Why this project is worth a look
Nine-home setting
BREIG identifies nine residences rather than a large apartment block. That makes it possible to examine an individual townhouse and its immediate surroundings, but it does not tell us how many homes are still offered for sale.
About the project
Oasis II is easiest to understand as a small collection of private-pool townhouses rather than an apartment building. BREIG's project material calls the nine homes smart villas, while property-sales platforms and the operator's own more recent writing use townhouse terminology. Both descriptions point to compact, self-contained accommodation with a kitchen, living space and two or three bedrooms. The distinction matters to a prospective buyer. You are not simply purchasing a hotel room or one apartment in a high-rise with a shared resort pool. You would be taking on the costs, responsibilities and legal arrangements attached to a particular home, including its pool, equipment, land-use rights and participation in common services. The advertised name does not define those rights; the transaction documents do.

There is a useful amount of address evidence for this development. BREIG's accommodation team identifies Oasis II Smart Villas at No. 24, Jalan Nelayan, Canggu. Booking and other accommodation portals use the same street address for The Oasis II Townhouses by BREIG. The site is within Canggu's Batu Bolong/Nelayan area of North Kuta, Badung Regency. That is much more helpful than an estate listing that says only 'Canggu, Bali'. It gives a buyer somewhere specific to visit and a practical basis for checking access, road conditions and nearby activity. The surrounding cafes and surf-oriented neighbourhood are part of the appeal, but the precise journey to a beach depends on whether someone walks or rides and which beach entrance they choose.
Several BREIG developments use the Oasis name, and a search for 'Oasis Bali' can quickly mix unrelated inventory. Oasis I is shown by the operator on Gang Layur, while Oasis III has its own address on Jalan Pemelisan Agung in Tibubeneng. Those addresses are not interchangeable with No. 24 Jalan Nelayan. Oasis II itself appears as Oasis 2 by Breig, Oasis II Smart Villas and The Oasis II Townhouses by BREIG. The consistent operator, location and townhouse product provide a sound basis for treating these as names for the same project. Still, an accommodation listing is not the same thing as a deed or lease for a particular house. Ownership, unit numbering and any restrictions on transfer need to be established at unit level.
The developer advertises layouts of 97–136 square metres and a choice of two or three bedrooms. FazWaz currently describes two-bedroom units as 102 square metres, with a three-bedroom townhouse listed at 137 square metres. Meanwhile, a tourist accommodation listing quotes approximately 96 square metres for a two-bedroom unit. These figures should not be averaged or quietly treated as equivalent. A listing may report usable indoor area, another may include parts of the structure or outdoor space, and some homes may genuinely differ. None of those explanations has been verified for Oasis II. Buyers should use a measured floor plan and a clearly identified land parcel, where applicable, to establish what they are paying for rather than extrapolating from a project-wide size range.
The homes are presented as furnished, with private pools and smart-home functions. Actual guest-accommodation descriptions give the concept some substance: they mention an enclosed living room, equipped kitchen, two bedrooms with their own bathrooms, a workspace and air conditioning. This is the sort of arrangement that can work for a couple sharing a home office or a small family staying for several weeks. It is also a more involved property to maintain than a conventional apartment. Water systems, pool treatment, humidity protection and electrical controls need ongoing attention. A buyer should find out exactly which smart-home components are installed, who can administer them and whether replacements remain readily available. Generic promises about advanced systems are no substitute for an inventory at handover.
Physical operation is supported by evidence beyond the developer's description. An accommodation listing under the Oasis II name is receiving bookings and shows reviews from actual stays, including guests in 2025 and 2026. BREIG also refers publicly to the property as part of its operating townhouse portfolio. This is meaningful: the building is not merely an image of a future project. It does not, however, prove that every one of the nine homes is identical, occupied, available for resale or free of defects. Nor does a guest rating establish legal completion. The most useful follow-up for a buyer is a viewing of the precise townhouse, confirmation of which spaces are included in the sale, and access to whatever handover and inspection documents relate to that unit.
Construction dates in public directories do not line up. BREIG gives Q4 2024 on its Oasis II page. FazWaz uses June 2025, and some accommodation platforms label the property as new in 2025. It is possible that different sites are recording structural completion, furnishing or the start of guest operations, but there is no project-specific handover certificate in the sources reviewed to resolve the difference. The existence of operating units by 2025 and 2026 is firmer than any single asserted completion month. For a resale purchaser, the practical questions now concern current condition, the age of installed equipment, outstanding defects and whether documentary completion covers the whole group of homes rather than just the accommodation being offered to guests.
Buyers considering owner occupancy should also pay attention to the neighbours. Booking material has carried a warning that construction nearby may cause noise during a period running from October 2024 through December 2026. A traveller reviewing an earlier stay likewise referred to building work around the villa. This is not evidence that construction continues every day in October 2026, or that every unit hears the same level of noise. It does mean that a brochure's description of peaceful tropical living is not enough. A weekday inspection, conversations with nearby occupants and a look at adjacent sites are especially valuable if the home will be used for remote work, young children or longer rental stays where quiet matters.
One attraction of an operating residence is the chance to examine an existing management arrangement. Public hospitality listings associate the property with BREIG Property and describe housekeeping, concierge assistance and guest support. They do not disclose an owner's net receipts. Rental income would have to be assessed after booking-platform deductions, management remuneration, cleaning, utilities, repairs, replacements and periods when the home is not occupied. Owner stays can change that calculation further. Rather than use a projected percentage from a sales presentation, a buyer of a functioning unit should request its actual booking and payment history, the management agreement, the right to review accounts and the process for switching operators. These details can materially change the economics even when the address is attractive.
Asking prices vary across websites and over time. During this review, FazWaz displayed sale listings from approximately IDR 6.31 billion. Another dated advertisement for a two-bedroom townhouse carried an asking price of USD 370,000 on 25 September 2026. Other sources quote different dollar figures. This is not enough to establish a single authoritative market value or to promise current availability. Two similarly sized homes can have different remaining lease terms, condition, furnishings and seller requirements. The public price is therefore a starting point for identifying a specific opportunity, not a fixed amount at which any buyer can acquire a home today. Taxes, registration, contractual costs and future maintenance must be considered separately when comparing offers.
The most consequential uncertainty is the legal interest that a new buyer would receive. Third-party listings describe the project as leasehold, but there is no executed lease for a specific townhouse in the public material reviewed. Alnair gives an expiry on 9 October 2052; RiseRealBali reports 8 July 2053 with extension language; FazWaz refers to a thirty-year lease and priority to renew for twenty years; Balinsky publishes a thirty-one-year figure. They cannot all be accepted as the same contractual right. A lease is not an Indonesian freehold land title. Hak Milik is not an ordinary direct acquisition route for a foreign individual, and other forms of use or building rights only apply when the buyer, land and transaction meet the relevant legal conditions. The original certificate, lease chain and transfer terms are what matter.
For a completed, potentially resold townhouse, the balance of the existing term may be more important than the original advertised number of years. A buyer needs the effective start and end dates, the identity of the registered land-right holder and lessor, the assignment or sublease permissions and the exact price mechanism for any renewal. A 'priority right' is not the same as an unconditional free extension. Restrictions on subletting or commercial accommodation may affect the intended rental strategy. It would also be unsafe to assume that incorporating a foreign-owned company automatically converts a private lease into land ownership. The legal structure has to be matched to the actual seller, title and permitted use of the site, not to a generic explanation of Indonesian property law.
The BREIG development brand is readily identifiable, but the contracting legal entity needs a separate check. The current corporate website names PT NEXT LEVEL GROUP as responsible for operating the site and its marketing services. Older captures of related BREIG pages have shown PT BREIG JAYA PROPERTI. Neither website statement establishes the identity of the seller, the land-right holder or the party entitled to receive payment for a particular Oasis II unit. Likewise, an accommodation manager and the owner of a townhouse may be different parties. A sound resale process should connect the property's title and lease documents to the proposed seller, establish any required consents and explain why payments are going to the account named in the contract. The brand may be established while the transaction still needs ordinary legal scrutiny.
Permits deserve their own review rather than being inferred from guest stays. Balinsky's Oasis II profile mentions a PBG building approval, but the actual document has not been inspected. No project-specific SLF certificate establishing fitness for use has been viewed either. Booking displays two numbers described as accommodation licence numbers; these should be independently traced and should not be confused with PBG, SLF or permission to operate short-term rentals on every unit. The site's land-use compatibility and applicable activity permissions remain open questions. Indonesia's official building system distinguishes approval to build from certification that a completed building is suitable for use. A buyer should obtain the documents bearing the relevant address and named operator before treating the legal status of the rental activity as settled.
Oasis II is consequently best approached as a tangible, small-scale Canggu townhouse project with genuine accommodation activity and an unusually well-supported location, not as a guaranteed investment product. Its private space and pool may suit people who value a walkable coastal neighbourhood. The compromises are equally real: relatively compact plots, possible nearby noise, upkeep of water and smart systems, variable listing data and a lease that becomes shorter unless extension terms are actually enforceable. The value of a specific townhouse depends on its remaining rights, its condition and the cash flow or personal use it can credibly provide. Those are verifiable questions, but the answers cannot be supplied by the project's name alone.
Unit types & sizes
A two-storey layout with its own living room, kitchen and plunge pool. The accommodation marketed to guests has a similar arrangement, although its quoted area is not identical. Furniture, plot size, the condition of the pool and the remaining lease period all need to be tied to a specific house number. It is the more practical configuration for a couple, a small family or guests who value an independent living space.
Get floor plans and current pricesThe larger plan is marketed with three bedrooms on two levels. Its 137 sqm listing differs from the developer's project-wide upper figure of 136 sqm, so the signed technical schedule should settle what is actually included. A buyer planning group rentals should also look closely at bathroom count, air-conditioning capacity, privacy between rooms and how comfortably everyone can use the shared living space.

Best for: People who want a working base in central Canggu rather than an isolated holiday compound. An enclosed living room, kitchen, small pool and nearby cafes are especially useful for a couple, a small family or a longer-stay visitor who wants control over their daily routine.; Buyers who prefer completed, inspectable property to a promise of future delivery. There is an operating hospitality address to visit, making it possible to test air conditioning, pool equipment, humidity control, access and general finish quality before negotiating for a specific townhouse.; Owners considering a mix of personal stays and managed letting. That arrangement can work if the agreement clearly protects owner-use dates, sets out management duties and lets the owner see itemised booking proceeds and recurring costs rather than relying on a headline yield forecast.; Investors who are comfortable assessing a remaining lease term rather than assuming permanent land ownership. Understanding the effective expiry date, assignment rights and renewal provisions should come before comparing Oasis II's asking price with that of a larger villa on a different site.; Foreign buyers who require direct, perpetual freehold ownership of the underlying land. The available offers describe leases, and there is no unit-specific title file establishing a different legal structure for an international purchaser.; Investors who need independently demonstrated net returns before making a decision. Hotel reviews are not audited financial statements, and published marketing yields exclude the uncertainty surrounding charges, vacancies and repairs.; Households looking for a large secluded garden, generous land area or reliably silent surroundings. These are compact homes in a central neighbourhood with a documented warning about nearby building activity during the current period.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The completion and unit figures differ: BREIG says Q4 2024 and nine homes, FazWaz gives June 2025 and nine, while RiseRealBali records five. BREIG's 97–136 sqm range does not precisely match sale listings at 102/137 sqm. A full unit schedule and dated handover documents were not inspected. Public lease figures are inconsistent: Alnair reports expiry on 9 October 2052, RiseRealBali reports 8 July 2053 with stated extensions, FazWaz describes thirty years with twenty-year renewal priority, and Balinsky says thirty-one years. The relevant land title, executed unit lease and enforceable extension terms remain unreviewed. A broker profile mentions PBG, but the PBG, project-specific SLF and short-stay operating permissions have not been examined. Booking licence-number fields do not replace those records. The corporate site names PT NEXT LEVEL GROUP as its marketing operator, not a verified unit seller or title holder.
