The official project structure separates the master plan, R1 and R2 residential phases, condominiums, townhouses, shops, serviced residences, broadband and property-management services. It therefore makes more sense to assess it as an established urban environment rather than a conventional condominium with one uniform specification. High-rise blocks, low-rise homes, shared facilities and service functions coexist within the broader development. A buyer must look beyond the CamKo City name and identify the exact building, phase, housing type, condition of the common areas and legal documents attached to the chosen property.

The historical plan was much larger than most stand-alone residential developments in Phnom Penh. A Yale research fact sheet based on the original developer's materials records roughly 119 hectares, six phases, an estimated project cost of about $2 billion, and a housing mix of villas, townhouses and condominiums. Those figures describe the original Phnom Penh New Town concept, also known as CamKo City or World City. They should not be treated as a current completion report for every component of the master plan. The present official website still distinguishes R1, R2 and upcoming projects, so the real condition of each parcel or phase needs to be checked on site rather than inferred from an old city-scale proposal.

The residential component is operating and has an active resale and rental market. In July 2026, individual two- and three-bedroom units were listed, while the official operator continued to present two-, three- and four-bedroom condominium categories. Specific listings show approximately 96.10 sqm for a two-bedroom home and around 130–135 sqm for three-bedroom units. These are relatively generous family layouts compared with many newer compact towers in Phnom Penh. However, the apartments sit in different buildings and belong to different owners. Fit-out, furniture, floor, outlook, management charges and parking rights can vary substantially even when the bedroom count is the same.

Low-rise housing is part of the offer as well. The official website identifies R2 as a villa phase, and a current IPS listing describes a five-bedroom, six-bathroom villa of 140 sqm. This confirms that CamKo City cannot be reduced to its familiar green-and-white condominium towers. Within the same broader neighbourhood, a household may choose between an apartment with lifts, a swimming pool and shared maintenance, or a private family home with a yard. The alternatives suit different expectations around privacy, internal space, outdoor areas and responsibility for upkeep.

Shared facilities are supported by several current listings and the Camko City A102 project profile. Swimming pools, a gym, parking, lifts, round-the-clock security and CCTV recur across the sources. Project-specific images also show landscaped courtyards, a children's play area and a small sports court. A facility appearing in the wider complex does not automatically mean that every resident has identical access. Entry rules, membership charges, equipment condition and whether a service is included in the monthly fee can differ by building. Buyers should inspect the exact facilities attached to the property they are considering.

The current price picture is fragmented rather than developer-led. The lowest verified sale anchor in the reviewed set is $120,000 for a 96.10 sqm two-bedroom unit. A separate 131 sqm three-bedroom apartment was offered at $135,000, while a five-bedroom villa was listed at $390,000. These are prices for individual properties, not a standard developer price list. Resale value depends on the building, renovation level, furniture, floor, view, legal status and the seller's urgency. A simple price-per-square-metre comparison can be misleading: an older well-maintained family home and a unit requiring significant work may be in the same complex but have very different ownership costs.

Legal documentation must also be checked property by property. The Malay Nop listing for a unit in Building A105 states strata title, but that does not prove an identical title structure for every condominium, villa or commercial space across CamKo City. A purchaser should request the current title, verify the registered owner, check for mortgages or other encumbrances, confirm outstanding management fees, establish the parking right and list the furniture included in the transfer. Foreign buyers in particular need confirmation that the selected condominium and floor comply with the applicable ownership rules. A villa or land-based property requires a different transaction structure and separate legal advice.

The official address is on Street 598 in the Toul Sangkea area of Khan Russey Keo. This is north of the traditional city centre and BKK1, so CamKo City's strongest practical fit is for people whose work, schools or regular routines are in the northern districts. It can suit residents connected to Russey Keo, Toul Kork or Sen Sok who value larger family homes and do not need to live in the central visitor districts. The trade-off is travel time that changes with traffic and route choice. Market pages variously label the surrounding area as Toul Sangke 1, Toul Sangke 2 or Boeung Kak 1, making it important to match the building address against the title and official paperwork.

CamKo City has age, occupied buildings and an established operating history. That requires a different buying process from an off-plan launch. A buyer can test the actual lifts, ventilation, pool, parking, noise levels, façade condition and management before committing funds. At the same time, an older complex may bring renovation and maintenance costs. The reviewed listings show a wide spectrum, from interiors with traditional timber kitchens and doors to brighter, recently updated homes. A technical inspection and conversations with existing residents are likely to be more useful than relying on a general project brochure.

Ultimately, CamKo City's appeal lies in the combination of existing housing, district scale and several property formats within one development. For an investor, it offers visible rental and resale activity but no single standardised entry price. For a family, it can provide larger apartments, landscaped grounds and sports facilities, while demanding careful building selection and condition checks. The sensible route is to shortlist comparable units or houses, inspect them in person, verify their documents and calculate all recurring costs. The CamKo City name is a useful starting point, not a substitute for due diligence on the individual property.
