Overview of Loket Lofts in Uluwatu

Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

An established guest property

The villas are already being offered to travellers and have a record of guest stays. That provides a starting point for checking operations, but the rental platforms do not disclose an individual owner’s net receipts or contractual rights.

Private outdoor living

A pool and terrace belong to the described loft format rather than being just distant shared amenities. They enhance guest privacy while introducing ongoing upkeep that needs to appear in any serious ownership budget.

A five-unit development

Five units is the count given by the project portfolio. It should not be confused with the smaller number of room categories shown by booking engines, or taken as proof that five independently saleable titles exist.

A traceable address

Multiple accommodation directories place Loket Lofts at Jalan Buana Sari in Pecatu. The neighbourhood is identifiable, although the public listing coordinates still require confirmation against the actual plot and its boundaries.

About the project

Loket Lofts is a small, operating villa compound in Bingin, on Bali’s Bukit Peninsula. The developer-facing portfolio describes five loft units, each with its own pool and terrace. It also uses the name Bingin Lofts for the same development. That distinction matters because a search for either name can lead to the same property, while the portfolio contains other Bingin projects that should not be folded into this one.

This is not an off-plan launch. DnD Estate’s portfolio labels Loket Lofts as sold and still operating as a rental property. Booking channels carry current accommodation categories and guest feedback, which supports the practical conclusion that people are staying here. It does not establish whether any individual villa is currently being resold. We could not substantiate an active resale offer, a current asking price or a named seller; none should be inferred from the nightly rental pages.

The accommodation is closer to a self-contained holiday home than a conventional apartment. Published room categories include a 120 sqm one-bedroom villa and a 150 sqm two-bedroom villa. Kitchens or kitchenettes, seating space, a terrace and a private pool are part of the published accommodation descriptions. The figures come from lodging inventories, not verified as-built plans or separately measured floor areas for all five villas. A buyer would need a survey or technical schedule identifying the exact property being conveyed.

The appeal of this design is straightforward: guests can spend time outdoors without relying on a shared hotel pool. For an owner, that also means each private pool becomes an individual item to maintain. Water treatment, pumps, surface repairs, landscaping and cleaning are operating costs rather than decorative details. A property that feels effortless during a three-night stay can involve substantial recurring work over a year, even when someone else handles guest check-in.

The address is given as 16 Jalan Buana Sari in Pecatu, South Kuta, Badung Regency. A local directory adds Gang Robinhood II to the address. Accommodation sites often tag the property as Uluwatu or Bingin; those are area labels, not evidence of separate sites. Bingin’s restaurants and surf beaches form the relevant local setting, but the listings do not establish an unobstructed beach walk, a beachfront position or a guaranteed journey time. Access along the last lane and the practical parking arrangement deserve an on-site look.

What is visible is the guest product: private swimming pools, outdoor terraces, greenery, air conditioning, kitchen facilities, Wi-Fi and on-site parking. Nothing in the sourced project material establishes a large resort-style amenities package, such as an owners’ gym or dedicated restaurant. Nor does an amenity shown for a particular booking necessarily belong exclusively to every villa. The right comparison is with a small pool-villa stay, not with a managed condominium whose shared services and legal structure are documented in a master declaration.

An operating rental property can be easier to investigate than a promise on a rendering. A prospective purchaser may be able to inspect a furnished unit, assess wear and ask for historical booking and maintenance records. Yet online review scores are not an income statement. They reveal little about the split between room revenue and platform fees, staffing, utilities, cleaning, pool maintenance, periodic refurbishment or local tax obligations. We have not seen owner statements or a contract setting out which party collects rental income and who pays those costs.

Guest experience is not perfectly uniform. Recent published reviews praise the location, generous interiors and helpful cleaning staff. Others describe specific issues with dampness, bathroom odours, tired finishes or noise from equipment. These are individual accounts, not findings from a building survey, and they should not be applied indiscriminately to every villa. They do, however, turn an inspection into a more useful exercise: examine ventilation, seals, drainage, air-conditioning, plumbing, furniture condition and how defects are logged and resolved.

The ownership question remains open. In Indonesia, Hak Milik is a land ownership title that foreign individuals cannot simply register in their own names. Hak Pakai is a different right of use, available only where the relevant conditions are met; a contractual lease has its own expiry and renewal provisions. A company holding land under Hak Guna Bangunan does not, by itself, establish what a foreign individual could buy. We have not reviewed the land certificate, ownership chain or any resale agreement for Loket Lofts, so no tenure structure or lease duration is presented as a fact about this compound.

Operating a guest property and holding the correct building documents are two separate matters. The accommodation listing publishes licence-related numbers, including a business activity code associated with villa accommodation in Indonesia’s classification system. That is not equivalent to reviewing the underlying permits. PBG concerns building approval; SLF addresses the building’s fitness for use. Neither document has been independently matched to these five villas in our research, and the same applies to the plot-specific zoning and the contracting legal entity.

A future resale would require a unit-by-unit assessment. It should identify the person or company entitled to sell, exactly what real property or contractual interest changes hands, which furnishings and pool equipment are included, and whether the rental arrangement can be continued or terminated. Outstanding maintenance, transfer costs and the rights of other parties may matter more than the fact that the project has a recognisable name online. With no verified asking price, there is no defensible basis here for a yield forecast or an exit-value comparison.

Home types & sizes

One-bedroom villa
120 sqm

The published accommodation inventory describes a king-bed villa with living space, cooking facilities, a terrace and its own pool. One booking variation includes a sofa bed, while another does not. The 120 sqm figure should be checked against a measured plan for the exact villa before it is treated as a contractual area.

Two-bedroom villa
150 sqm

The lodging offer caters for up to four guests in two bedrooms, with kitchen facilities, a terrace and private pool. The inventory lists one bathroom, a detail worth confirming in person rather than assuming an en-suite for each bedroom. The published 150 sqm has not been reconciled to an as-built survey.

  • Bingin and Padang Padang beaches and the surrounding café area are part of the local setting, but the actual access route is more useful than an unverified walking-time claim.
  • The GPS point comes from an accommodation directory and is a wayfinding reference, not a confirmed cadastral boundary.

Best for: A buyer interested in an existing villa rather than construction risk, provided a genuine unit-specific resale opportunity is first established. The advantage is the ability to inspect something that is already in service.; Someone seeking a small-scale pool-villa environment in Pecatu, where private outdoor space matters more than extensive communal resort facilities. The best layout still depends on whether the guest or owner needs one or two bedrooms.; An investor willing to underwrite an existing hospitality business from bankable records, actual bills and management agreements, rather than from occupancy claims or a booking-site rating.; A location-led purchaser who wants an address in the Bingin area but does not assume beachfront access, ocean views or a particular road journey without checking the exact villa.; may not suit: Buyers looking for an available, developer-priced new-build unit. The brand currently describes the compound as sold; we found no verified resale listing or offer document.; Investors seeking a ready-made guaranteed return or a standardised foreign-buyer tenure package. Neither an owner income statement nor an enforceable deal structure was available for review.; Residents who expect the facilities of a large condominium or full-service resort; the supported description is a compact private-pool villa compound..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The developer-facing portfolio calls the project sold with ongoing rentals. No current unit-specific resale listing, purchase price, identified seller or transfer terms could be corroborated from public sources.
  • DnD Estate / Bagus Living is the public development brand; the legal contracting entity, land title, buyer tenure, rental-management agreement and property-specific PBG/SLF paperwork have not been verified. Licence figures displayed by a booking platform are not substitutes for those documents.
  • A third-party accommodation directory provides a GPS point, but it has not been reconciled with the registered plot. The published 120 and 150 sqm stay categories have not been matched to measured plans of individual villas.
