The project's own site lists a courtyard-style pool, a rooftop pool and roof garden, sun deck, fitness centre, lobby and reception, concierge services, controlled parking, key-card access, 24-hour security and CCTV. FazWaz places the communal gym on the first floor and the pool on the rooftop. Because the building has been operating since 2020, the useful question is no longer whether an amenity was promised but how it is being maintained. A viewing should include the plant rooms where accessible, pool deck, gym equipment, corridors, lift operation, drainage and parking access, not only the apartment interior.

Palmetto is now primarily a resale decision. Six sale listings were visible when checked, with the lowest asking price at THB 4.0M and the highest around THB 8.79M. More important than the spread is the ownership label attached to each unit: some current listings are marked Foreign Quota while others are leasehold. Thai condominium law allows foreign freehold only within the building's statutory foreign quota, so a foreign buyer should not assume that a unit can be transferred in their name simply because the building is a registered condominium. The seller's title, the juristic person's quota confirmation and a debt-free certificate should be treated as transaction-specific checks.

Daily-use details deserve the same attention as title and price. Current project data records pets as not allowed and gives a parking ratio of about 30% of the unit count, while the project website describes controlled parking and valet service without publishing the number of bays. A buyer who keeps a car should therefore establish whether parking is assigned, shared or first-come-first-served and how visitor access works. Pet rules should also be confirmed directly with the condominium juristic person because house regulations can change and portal summaries can lag behind. These issues may not determine whether the unit can legally transfer, but they can have a large effect on how comfortable ownership feels once the transaction is complete.
