Why this project is worth a look
Room to stay longer
Three bedrooms, a full kitchen and a separate study let a family or group settle into a routine rather than live out of hotel bags. The private pool and outdoor lounge give people their own space throughout the day. For an owner, that same generous footprint brings higher servicing and utility costs than a smaller holiday unit.
About the project
Archestet Villas is a collection of private-pool homes in Berawa, the busy, established side of Canggu. It is designed around an entire villa rather than a shared resort facility: three bedrooms, a separate place to work, a substantial kitchen, private outdoor space and parking. A project catalogue identifies 11 villas, while the property's own booking website advertises individual numbered homes. Guests are staying there and leaving reviews, so prospective buyers can evaluate an operating product instead of relying entirely on drawings. That practical advantage should not be confused with proof that the ownership documents for any particular house are ready to transfer.

The property's strongest distinguishing feature is its attention to how a guest actually uses a home. The official specification includes fingerprint access, voice and phone controls, automated curtains, different lighting scenes, water filtration and a work room. These are useful when someone stays for several weeks rather than checking in for a weekend. They also make maintenance more involved than at a simply furnished villa. Technology may be part of the appeal, but a purchaser needs to know who repairs it, which components remain with the property and whether remote access can be handed over securely when the manager changes.
There are two documented villa configurations. The standard Premium model is described as a 250 sqm house on 220 sqm of land, whereas the Premium with Sauna has 290 sqm of villa area and a 247 sqm plot. Both have three bedrooms and a private 9-by-3-metre swimming pool, a kitchen, guest facilities and outdoor seating. The larger version includes a sauna with panoramic glazing. These are meaningful differences for both the occupant and the owner: a sauna can be an amenity worth paying for, yet it is another system to clean, maintain and eventually replace.
The homes sit in the part of Bali where daily services are a major reason to buy. Berawa has places to eat, exercise, work and socialise without treating every outing as a day trip. Booking platforms locate Archestet Villas on Jalan Pantai Berawa in Tibubeneng, Kuta Utara, Badung; one accommodation platform provides street number 19. That is the best published address located in this review. It should not be substituted for a plot survey or a precise boundary description when establishing the legal subject of a transaction.
Convenience comes with a trade-off. A villa beside an active Canggu corridor will not necessarily feel as secluded as one set deep in a quieter inland pocket. Berawa traffic can make a short distance on a map a longer journey, and nearby commercial activity matters to anyone who spends the day at home. The sales description mentions double glazing and sound-reducing construction, but the only persuasive way to evaluate that benefit is inside the particular building, at different times of day. A room facing the access road may feel quite different from one overlooking the pool.
The names behind the scheme can be separated more clearly than at many small Bali developments. Archestet's booking website identifies PT Archestet Group Development as developer and PT Archestet Property Management as operator, with a distinct business identification number, or NIB, for each. A commercial Indonesian company-information directory also has an entry for the development company. These pieces establish named corporate counterparts but do not confirm that either company is the registered land-right holder or the party authorised to transfer the selected villa's contractual interest. The sale contract, land documents and payment instructions need to connect those roles.
Construction timing is less straightforward than a single marketing label suggests. One project catalogue displays 2023 as its completion year, another listing states 2024, and Archestet later published an opening announcement. Meanwhile, a sales agent still describes its offer as under construction. Guest operations are plainly visible, but an operational site can coexist with works on other units, different handover dates or an outdated agent listing. The available material does not establish a reliable handover timeline for all 11 houses. It is safer to describe the estate as operating while keeping individual-unit legal and completion evidence separate.
The property is marketed as a long-term contractual lease, not the outright purchase of Indonesian land. Even the headline term is inconsistent. Balinsky shows 22 years, whereas Rise Real Bali advertises a 21-year base period and a possible 25-year extension. Those claims cannot both be treated as the definitive remaining tenure at the date of a new purchase. The underlying lease needs to show when the clock started, who the original lessor is, whether assignment is allowed, and what price or method of valuation applies to an extension. If the extension is subject to a fresh negotiation, it should not be included as though it were already owned.
The broader Indonesian title system is also relevant. Hak Milik is land ownership and is not a title a foreign individual may simply take in their own name. Hak Pakai is a use right, and Hak Guna Bangunan is a building right held in different circumstances. Neither title is interchangeable with a private long-term lease just because an advertisement calls the property 'owned'. For Archestet Villas, the public material does not establish the land's registered title holder, the exact leased premises, or the contractual mechanism by which a purchaser acquires a villa. These questions matter more than broad statements about Bali property being accessible to foreigners.
Published asking prices are useful only as dated market reference points. Balinsky's listing for the 250 sqm villa displayed USD 765,900 with an update dated 9 June 2026. Rise Real Bali separately advertises a 290 sqm sauna villa from IDR 13.56 billion, while explaining that its IDR figure is derived from the pricing currency at a fixed rate used across the agency's website. That means the two numbers should not be interpreted as a verified developer price list, nor as evidence that both models are available today. A buyer needs a written quotation identifying the numbered house, remaining tenure, inclusions, payment currency and all transaction costs.
There is a useful starting point for rental due diligence because Archestet Villas has an operating hospitality identity. However, the fact that tourists have booked a house does not reveal what its owner receives. Gross receipts have to be separated from channel fees, staff, housekeeping, pool and garden care, utilities, service contracts, taxes, replacement reserves and periods with no guests. Any return projection should be built on actual unit-level statements and the terms of the management agreement. A general occupancy statistic for the Berawa area is not a substitute for the performance of a particular three-bedroom villa.
Building compliance cannot be resolved from web listings alone. The reviewed sources did not provide inspectable copies of the property's PBG building approval, SLF fitness-for-use certificate, the underlying land certificate or a plot-specific zoning confirmation. The operator's NIB appears on its own website and accommodation channels, but a company identifier is not proof of the building's physical approval or of the land's permitted short-stay use. That gap is not a finding that documents are missing or invalid. It is a clear boundary around what the available evidence can support.
The practical decision here is less about whether Berawa is popular than about what a specific Archestet villa offers at a specific price and for a specific remaining legal term. The 250 sqm model is the more straightforward route for someone focused on bedrooms, a pool and a work area. The 290 sqm model may appeal to guests or owners who will use the sauna enough to justify the extra complexity. Both have an identifiable lifestyle proposition and existing rental activity. Neither should be presented as an assured investment until its lease, permissions, owner costs, operator contract and recent operating figures have been reviewed together.

Best for: Households and groups seeking three bedrooms, a private swimming pool and room to work remotely. Having a dedicated work area and a proper kitchen makes a longer stay more practical than it would be in a single hotel room.; Buyers who prefer an observable operating asset over an unbuilt promise. Guest reviews, visible servicing, furnishings and the condition of individual villas can form part of a real inspection, provided legal title and leasing documents are assessed independently.; People comfortable with Berawa's lively atmosphere and its trade-offs. A location near restaurants and recreation can support repeated personal use, but it is not the same proposition as a secluded residence in a quiet village.; Buyers requiring freehold ownership of the underlying land: the marketed product is a time-limited contractual lease, and the remaining term is not consistently stated.; Investors who need a documented net return before committing: unit-level statements, owner payments and a binding property-management agreement have not been published.; Anyone seeking guaranteed tranquillity with little surrounding activity: the setting is active Berawa, and sound insulation should be tested in the exact villa rather than assumed from specifications.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Balinsky reports 22 years of leasehold; Rise Real Bali states 21 years plus a possible 25-year extension. The executed lease, commencement date, assignment rights and enforceable renewal terms were not available for review. Project catalogues use 2023 and 2024 completion dates, and one agency still says under construction, while the brand announces opening and guests are already hosted. Unit-specific PBG and SLF documentation was not viewed. One accommodation listing identifies Jalan Pantai Berawa No.19, but cadastral coordinates and plot boundaries were not corroborated. Land title, plot-specific zoning and the contract naming the seller and payment recipient remain unverified.
