whose priority is stepping directly from the lobby onto the sand.

In practical terms, the setting belongs to the Rawai-Chalong residential corridor rather than a true beachfront strip. Home In Phuket places International School of Phuket at roughly 350 metres and groups Villa Market Chalong, Makro Rawai, GO Wholesale Rawai and Chalong Pier within about two kilometres. Its current project information puts Rawai Beach at about 6 km and Nai Harn Beach at about 8 km, so beach trips should be treated as a drive rather than an automatic walk from the building.

The scale is large enough to support a meaningful amenity package without becoming a high-rise complex. Two low-rise buildings and 241 apartments create a different living proposition from either a boutique condo of a few dozen units or a dense tower. Units are presented as finished and furnished, with appliances included. That can simplify handover for an owner who wants a usable home without a separate fit-out project, but the commercial description is not a substitute for a contract schedule that names the actual furniture, appliances, finishes and specifications included with the selected unit.
The unit mix is broader than the entry price might suggest. Studios run from 29.23 to 30.46 sqm. One-bedroom units range from 36.85 to 74.99 sqm, two-bedroom homes from 50.44 to 81.86 sqm, and the three-bedroom configuration is 96.07 sqm. The unusually wide one-bedroom band is particularly important: a compact unit in the high-thirties and a unit approaching 75 sqm are not interchangeable products even though both carry the same bedroom label. Buyers should compare actual layout efficiency, storage, balcony size, orientation and usable living zones rather than buying by bedroom count alone.
Selected apartments are promoted with sea views, and some positions have direct pool access. Those are unit-specific attributes, not project-wide guarantees. The same caution applies to pets. Recent third-party material refers to a limited pool of pet-friendly residences, while FazWaz states that pets are generally not allowed unless specifically permitted by the condominium juristic office. Anyone buying with a pet should obtain written confirmation tied to the exact unit and the future condominium rules instead of assuming that a marketing reference will survive into the registered house rules.
The amenity programme is one of the more distinctive parts of AURA. Current project information consistently shows three swimming pools, a gym, spa facilities, sauna and steam areas, a restaurant, co-working space, lobby, children's facilities, parking, lifts, 24-hour security and CCTV. Several of the main shared facilities are placed on the first floor. That mix can work well for long stays and remote work, but a fuller amenity package also creates a real operating budget. The useful question is therefore not just whether the project has a spa or several pools, but what owners will pay to operate and maintain them once the condominium is handed over.
Current project listings show a common-area management charge of THB 60 per sqm per month and a one-off sinking-fund contribution of THB 800 per sqm, with the same figures repeated across more than one recent source. We do not extrapolate those rates into an annual ownership bill because the final amount depends on the unit area, any advance-payment requirement and the executed sale documents. A buyer should ask for a handover statement that sets out every payable item separately, including common fees, the sinking fund, registration-related charges and any other specific to the project costs.
The published instalment schedule is milestone based. It starts with a THB 150,000 reservation payment, then 35% after contract signing, 25% when the foundation is complete, 20% at construction completion, 15% after windows and doors are installed, and 5% at registration. Staged payments reduce the amount paid upfront, but they are not a guarantee against delay. The sale contract still needs objective milestone definitions, a long-stop handover date, a process for evidencing progress and clear consequences if the developer misses material obligations.
For an international buyer, the condominium structure provides an important legal route that villas and land do not: a foreign individual can own a qualifying condominium unit in their own name within the statutory foreign quota. Thailand caps foreign ownership at 49% of the aggregate unit area of the condominium. That quota is a live inventory constraint, not a permanent label on the project. Aura listings also refer to leasehold alternatives. Before paying a reservation, the buyer should have the tenure of the exact unit confirmed in writing together with the remaining foreign quota available for transfer.
Open-market pricing illustrates why unit-level verification matters. The lowest listing found on 8 September 2026 was THB 2,914,560, while another current project inventory started around THB 3.032 million. Different releases, floors, orientations, views, ownership structures and seller inventories can all produce different entry numbers. A useful comparison therefore needs a unit number, floor, area, view, furnishing specification, tenure, instalment plan and complete transfer-cost sheet; a generic 'from' price on its own is too thin for a purchase decision.
Completion timing deserves special attention because the public record has moved. The developer's current AURA page points to Q2 2028. Another recent project page displays December 2028, a major portal continues to show June 2027, and older listings still contain 2026 or 2027 dates. We use Q2 2028 in the project record because it is the freshest primary target, but buyers should treat the handover date in the current sale and purchase agreement as the legally relevant one and read any extension clauses carefully.
The developer identity is clear at brand level but deserves document-level checking. AURA's official project page names THE ONE AURA CO., LTD as developer. The ONE Group website places AURA in its portfolio and its footer identifies The One Phuket Co., Ltd as the company behind the group website; the group says it has been developing Phuket property since 2019. Before funds move, the buyer should reconcile the project company, the contracting seller and the bank-account beneficiary. A familiar brand name is useful context, but the enforceable obligations sit with the legal entity named in the transaction documents.
AURA therefore fits buyers who want a new low-rise condominium in southern Phuket, a wide spread of unit sizes and enough on-site facilities to support year-round use, and who are comfortable buying before completion. It is a weaker fit for someone who needs immediate occupancy, a genuinely walk-to-the-beach address, or certainty that the completion schedule will not change again. There is enough verified information here to compare the project seriously, but the final choice should be made on a specific unit and a current contract pack rather than on the general project presentation alone.

Ownership format
Foreign buyers can register condominium freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. Aura listings also offer leasehold in some cases; the remaining foreign quota and tenure of the exact unit should be confirmed before reservation.
Unit types & sizes
The smallest format in the development and the natural entry point for a lower purchase budget. Because the size spread is narrow, floor, orientation, outlook and position relative to pools and common areas matter more than a one-square-metre difference. Current project stock starts around THB 3.03M, although individual market listings can sit below that level.
This is the widest and most varied category in the project. A unit in the high-thirties behaves like a conventional compact investment apartment, while the largest one-bedroom plans approach the size of family units in other developments. The label alone is not enough; buyers should compare the actual living room, bedroom, storage, balcony and window orientation.
The category covers both relatively compact two-bedroom layouts and much larger homes. For a family or two adults working remotely, that spread changes day-to-day usability materially. Bathroom count, separation between bedrooms and living space, and whether the second bedroom works as a genuine full-time room are more important than the bedroom label itself.
The largest confirmed unit format in AURA Condominium. It is better suited to family or long-stay use than to a minimum-entry investment strategy.
