The repeated combination of project name, developer, location, completion year and building characteristics also makes the property distinguishable from nearby Naiharn Sea Condominium, Pearl Condominium and The One Naiharn. That distinction is worth making carefully because southern Phuket has several developments using similar Nai Harn or Naiharn branding while having different completion dates, unit counts and legal histories.

At 85 units, this is a relatively modest development by Phuket resort-condominium standards. Buyers who prefer a smaller residential community may find that scale easier to understand than a multi-phase scheme with several hundred apartments. The current resale market is also broad enough to provide comparison. In early September 2026, major property portals displayed dozens of apartments for sale in the project. Those numbers should not be read as a count of unique apartments because the same unit can appear through several agents, and listings are frequently refreshed. Even so, the visible market is useful. A buyer can compare floor level, outlook, size, renovation, ownership status and asking price across multiple offers instead of treating a single advertisement as the market price for the whole building.

The lowest advertised price needs particular care. Current inventory starts at about THB 2.8 million, but the cheapest 36 sqm listing we found was marked leasehold and included a seller statement that it could be converted to freehold. Those are not the same thing. One describes the ownership structure being marketed now; the other is a claim about a possible future transaction. Elsewhere in the same condominium, listings are tagged as Foreign Quota. The THB 2.8 million figure is therefore a useful lower market anchor, not a promise that a foreign buyer can acquire freehold title at that price. Before paying a reservation or deposit, the buyer should obtain the current foreign-quota confirmation from the condominium juristic person and reconcile it with the seller’s title deed and the proposed transfer structure.

The unit mix is less tidy in today’s resale market than in older project descriptions. Historical project data describes one-bedroom units around 47–48 sqm, two-bedroom units around 70 sqm and a larger format around 118 sqm. Active 2026 listings include one-bedroom apartments around 36–37 sqm, studios around 56–60 sqm, and two-bedroom units ranging from roughly 72 sqm to 112–116 sqm. This does not automatically mean the original project information is wrong. Resale advertisements can use practical or marketing labels that do not map neatly to the original plan names, and individual interiors may have changed over time. The safe approach is to use listing labels only for initial comparison and then verify the registered unit area, title deed and actual internal configuration of the apartment being purchased.

The common facilities are fairly well documented: a swimming pool, gym, landscaped areas, restaurant, parking, lifts, 24-hour security and CCTV recur across the available project records. A common-area management fee of THB 70 per sqm per month is also published in current project data. That figure is useful as a working reference, but it should not replace a current statement from the condominium juristic person. In an established building, a buyer should look beyond the headline monthly rate. The condition of shared equipment, reserve funds, planned repairs, unpaid owner balances and any special assessments can matter more than a small difference in the published fee. Historical descriptions also mention services such as a beach shuttle, but services can change over time, so they should be treated as operational questions rather than permanent project features.

Despite the name, this is not a beachfront condominium sitting directly on Nai Harn Beach. It is inside Rawai on Soi Suan Wat, with Nai Harn and Rawai beaches acting as the main geographic references for the area. That distinction matters for both lifestyle and rental expectations. Someone who already wants southern Phuket, uses a scooter or car and values a quieter residential setting may find the location sensible. A holiday buyer expecting to walk out of the lobby onto the sand should look at the actual route before committing. The location should be judged around a real daily routine, not only a beach pin: routes to groceries, restaurants, work, school or other regular destinations can be more important for long stays than the headline distance to the coast.

The practical attraction of Nai Harn Beach Condominium is that buyers can assess a functioning building and a real resale market rather than purchasing a future promise. That also means the individual apartment matters enormously.
