About the project
Kata Residence is a small completed condominium in Karon, within the Kata–Karon area of south-west Phuket. Multiple project directories describe the same core asset: 19 residential units, seven floors and completion in May 2009. That puts it in a very different category from a new resort condominium with hundreds of units and a developer-led launch. There is no meaningful off-plan story to analyse here. A buyer is effectively assessing an individual resale apartment, so the decisive documents are the unit title, the current foreign-ownership quota, the condominium juristic person’s records, outstanding common fees, the physical condition of the apartment and the condition of the building itself.
The building’s scale is one of its defining characteristics. Nineteen units make it a genuinely small condominium, but that also means stock can be sporadic. As checked on 16 September 2026, major project pages on FazWaz, KaiBaanThai and Dot Property showed no units available inside Kata Residence. That does not prove that no owner is willing to sell; a private resale can appear outside those portals or come to market later. It does mean there is no defensible current starting price to publish today. Using an old launch advertisement, a nearby building or an area-wide average would create a number that looks specific to the project when it is not, so this dossier deliberately leaves the price fields out.

The confirmed unit mix is unusually spacious on paper. Project directories consistently list a 60 sqm studio, a 140 sqm two-bedroom with two bathrooms and a 180 sqm two-bedroom with three bathrooms. Those figures are useful for understanding what was designed in the building, but they are not a substitute for checking the actual apartment offered for sale. In a condominium completed in 2009, owners may have renovated, reconfigured or combined spaces, and furniture can change how a unit functions. The title deed, current floor plan and on-site inspection should therefore be treated as more important than a generic room-type label.
Published facilities include a communal swimming pool, sauna, gym, parking, reception or lobby, an on-site restaurant and bar, with several portals also describing hotel-style management. For a long-completed building, the existence of an amenity on a project directory is only the starting point. A serious inspection should look at whether the pool and fitness areas are operating as described, the condition of common corridors and services, parking arrangements, visible maintenance standards and any planned capital repairs. Current project pages quote a common-area fee of THB 67 per sqm per month and state that pets are not allowed, but both the fee and house rules should be confirmed directly with the condominium juristic person because owners can change management arrangements and rules over time.
The developer remains unverified. The large property databases that agree on the building’s completion date, floor count, unit count and layouts do not establish a reliable developer identity. A Thai company named KATA RESIDENCE COMPANY LIMITED. exists in commercial-registry aggregators, but its registered address is in Bangkok and the public data reviewed does not establish that it developed this Phuket condominium. It is therefore not attributed as the developer. For a building that has been operating for more than fifteen years, that information gap shifts due diligence away from a developer brochure and towards the condominium juristic person, the unit title, debt-free documentation, management history, maintenance records and the seller’s chain of ownership.
Location identity also needs care because several properties use similar names around Kata. Hipflat places this Kata Residence at 9/30 Patak Road, Karon, Mueang Phuket, Phuket 83100, and the building facts attached to that address match the 19-unit, seven-floor, 2009 project found on other real-estate portals. Travel websites, however, also contain accommodation businesses with similar names and different addresses. Separately, Q Kata Residence is shown by property portals as another condominium nearby. It is not the same project. This dossier covers only the 19-unit Kata Residence completed in 2009 and does not import specifications from Q Kata Residence, Q Conzept or other similarly named properties.
For a foreign buyer, ownership has to be checked at unit level. Thai condominium law allows foreign freehold ownership only while foreign-owned units remain within the statutory ceiling of 49% of the condominium’s total unit area. The sources reviewed for Kata Residence do not show how much foreign quota is currently available or which individual apartments qualify. Before paying a reservation or deposit, the buyer should obtain the condominium juristic person’s quota confirmation, review the unit title and prepare the documentation required for the transfer at the Land Office. If a seller offers leasehold rather than freehold, that should be treated as a specific transaction structure supported by its own documents, not assumed from the project name.
In practical terms, Kata Residence is a building where the individual apartment matters more than a project-wide sales pitch. The base facts are reasonably consistent and the published layouts are large, but there is no current developer price list, no visible primary inventory and no verified developer package to rely on. That can still work for a buyer who is comfortable with the resale market and who wants to inspect the actual asset before committing. The sensible sequence is to identify a real available unit first, then compare its asking price with relevant Kata and Karon alternatives while checking title, foreign quota, common-fee position, building maintenance and the condition of the apartment. Without a live unit, return projections or a project-level acquisition budget would be guesswork rather than decision-grade information.

No active units were visible on the main project pages at the check date, so no prices are attached here; resale pricing should be added only when there is a specific live apartment whose documents and availability can be verified.
