The original concept links private pool villas with resort-style management and nearby hospitality facilities. That can be useful for owners who want support with guests or rentals. The commercial value, however, sits in the current contract: which services are included, which are paid, whether management transfers on resale and how future charges are set.

Residential southern Phuket

Rawai/Sai Yuan is built around everyday living as much as tourism. Nai Harn and Rawai are reachable by car, while shops, restaurants and local services are spread through the neighbourhood. Buyers who value a private home may prefer that pattern to a dense beachfront project, but anyone expecting a fully walkable resort address should test the location in person.

House-by-house underwriting

The project-level data is less important than the individual resale villa. Published bedroom counts and areas do not line up perfectly, and sale inventory is intermittent. A proper comparison therefore starts with the exact land plot, approved plans, building area, condition, furniture, management obligations and asking price of the selected home.

Rental evidence, not promises

There are real long-term rental listings in the project, which is more useful than a generic claim about rental demand. But asking rents are only the top line. Net performance depends on occupancy, management, maintenance, pool and garden costs, taxes and capital expenditure; the old 6% launch guarantee should not be assumed to survive a 2026 resale.

About the project

Le Villas & Residence is a completed private-pool villa community in Rawai, on Phuket's southern side. It is not an off-plan proposition anymore. The project's own historical page identifies Le Villa & Residence as an M Pool Villa development with 20 pool villas on roughly 10,010 sq m of land, originally marketed in four- and five-bedroom formats. Multiple independent project databases place completion around December 2020. That changes the due-diligence emphasis: a buyer is evaluating an existing house, its legal structure, maintenance history and actual operating costs rather than taking construction risk on a future delivery.

The villas sit next to the Le Resort operation and were marketed with a resort-management concept. The developer's page lists spa, fitness, restaurant, bar and tour services alongside hospitality management. Those facilities are useful context, but their physical presence should not be confused with an owner's contractual entitlement to use every service on the same terms forever. Resale buyers should ask which amenities are included for their specific villa, what is charged separately, whether any management agreement is transferable, and who controls future fees.

One of the most important findings is that the published unit mix is not perfectly consistent. The developer's archived description says four to five bedrooms with 380–460 sq m of floor area. Current rental listings show a three-bedroom, four-bathroom villa with 297 sq m of indoor space, while other project databases describe four-, five- and six-bedroom homes and quote plot sizes rather than built area. That could reflect later alterations, different measurement conventions or imperfect portal data. It means the selected villa should be underwritten from its own title documents, approved plans and measured area, not from a generic project profile.

The location is much better established. Several sources identify the project at 88/95 Moo 1, Rawai, Mueang Phuket. Access descriptions bring you through the Sai Yuan area and Soi Sao Sing. Le Resort is next door at 88/96, and an OpenStreetMap-based mapping source places Le Villas Residence about 110 metres from the resort marker. That is suitable for surrounding-area logic, but an on-site viewing should still use the specific villa's location.

Rawai and Nai Harn function as a residential part of southern Phuket rather than a beachfront resort strip. Project databases put Rawai Beach at roughly 3 km away, while accommodation sources for the adjacent resort place Nai Harn Beach at about 3.5 km. The practical appeal is a private home with its own pool, space for family or guests, and access to the established Sai Yuan/Rawai services. The trade-off is that daily life is easier with a car or regular ride-hailing; this is not a development where the beach and every errand are outside the front gate.

Availability in September 2026 is fragmented. Major project pages on FazWaz, LivePhuket and PropertyScout show no active sale stock, while VillaCarte still markets ready properties from USD 536,246. Long-term rental portals show three-bedroom villas around THB 140,000–200,000 per month, with some higher asking levels elsewhere. Those numbers are evidence that the project participates in an active rental market, but asking rent is not investment return. A sensible rental model needs occupancy assumptions, management costs, pool and garden care, repairs, owner-paid utilities or services, taxes and realistic vacancy.

Older marketing pages still repeat a 6% return guarantee for five years. In 2026 that should be treated as a historical launch term unless a seller can produce a surviving, transferable contract. A completed project from 2020 may have owners whose original guarantee periods have already expired or are close to expiry, depending on their purchase and commencement dates. If guaranteed income forms part of the sales pitch today, the relevant evidence is the current agreement, the paying entity, remaining term, termination clauses and payment history — not the old project brochure.

For a foreign buyer, the land structure is the legal issue that deserves early attention. Thai rules generally restrict direct foreign ownership of land, apart from narrow statutory exceptions. Villa transactions can therefore separate rights in the building from rights in the land, often using a registered lease for the land. The public material reviewed for Le Villas & Residence does not provide a project-wide title package or a reliable single ownership structure for all 20 villas. That is why this record does not label the project generically as foreign freehold. The exact land title, lessor, lease term, renewal wording and building ownership should be confirmed for the specific resale property before a reservation payment.
