Phuket New-Build vs Resale Condo Prices

First scenario
Five of the six matched new-build units carried a higher asking price per square metre. That extra spend buys a newer product and, for off-plan schemes, staged payments, but it does not automatically buy more floor area or a complete furniture package.
Second scenario
Several resale units offered the same or more space for a lower asking price and were already usable. A renovated Rawai resale, however, was almost level with its new-build match on price per square metre, so resale is not uniformly cheaper.
Main difference
Across six pairs, the median new-build asking-price gap is about +49.9% per square metre, while individual matches range from -0.7% to +98.7%. That spread describes these specific units on 27 September 2026; it is not a Phuket-wide new-build premium.

What has to match before a new-build/resale price gap means anything

Island-wide averages blur together products that are not competing for the same buyer. A condo near Central Phuket, a Rawai resort scheme and a Surin-area project can carry very different location and specification value, so a citywide new-versus-resale average can easily attribute those differences to building age.

For this comparison, a new-build unit is a specific condo offered through the developer channel. A recent completion is not enough: a privately owned resale can already exist in a 2025 or 2026 building. The resale side therefore uses repeat-market units in completed projects rather than treating every newer development as primary stock.

The six matches sit in four micro-markets: Kathu, Wichit/Central Phuket, Rawai and Choeng Thale/Surin. Every match is a one-bedroom condo, floor-area differences stay within roughly 10%, and the selected asking prices can be compared on Foreign Quota freehold terms. Price per square metre is recalculated from each unit's asking price and stated area; furnishing, floor, view and construction stage remain visible caveats instead of being converted into invented adjustments.

The snapshot is dated 27 September 2026. These are asking prices, not registered transaction prices, so they show the seller's or developer's current position rather than the final price a buyer will necessarily pay.

What the same budget buys in each market

Kathu shows the budget trade-off clearly. A 28.69 m² developer unit at The Origin Kathu-Patong is asking THB 3.62m, while a 30 m² resale at D Condo Mine is THB 2.15m. The total-price difference is THB 1.47m and the per-square-metre gap is about 76%, although the new unit has built-ins and the resale listing is unfurnished.

Around Central Phuket, the specification match is tighter. A fully furnished 31.89 m² Foreign Quota unit at THE BASE Bukit is offered by the developer at THB 4.10m in a completed project; a fully furnished 34 m² Foreign Quota resale at Centrio is THB 2.20m. The resale is 2.11 m² larger and THB 1.90m cheaper in total; measured from the resale side, the new unit's asking price per square metre is roughly 98.7% higher.

Rawai refuses to behave like a simple price ladder. A 43 m² unit at The Title Adora Rawai is THB 5.332m against THB 3.499m for 40 m² at The Title Rawai Phase 1-2, but public copies of the same resale ID U6580733 show conflicting asking prices, so the lower figure should not be mistaken for a precise market value. A second Adora match at THB 5.418m sits beside a renovated, fully furnished 40.19 m² resale at THB 5.10m; on a per-square-metre basis, the new unit is about 0.7% lower. Condition and package can erase the apparent age gap.

The resort-style Rawai match produces a different result again. A 39.6 m² off-plan unit at Next Point is THB 5.192m, while a completed 36 m² Foreign Quota resale at The VIP Mercury - Wyndham La Vita Phuket is THB 3.30m. The new-build side is about 43% higher per square metre, but it is still off-plan and comes with built-ins, whereas the resale is fully furnished and usable now.

In Choeng Thale/Surin, a 34.75 m² Rhea by Sansiri unit is THB 4.98m versus THB 3.20m for 35 m² at the completed 6th Avenue Surin. The areas are almost identical and the per-square-metre gap is about 56.7%, yet the buyer is still comparing a new developer unit with built-ins against a furnished resale. That is why a fixed budget needs to be read as a bundle of space, timing and specification, not a single island-wide premium.

Matched pairs: new-build and resale side by side

Six pairs (n=6), using asking prices visible on 27 September 2026; price per m² is recalculated from each unit's price and area. These are not transaction prices. For Rawai unit U6580733, the table uses the current English-page ask of THB 3.499m, while other public copies of the same listing show THB 3.68m.

Why equal asking prices can still buy very different units

Specification is the first hidden difference. The selected developer units at The Origin, Adora, Next Point and Rhea are described with built-ins, while several of their resale matches are fully furnished; the D Condo Mine unit is unfurnished. There is no documented package price that would let us convert those differences into a defensible cash adjustment, so the comparison leaves them visible instead of inventing a furniture allowance.

Construction stage changes what the same headline price means. THE BASE Bukit and The Origin are already completed even though the selected units are developer sales. Adora, Rhea and Next Point are off-plan: Adora's project page targets Q1 2027 construction completion, while Sansiri's September progress update gives Rhea an expected completion date of September 2027. Handover timing is also material at market level: CBRE reports that only three Phuket condominium projects, totalling 1,196 units, were completed in H1 2026, down 56.8% from H2 2025 because many projects were delayed or not ready for handover.

Payment plans mainly shift cash timing. Adora publishes a THB 100,000 booking deposit followed by four 25% instalments, with the final payment due on transfer. Next Point shows THB 100,000 on reservation, then 30% and three 20% construction-stage payments, leaving 10% for completion. None of that reduces the nominal purchase price. Next Point also illustrates why dates need confirmation: its unit listing says February 2028, while the published payment schedule ties the final payment to Q4 2028.

A completed resale has a different source of variation: the apartment itself may have been upgraded. Rawai unit U23853 was renovated in 2023 and is offered fully furnished, which helps explain why its THB 126,897/m² ask is almost identical to the THB 126,000/m² developer unit at Adora. Calling that small difference an age premium would ignore a material part of the product.

Asking prices can move or diverge before any contract is signed. The same Rawai listing ID U6580733 is displayed at THB 3.499m and THB 3.68m on public copies. Both are seller-side asks, not evidence of the eventual transaction price.

What to normalise before comparing the price

Unit

  • Same bedroom count and a similar floor area.
  • Floor and view without an obvious price outlier.
  • Actual condition and any documented renovation.

Tenure and specification

  • Foreign Quota freehold matched with the same tenure.
  • Furniture, appliances and built-ins kept visible.
  • Compulsory packages adjusted only when a documented price exists.

Deal terms

  • Sales channel: developer stock or an owner's resale.
  • Ready now or a documented handover schedule.
  • Payment timing separated from the full purchase price.
  • The ask is date-stamped and never treated as a completed sale.

Where the data does not support a new-build premium

Six pairs are enough to show how the comparison behaves, but not enough to create a Phuket index. They cover four micro-markets, Rawai accounts for half the matches, and every selected unit is a one-bedroom. The same percentage cannot be carried over to studios, two-bedroom condos, beachfront stock, branded residences or the island as a whole.

The median new-build gap is about +49.9% per m², with individual results from -0.7% to +98.7%. It is also sensitive to the mix: removing the highest-priced new-build unit moves the median to roughly +56.7%, while removing all three Rawai pairs leaves a three-pair median near +76.1%. A statistic that moves this much when a few observations change is descriptive, not a market premium.

Furniture, renovation, floor, view, handover timing and sales channel still differ inside otherwise credible matches. Unit U6580733 adds another warning: the same resale can carry conflicting public asking prices at the same time. The defensible conclusion is therefore narrow—new-build asks are higher per m² in five of these six pairs, but the size of that gap is unit-specific, and one renovated resale almost eliminates it entirely.

A project headline price is a weak starting point because the decision is made on a specific unit. Tenure, included furniture and handover timing can change the economics even when two one-bedroom condos have similar floor areas. I would line up the unit price, measured area, freehold or leasehold status and the actual specification before looking at any percentage gap. Only then is it possible to see which part of the difference comes with the newer building and which part comes with a different package. An instalment plan also changes when cash is required; it does not turn the unpaid balance into a discount. A neat percentage based on mismatched units can therefore be more misleading than a wider range that shows the caveats.
