Why this project is worth a look
Two homes, not a resort
The scheme contains just two four-bedroom villas. That makes individual floor plans, access arrangements and title documents more consequential than a generic development brochure.
Reported completion in 2024
Construct Bali records a November 2024 completion and OWN lists the scheme as completed. An existing building can be inspected, but the claim is not a substitute for its approvals or completion papers.
Private outdoor amenities
Pools, rooftop terraces and parking are part of the published villa offering. They also introduce ownership costs that depend on the property's actual condition and maintenance arrangements.
Known area, unverified plot
Berawa is established, yet a precise project address is not publicly verified. Any claim about exact beach access, travel times or a particular lane would go beyond the available evidence.
About the project
Kaya Villas Berawa is a two-home villa development in the Berawa area of Canggu, Bali. OWN Partners Bali presents the property simply as Kaya, while the company responsible for its construction work, Construct Bali, calls it Kaya Villas. Their descriptions match on location, the number of homes, bedroom count and living-area range, so these names refer to the same development. This is not a sprawling resort with a choice of dozens of layouts. It is a pair of substantial private residences, and each home ultimately needs to be understood on its own terms. The name also matters: other properties elsewhere in Bali use Kaya in their branding, but their locations, developers and specifications are different.

Availability is the first point to establish before looking at the architecture. On its property page, OWN Partners Bali marks both Kaya villas as sold and the development as completed. Construct Bali independently records November 2024 as the construction completion date. These are statements from participants in the actual project rather than a broker's projected handover year. They do not, however, amount to a live secondary-market listing. A homeowner could offer one of the villas for resale, but no attributable current asking price or verified resale unit emerged from the public materials reviewed in October 2026. Any purchase enquiry would therefore start with an identifiable seller and a specific existing home, not an off-plan reservation.
Each villa is described as having four bedrooms and four bathrooms, spread over two floors. The published living-surface range is 388–424 square metres, with a private swimming pool, rooftop terrace and parking. These are sizeable houses intended to provide room for several people without sacrificing the sense of a self-contained home. The number of bedrooms may suit a family, a household that often hosts guests or an owner who needs to accommodate different generations. Yet an amenity list cannot tell you which bedrooms have the best separation, whether the stairs are comfortable for everyday use or how the kitchen and living areas connect to the pool. Floor plans and a visit to the individual property would answer those questions far better than an indicative project description.
There is a second area figure that needs careful reading. Both primary project descriptions give 530–616 square metres for the outdoor component. Neither explains whether that figure corresponds to a surveyed land parcel, landscaped space, external terraces or another measurement convention. It should not be entered into a property comparison as certified land size. Land boundaries affect more than the feeling of spaciousness: they determine which areas belong to the property, what might be altered and how access or shared edges are handled. Similarly, the living-area range is not accompanied by an independent measurement schedule. These figures are useful for understanding the broad scale of Kaya, but the legal and measured areas have to be tied to an individual villa before a price comparison has meaning.
The design intent is clear enough from the people who built it. Construct Bali describes an open-plan living arrangement, abundant light, private outdoor space and a two-storey structure capped by a rooftop terrace. OWN's presentation emphasises the pool and generous space rather than hotel-style communal facilities. A private pool is a practical advantage if the owner wants to use the home independently, but it also changes the maintenance profile. Water treatment, pumps, roof drainage, waterproofing and the condition of exposed finishes all become recurring concerns in a tropical climate. A rooftop may be a welcome additional place to spend time, although comfort and upkeep depend on shade, rain protection and the condition of the structure. None of those operational details can be established from the published size figures alone.
Berawa places the development in a well-known part of the broader Canggu area, within Badung's North Kuta district. Local government information situates Berawa in Tibubeneng. That establishes a meaningful neighbourhood, but it is not the same as locating Kaya's plot. The developer and contractor have not provided a verifiable project street address or site coordinates on the pages reviewed. OWN lists a Jalan Pantai Berawa office address in its contact information; there is no basis for treating that office as the villas' location. Without a confirmed site, specific walking times to the beach, cafés or schools would be invented. Street access, nearby building activity, drainage and night-time noise are better assessed once the precise approach road is known.
There are three distinct commercial roles around the project. OWN Partners Bali is the development brand behind Kaya, and the company describes itself as a villa developer. Construct Bali lists Kaya among its completed construction projects and identifies construction management as its work. Separately, OWN describes Suasa as its sales partner and Rent as a property-management partner for its wider portfolio. That last point is not evidence that a Kaya owner uses Rent or that an existing management agreement would transfer on resale. It is equally important not to confuse a development brand with the entity that holds a land title or signs a purchase contract. No project-specific titleholder or contracting company could be verified from the published material.
Because construction was reported complete in November 2024, a prospective buyer should be able to examine the physical asset rather than relying on future construction promises. That does not settle the regulatory questions. Indonesia distinguishes building approval, generally known as PBG, from the certificate confirming a building is fit for use, known as SLF. The applicable government system treats these as separate matters. Kaya's public project pages do not provide the corresponding documents for either villa, so there is no sound basis to certify its approval or occupancy status from a completion label alone. This gap says nothing by itself about whether the papers exist; it tells a buyer which claims still require original documents and a match with the as-built home.
Tenure is the other unresolved issue that can fundamentally change a transaction. Indonesia does not allow a foreign individual simply to take Hak Milik land ownership on the same basis as an Indonesian citizen. Its framework also recognises Hak Pakai, a right to use land subject to statutory conditions, and other legal or contractual arrangements. A company-held title, a personal right of use and a long-term lease agreement are not interchangeable. Kaya's public description does not identify the land title, the current titleholder, any contracted lease period, the start date of a term or a binding extension arrangement. It would therefore be misleading to present the villas as either freehold or as having a particular number of years remaining. Those terms must come from the documents relevant to the home actually being offered.
A resale also requires a different financial assessment from an initial developer launch. There is no substantiated current entry price for Kaya, and a price for one villa should not be extrapolated to the other. Apart from the state of the building and any furnishings included, the purchaser's effective cost depends on the contractual interest acquired, transfer conditions, applicable taxes and transaction costs. A nominally attractive asking price can look very different once the remaining tenure and the cost of getting a valid transfer are known. Conversely, being sold out originally is not proof of investment performance. Without verified sale records, net rental accounts or a current valuation, there is no credible basis for a project-level return forecast.
The rental proposition is similarly specific to the property and its legal permissions. Four bedrooms, a private pool and a recognised Canggu-area location might appeal to people looking for a whole-home stay, but this is a possible use rather than evidence of bookings. Neither the development's occupancy history nor its operating profit is published. Any prospective short-stay operation would have to be assessed against the property's permitted use, the relevant business authorisations and the actual management contract. Cleaning, staffing, repairs, water and electricity, platform or agency fees, and idle periods all affect what remains with the owner. OWN's reference to a management partner is not a guaranteed-income agreement, and the existence of a finished villa does not automatically authorise tourist accommodation.
A buyer who expects a fully serviced compound may also need to adjust expectations. Kaya's published features are primarily private amenities: the pool, rooftop and parking belonging to a villa. There is no verified communal gym, reception, guarded estate infrastructure or shared leisure programme to value as part of this purchase. With only two residences, management and neighbour arrangements could be particularly important if there are shared utilities, access rights or common expenses; the public descriptions do not establish whether any such obligations exist. A proper examination of an offered home would cover those arrangements alongside the condition of the pool, the roof and the utilities, rather than assume that a small development is maintenance-free.
Kaya Villas Berawa is therefore best understood as a documented completed pair of substantial private houses, not an active development offering with a published price list. It has an identifiable development brand and construction partner, consistent physical specifications and a reported November 2024 completion. Those are meaningful starting points. The remaining decision is about a specific home: who can sell it, what legal interest is transferable, where the actual plot sits, which building papers can be produced and what price and costs apply now. Until those facts are available, the project can be described clearly, but it cannot responsibly be presented as an immediately purchasable investment with a known return.
