Why this project is worth a look

Six private homes

The developer describes one small collection of six two-bedroom villas rather than a large resort. The appeal is a more personal residential setting, although privacy and boundary arrangements still need verification.

A pool of your own

The individual villa specification includes a 15 sqm pool, garden and terrace. That changes the daily experience compared with a shared-pool property, and makes maintenance an owner-level cost consideration.

Published physical specifications

The proposed 110 sqm living area and 195 sqm plot give buyers a starting point for meaningful comparisons. They remain developer figures until final architectural and as-built documents are checked.

A defined lease proposal

The sales page promotes a 25-year lease, which is more useful than a vague ownership label. It leaves commencement, renewal, assignment and short-stay letting rights to be established from the actual agreement.

Independently identifiable design

Minimal Design Studio lists Aire Villas as a Bali development concept in its own portfolio. This provides a second source for the project’s design identity, not proof of construction or legal completion.

About the project

Airé Villas is a six-home development in the Bingin/Pecatu area of southern Bali. Every home in the advertised collection has two bedrooms and its own swimming pool, garden and terrace. That is a more precise proposition than the usual broad description of a “Bali villa investment”: buyers are considering a small cluster of private houses, not an apartment building or a large managed resort. The distinction matters both for day-to-day privacy and for operations. A private pool is a benefit for occupants, but it also requires regular servicing; there is no published evidence that a comprehensive maintenance programme is automatically included with the property.

The transaction being promoted is a contractual lease rather than an outright transfer of land ownership. The developer’s Czech-language project page states a term of 25 years. That is an advertised term, not a lease we have inspected, and the distinction should remain clear throughout the buying decision. The starting date, permitted uses, ability to sublet to guests, inheritance provisions, resale or assignment rights, and any route to extension can materially change what those 25 years are worth. Nothing in the available material establishes that the buyer acquires a Hak Milik land title, or that the second lease term is already secured.

There is a quoted price, which makes Airé easier to evaluate than a project that publishes no commercial terms at all. The project page lists EUR 249,500 for a furnished two-bedroom villa, described as suitable for rental use. Its breakdown shows EUR 226,818 before tax and EUR 22,682 of tax at a stated 10%. The public price is useful as a dated reference, not a final bill. Indonesian VAT arrangements have changed since that percentage was commonly used, and the actual tax treatment depends on the supply and contracting structure. An updated, itemised offer should identify the total payable, any registration or notarial charges, the agreed currency and which items are outside the price.

The villas are presented as two-storey homes. Across the two floors, the website reports 110 sqm of living space, with a built-up area of 120 sqm and a plot of 195 sqm. Those measurements answer different questions: one describes the interior living space, another the development’s stated building area, and the third the land allocated to a villa. They should not be added together or treated as interchangeable. There is no independent as-built survey in the reviewed public materials, so the figures are best understood as the developer’s design specifications until checked against the relevant plans and completed property.

What residents would notice first is the connection between the living room and the outdoors. The published description includes a kitchen integrated with the dining area, a sunken lounge, and a principal bedroom with an en-suite bathroom on the ground level. Doors are shown leading towards the garden, pool and outside seating. This is the type of arrangement that can work well for a couple living in Bali for several months, or for a small group sharing a holiday home. It also makes practical details unusually important: the amount of shade, privacy between plots, drainage around the pool and ventilation when the house is closed up all affect comfort, yet cannot be established from an architectural render.

The official specification assigns 50 sqm to the ground floor and 60 sqm to the upper floor. Elsewhere on that same page, however, the ground-level description refers to 60 sqm of living area. The overall 110 sqm figure is explicit, but a purchaser should not assume the floor-by-floor allocation is resolved. Nor does the current textual information clearly identify every bathroom, the positioning of the second bedroom or the amount of usable upper-level outdoor space. Those are normal matters for a final architectural and technical drawing rather than details to invent from the design style.

Each villa is also advertised with a 15 sqm swimming pool. Outside space is less consistently described: a specification table gives 55 sqm for the garden, while the ground-floor description says 35 sqm. The two numbers may refer to different definitions of landscaped space, but the site does not explain the distinction. The difference is material in a small villa because outdoor circulation, planting and a sitting area have to share the available plot with the building and pool. A site plan with measurements would show how much space remains genuinely usable, where the boundary walls sit and whether neighbouring terraces overlook one another.

On the map, the development belongs to Desa Pecatu in Kecamatan Kuta Selatan, Kabupaten Badung. The brand markets the location as Bingin, a familiar coastal part of the Bukit Peninsula. One of its own language versions publishes the coordinates -8.837272, 115.127532. Those coordinates are valuable evidence of the advertised vicinity, but they are not a surveyed parcel boundary or proof of the exact pedestrian entrance. A house can be sold as a Bingin property without being an easy walk to Bingin Beach. No reliably established beach walking time, ocean view, exact street number or individual parking provision has emerged for Airé Villas.

Prospective owners should therefore compare the surrounding streets as carefully as the design itself. Access after rain, the width of the lane, places to turn a vehicle around, noise from nearby work and the ability to receive deliveries can make a substantial difference to a stay. They also affect rentals. A guest booking a private villa may be content with a short ride to cafés and beaches; another will expect a genuine walkable beach address. The public sales presentation does not settle which experience Airé will offer in practice. It is more accurate to describe the location as Bingin/Pecatu than to promise proximity in minutes.

The project appears on the Bagus Living / DnD Estate website among other villa developments. It is not the same product as the company’s Bingin Townhouse or Loket Lofts entries, even though the project-detail URL retains the technical words “bingin-lofts.” Airé has its own name, stated six-villa programme and published two-bedroom specification. DnD Estate also names Minimal Design Studio as a collaborator, and the studio independently includes Aire Villas in its Bali property-development portfolio. The studio’s contribution supports the identity of the architectural concept. It does not establish who owns the land, which legal entity is responsible for completion or whether the houses have passed an operational inspection.

The proposed delivery date needs particular caution. A version of the developer’s homepage displayed completion in the fourth quarter of 2026, while a separately indexed version states the second quarter of 2027. Both refer to Airé Villas. As of 20 October 2026, treating either as a definitive handover date would conceal a significant inconsistency. No independently verifiable construction inspection, current progress certificate or signed delivery undertaking was located in the reviewed public sources. The project is marketed before confirmed handover, but that alone does not tell us which structural works are actually complete. The contract should explain milestones, inspection rights, remedies for delay and the point at which a buyer can legally occupy or rent the property.

Permissions and land records are a separate inquiry from architectural quality. Indonesia uses PBG for building approval and SLF to establish a building’s fitness for use within the applicable framework. Land-use compatibility also has to be understood for the specific parcel, while operating short-stay accommodation raises further business-permit questions. These are not abstract formalities for someone expecting rental income. We did not find a published Airé-specific PBG, SLF, KKPR record, underlying title or notarial lease in the sources reviewed. That means they remain unverified here; it does not mean they do not exist or that the development has been found non-compliant.

The developer’s website also uses investment language, but no independent operating history for Airé Villas is available. There is no verified management agreement, percentage fee, rental forecast supported by comparable booked nights, or schedule of recurring maintenance costs for this particular development. Performance statements about a different property in the same portfolio are not evidence of Airé’s future return. Once the villa is finished, gross bookings and the owner’s net income can diverge substantially because of vacancy, booking commissions, staff, insurance, electricity, gardening, pool equipment and periodic replacement of furnishings. Any investment model therefore remains hypothetical until the actual service and letting arrangements are known.

The most persuasive element of Airé is its clearly defined scale. Six two-bedroom units, private pools and a furnished villa concept give buyers something tangible to compare with other homes in Pecatu. The most consequential unknowns are equally specific: final drawings, legal contracting parties, land rights, timing of delivery, a current all-in price and permission to use the home as intended. For a buyer looking for a personal retreat, the layout and neighbourhood may be the first filter. For someone buying to operate accommodation, legal rental rights and the quality of an actual management contract should come before financial projections.

At present, Airé Villas is best approached as an identifiable but not yet fully documented off-plan offer. It is not necessary to dismiss a development simply because every legal document is not published online; many transactions require a direct document review. But a brochure and a price in euros do not replace that review either. A sensible comparison would use the advertised dimensions as a starting point, distinguish the lease from ownership of the land, and withhold any firm opinion on occupancy, capital appreciation or near-term completion until the specific villa and transaction have been evidenced.

Ownership format

The project’s published offer refers to a 25-year contractual lease. The lease itself, commencement date, landlord identity, subletting rights and renewal provisions have not been reviewed. It should not be mistaken for foreign ownership of the underlying land.

Best for: Couples or small families looking for a private home base in southern Bali rather than a hotel-style residence. Two bedrooms, an integrated kitchen and outdoor space can make extended visits easier, provided arrangements for security and upkeep during absences are clear.; Buyers who like small-scale developments with individual outdoor areas and are comfortable comparing site plans rather than relying on a long amenities list. With only six advertised villas, the actual neighbouring plots and shared access may matter more than any formal common facilities.; Purchasers who deliberately want a time-limited contractual lease and understand that the usable value can change as the remaining term declines. Such buyers will care about commencement, assignment, extension and subletting provisions before discussing a future sale.; Owners interested in a rental option but willing to examine business permissions, the letting contract, actual operating costs and realistic demand separately. A private pool and appealing renderings do not, by themselves, establish a profitable rental business.; may not suit: Buyers needing a guaranteed occupation or handover date in the next few months. The developer’s own published completion windows disagree, and no independent progress evidence resolves the conflict.; Anyone whose non-negotiable requirement is direct personal title to the underlying Indonesian land. The promoted commercial arrangement is a 25-year lease, not a transfer of Hak Milik to a foreign individual.; Buyers depending on a fixed rental yield, automatic lease extension or easy assignment to a future purchaser. None of those outcomes has been verified through Airé-specific contractual or operating evidence..

What we confirm before booking

  • The developer’s indexed homepage versions disagree on completion: Q4 2026 versus Q2 2027. Independent construction progress, a binding handover schedule and operational readiness have not been evidenced.
  • A 25-year lease is advertised, but the lease, land title, landlord’s legal identity, subletting and renewal rights were not published for review. Project-specific PBG, SLF and land-use permissions were also not inspected.
  • The EUR 249,500 online price includes tax described by the seller as 10%; current tax treatment and all-in costs are unverified. The official page also reports two garden areas, 55 and 35 sqm, and has an inconsistent floor-area description.
