A real private house
Two storeys, a private pool, terrace and on-plot parking make this a house-first proposition rather than a large apartment. That works well for families and longer stays, but it also means more direct responsibility for the pool, garden and building systems.
Quieter Layan setting
Layan Soi 1 offers a calmer residential environment within driving reach of Layan Beach and the wider Bang Tao area. It suits buyers who value privacy and space more than a walkable strip of beachfront cafés and shops.
Milestone payments
After reservation, the published instalments are tied to contract signing and defined construction stages. That can make cash flow easier to plan, provided the contract clearly states what counts as milestone completion and what happens if the schedule slips.

Aileen Villas Layan Phase 5 is a distinct phase within the Aileen villa series on Phuket’s north-western side. The site is in Layan, within Choeng Thale, Thalang, on Layan Soi 1. This is a private-villa scheme, not a condominium or hotel residence, so the buyer’s decision revolves around the house, plot, pool, land rights and construction contract rather than condominium foreign quota or a large shared-amenity package.
The best-supported working figure for the project is 40 villas. Current FazWaz data, a live Aileen Villas Layan project page and several independent property platforms repeat that number, while FazWaz also gives a project area of 17,600 sqm. There is a material scope conflict, however: some pages describe a seven-villa gated community, while two fresh sales channels use 29 units. For that reason, 40 is useful for the registry but should not replace the current master plan. A buyer should identify the exact villa number, plot boundary, internal-road position and the part of Phase 5 to which the selected lot belongs.

Construction timing needs similar care. FazWaz describes the houses as made to order with an 18-month build period, while another current project page gives a 12–18 month construction window. More recent commercial listings also advertise Q3 or Q4 2027 as a project-level handover target. Older pages still show 2024, 2025 or 2026, which makes a single calendar completion date misleading. The useful date is the one in the contract for the selected villa: commencement, milestone dates, handover deadline, permitted delay and remedies should be explicit rather than inferred from a portal.
As of 7 September 2026, THB 17.5 million is the lowest repeatedly visible market anchor. It appears on a 3-bedroom villa of 270 sqm, while other active units are priced higher. Current FazWaz inventory shows 3-bedroom homes mainly around 265–270 sqm and 4-bedroom homes from about 280 to 470 sqm. Visible 4-bedroom asking prices range from roughly THB 20.5 million for a smaller unit to THB 35 million for 470 sqm homes. Those figures are current listings, not a guaranteed developer price list: plot size, outlook, furniture package, construction stage and seller terms can materially change the comparison.
The physical concept is straightforward and practical for villa living. Published plans and descriptions show two-storey homes with three or four bedrooms, open living and dining areas, a western-style kitchen, large sliding glass doors, a private pool and on-plot parking. Some 4-bedroom listings specify two parking spaces. The plan matrix is not completely consistent across sales channels: a live project page also shows a 420 sqm 3-bedroom layout and a 370 sqm 4-bedroom layout in addition to the sizes seen in active listings. Bedroom count alone is therefore not enough to identify a floor plan; the villa number and drawing need to match the contract.
This reads more like a private gated neighbourhood than a resort complex with extensive communal facilities. The consistently supported shared features are 24-hour security and CCTV, while each house has its own pool and parking. Major portals also state that pets are allowed. No large clubhouse, communal sports complex or hotel-style service programme is consistently documented in the sources used here. That distinction matters: buyers are paying for private indoor-outdoor space rather than a broad catalogue of common facilities.
The address on Layan Soi 1 places the project in the quieter Layan side of Choeng Thale. Layan Beach is consistently named as the nearest beach, although published distances vary even within the same platform, from about 1.1 to 1.7 km. It is safer to treat the beach as a short drive rather than promise a precise walking time. The wider Bang Tao and Choeng Thale catchment — including Boat Avenue, Porto de Phuket and Laguna — is accessible by road, but daily life here is still car- or taxi-oriented. Anyone seeking an immediately walkable beachfront strip should test the route in person.
For a foreign buyer, land is the central legal issue. Thailand generally restricts direct foreign ownership of land, and official Thai government guidance describes registered long-term leasehold as one lawful route for land use. One current Phase 5 listing states leasehold land and identifies the plot title as Chanote, the strongest commonly used Thai land title. Other project listings display different ownership labels for Thai purchasers, so a portal toggle saying “freehold” or “leasehold” should never be treated as the legal structure of every villa.
The due-diligence package should therefore start with the Chanote copy for the specific plot, the name of the registered landowner, the draft registered lease, evidence of building ownership and the sale or construction agreement. A foreign buyer needs to know who owns the land during the lease, the registered term, how renewal promises are drafted, what happens on resale or inheritance and who owns the structure itself. A Thai-company structure should not be treated as a routine workaround for foreign land restrictions; any corporate route needs its own lawful commercial basis and professional legal review.
The published payment schedule is easy to follow: THB 300,000 on reservation, 35% on contract signing, then milestone instalments of 20%, 15%, 15%, 10% and 5% through foundation, concrete structure, walls and frames, finishing and handover. Milestone billing is helpful for cash-flow planning, but it does not by itself protect the buyer from delay or workmanship issues. The contract should define what completion of each stage means, who confirms it, whether an inspection can precede payment and what remedies apply if the agreed programme slips. The documents should also state whether the reservation is credited toward the 35% contract payment.
Trinity Property Co., Ltd. is consistently identified as the developer of Phase 5 across the principal project profiles. The Aileen brand also includes earlier Phuket villa schemes, including completed Nai Thon projects according to current developer directories and project material. That gives buyers something tangible to inspect beyond renderings: previous build quality, finishing, common areas and post-handover maintenance can be reviewed on the ground. It is still necessary to match the marketing brand to the legal contracting entity and the bank account receiving funds for the selected villa.
Overall, Phase 5 makes the most sense for someone who wants a private pool house on Phuket’s west side, needs three or four bedrooms and prefers Layan’s quieter residential setting to a denser resort address. Its strongest practical attributes are the familiar villa format, meaningful differences in house size and a construction-linked payment schedule. The constraints are equally clear: a car-dependent location, ongoing construction for at least part of the inventory, conflicting public data on phase size and handover, and the need for a carefully documented land structure for foreign buyers. The decision should be made villa by villa rather than on the project name alone.

Ownership format
A foreign buyer does not normally take direct freehold title to the land under a villa in Thailand. A registered land lease of up to 30 years is a common structure, while ownership of the building can be documented separately. One current villa listing in this project states leasehold land and a Chanote title for the plot; the exact structure must be checked against the title deed, lease and building-ownership documents for the selected lot.
Home types & sizes
The lowest confirmed entry point in Phase 5 is currently attached to a 270 sqm 3-bedroom villa. Other listings show 265 sqm and four bathrooms, so the villa number, drawing, plot and specification need to be matched rather than assuming one listing represents the entire type.
The 4-bedroom stock spans a much wider range of size and price: current listings include a compact 280 sqm villa, several homes around 350 sqm and larger 470 sqm options. With that spread, plot, parking, outlook, furnishing and construction stage become as important as the headline floor area.
Published dimensions do not form one perfectly consistent plan matrix. In addition to current listings at 265–270 sqm and 280–470 sqm, a live project page shows a 420 sqm 3-bedroom plan and a 370 sqm 4-bedroom plan. The selected villa should therefore be verified by unit number, drawing and contractual specification.
