Why this project is worth a look
An operating property
The developer records completion in March 2022, and travel platforms show subsequent guest use. A buyer can seek actual operating and maintenance records instead of relying solely on construction promises.
About the project
Alex Villas Complex 1 is an established group of nine private-pool villas in Berawa, within the wider Canggu area of Bali. The developer presents it as Berawa Complex 1; holiday accommodation sites use Alex Villas Complex N1, and some real estate platforms spell the name Allex Villas. These names lead back to the same development. They should not be confused with the developer's later Canggu, Batu Bolong or Pererenan schemes, which have their own inventory and legal terms.

For someone comparing an existing rental property with an off-plan purchase, the distinction is immediate: the buildings are already in use. Alex Villas Group says the complex was commissioned in March 2022, and its portfolio describes nine completed units over a reported total project area of 1,402 square metres. Guest accommodation listings and dated reviews provide a separate indication that people have stayed there. Completion in the everyday sense, however, is different from verifying the building certificates and the land documentation attached to an individual sale.
A resale directory offers a more recent, if still dated, reference. Realting's Complex 1 listing was updated on 28 April 2026 and displayed asking prices from US$420,000 to US$613,350. Those are advertised numbers, not concluded transactions. The listing does not provide a reliable, live inventory of which villa can actually be acquired on 16 October 2026, whether taxes or transaction expenses are included, or which rights would be assigned. Treat the lower figure as a market advertisement to investigate, not a guaranteed entry price.
The original launch prices are part of the project's history, not today's offer. The developer gives initial figures of US$254,000 for the two-bedroom layout, US$355,000 for three bedrooms and US$451,000 for the four-bedroom villa. Those figures help explain the range of homes that were created in 2022. They would be misleading if presented as current asking prices, particularly now that a buyer is likely to be dealing with an existing owner's contractual interest rather than purchasing an unallocated unit directly from the initial release.
Lease duration deserves more attention here than the history of the developer's asking prices. The official project page labels its structure as leasehold but does not publish the land certificate, executed contract or an expiry date for each villa. Other sources use 25 years, one directory cites 2052, and a separate resale advertisement describes a three-bedroom villa with a term ending in October 2049 and a possible further 20 years. These may concern different contracts. It would be unsafe to combine them into a single promise covering every home or to treat an extension as automatic.
The distinction between owning land and holding a contractual right to use it matters especially to an international purchaser. Indonesian law recognises several land-right categories; Hak Milik concerns land ownership, while Hak Pakai is a particular right of use. Neither can be inferred from the word leasehold alone. The key documents are the underlying land title, the contract that actually creates the buyer's interest, any conditions on assignment, and the identity and authority of the parties who must consent. A villa's physical existence does not settle any of those questions.
The developer's brand and the company involved in the transaction are also separate issues. Alex Villas Group openly identifies this as one of its developments, and Alex Villas Management as the operating manager. A public website does not establish which Indonesian legal entity holds the land interest, which entity originally contracted with villa buyers, or which party should receive resale funds. If the buyer is purchasing a position under an existing lease from a private owner, the documentation must explain the chain of rights rather than relying on the marketing name alone.
The project inventory is unusually clear for a Bali villa development. The official scheme contains four two-bedroom homes specified at 121 square metres, four three-bedroom homes at 167 square metres, and one larger four-bedroom villa at 255 square metres. That is a meaningful difference in the way the property can be used. Two bedrooms may suit a couple, two colleagues or a small visiting family; the single four-bedroom home serves a rather different guest group and should not be priced or assessed as though it were interchangeable with the smaller houses.
What the published size numbers measure is less explicit. The developer calls them the space of each villa type, without supplying a fully reconciled schedule of enclosed floor area, terraces, pools and land allocated to each individual unit. Accommodation platforms can show a different size because they use a different method or inventory record. The safest comparison is a unit-specific plan together with the contractual description, not an assumption that every square metre shown on a marketing page is interior living space.
The residential concept is closer to a small managed villa compound than to a conventional apartment building. The official project information lists private pools, security and parking, with Alex Villas Management named as operator. A personal pool gives guests an experience they would not obtain from an ordinary hotel room, but it also brings maintenance, electricity and eventual refurbishment costs. These expenses belong in the ownership calculation even for a home that is intended mainly for personal holidays.
An unusual design detail links the nine buildings: the group describes calligraphy by artist Pokras Lampas across their rooftops. It helps explain why Complex 1 appears prominently in the developer's history. Whether it adds resale value is an entirely separate question. A buyer still has to judge the qualities that make a house pleasant to occupy: sensible room arrangement, privacy around the pool, reliable air conditioning and plumbing, natural light and the condition of finishes after several years of guest use.
Berawa is a practical location for visitors who want the beach, dining and the broader Canggu scene within reach. The developer describes the setting as central Berawa. Accommodation directories and a sales listing give the more useful street reference Gg. Anggrek, Tibubeneng, North Kuta, Badung. That is the best supported address level available publicly. It does not identify a surveyed plot boundary or the precise coordinates of each villa, so the location should be treated as a street-level reference rather than a verified cadastral position.
It is tempting to assume that a villa near Berawa Beach will also be quiet or easy to reach at any hour. Neither follows automatically. Different homes within a small cluster can face the lane, a courtyard or a neighbouring wall, and their day-to-day experience may vary. Sales descriptions refer to the beach being approximately 900 metres away, but we have not established a verified walking route from each entrance. A purchaser planning to live here should test the actual route and inspect the particular villa at more than one time of day.
Guest feedback supports the view that the property has genuinely operated, and it also makes clear why an established holiday home merits a thorough inspection. Reviews hosted on Bali Best Investment praise the setting, pools and staff, while one dated August 2024 account of a particular villa reports noise and maintenance problems. These are individual experiences, not a condition survey of all nine villas. They make a strong case for checking the exact house, including the position of bedrooms, drainage, water pressure and records of repairs.
The passage of time changes the type of diligence that matters. With an existing 2022 building, one can ask whether pumps and pool equipment have been replaced, whether drainage has coped with heavy rain, how frequently air-conditioning has needed servicing and whether any recurring water or sound issues remain. These are not allegations about the entire complex. They are the ordinary questions that turn a polished resale advertisement into a defensible valuation, especially when the house has been used commercially.
The development is not an untested rental proposition. The group's own holiday-rental website features a Complex 1 collection and shows examples of two- and three-bedroom villas offered to travellers. Interestingly, the rental storefront labels that collection as seven units, while the main development page and corporate portfolio both state nine. This may simply reflect an owner choosing a different rental arrangement or not placing their home into the advertised pool. Public information does not identify the reason, and seven managed listings should not be mistaken for the total number of homes built.
Operational history is potentially a greater advantage than any projection in a launch brochure. There may be booking records, actual cleaning costs, repair invoices and owner statements for a particular house. None was made publicly available with the development description. A current asking price therefore cannot be converted into a dependable rental yield just by multiplying an advertised nightly rate. Management fees, guest acquisition, periods without bookings, taxes and ongoing works all stand between gross receipts and money transferred to the owner.
Alex Villas Group displays an average occupancy figure of 88% for the complex. That is the developer's statement, not an independently audited operating result supplied with a defined measurement period and property-level accounts. It offers context about how the project is marketed, but not a substitute for evidence. A seller should be able to show how the selected villa performed, when it was unavailable for maintenance, how often rates were discounted and whether the presented income was before or after costs.
Building and operating approvals form another layer. Indonesia's PBG framework concerns building approval, while an SLF relates to fitness for use. We did not find an authenticated project-specific copy of either certificate or a plot-specific approval for the intended short-stay activity in the reviewed public sources. That is not a finding that the documents do not exist. It means the buyer should distinguish a villa that is visibly hosting guests from a property whose permitted use and legal documentation have actually been examined.
Complex 1 is best understood as a small, established Berawa villa development with independently identifiable accommodation activity and a defined range of home types. It may make sense for someone prioritising a completed property and potential rental operation, but the public material is not enough to judge the merits of a particular resale. The decisive details are the villa number, the remaining and enforceable term, the actual condition of the home, the management economics and the full cost of acquiring the seller's rights. Once those pieces are clear, the project's history becomes useful context rather than a substitute for a decision.
Unit types & sizes
The official mix includes four homes of this type. It is the smaller option in the development, but room layouts, bathroom counts and the definition of the quoted area need unit-specific documentation.
Get floor plans and current pricesFour three-bedroom villas were built. This format can accommodate a larger group, but the suitability of the shared living space and the condition of each house cannot be judged from the type label alone.
Get floor plans and current pricesOnly one four-bedroom home appears in the developer's inventory. Its scale and scarcity make it a distinct asset; a current asking price and the precise property schedule were not independently confirmed.

Best for: Buyers who prefer an existing house with a visible operating history to the uncertainty of a construction-stage purchase. The value of that history depends on obtaining the records for the actual villa being sold.; Families or regular Bali visitors who want a private pool and a self-contained home in the Berawa area. The individual villa's privacy and street exposure deserve more weight than the development name.; Purchasers considering professionally managed holiday rental income, as long as they are prepared to examine actual owner payouts, maintenance obligations and the permissions relevant to the use of their specific unit.; People who can compare a well-defined choice of two-, three- and four-bedroom formats and evaluate the remaining contractual term. The best fit may be a smaller house or the single larger villa, depending on use rather than the advertised project average.; Anyone needing unrestricted personal ownership of the underlying Indonesian land; the published structure is a contractual lease arrangement, not a promise of foreign land freehold.; Buyers seeking guaranteed occupancy, predetermined returns or a hands-off investment with no requirement to review accounts and management fees.; People for whom guaranteed quiet, step-free access or a precise net internal floor area is essential before viewing a specific house. Those are not established by the development overview.; Purchasers who require a fully verified present-day offer, signed lease documents and building approvals in the public domain before making an enquiry. The publicly available record is incomplete.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Lease references are inconsistent: third-party directories mention a 25-year term and an expiry in 2052, while a three-bedroom resale advert refers to October 2049 and a possible 20-year extension. Executed unit contracts and enforceable extension rights were not available. The developer lists nine completed villas, but its rental storefront labels seven units. The composition of the management pool and live resale availability are unknown; the US$420,000 lower price reference came from a listing updated on 28 April 2026. No authenticated unit-level land title, seller entity documents, PBG/SLF certificates or permission for the intended short-stay use was located. A surveyed site boundary and confirmed plot coordinates were also unavailable.
