Overview of Maison AÉLA in Sanur

Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

Space for real family life

Four en-suite bedrooms and a separate pool offer a home-sized alternative to small holiday units. The advertised layout is promising for longer stays, although room sizes and the relationship between private and shared spaces still require villa-specific drawings.

A small residential enclave

The proposed car-free, elevated garden gives the eleven-home development a shared centre. Its value will depend as much on ownership and maintenance arrangements as on planting and architectural finishes.

A walkable Sanur proposition

The developer describes a dedicated walkway to the shoreline rather than a private stretch of beach. The route could be genuinely convenient, but its precise alignment and continuing access rights have not been established.

Services for part-time owners

Centralised letting, estate care and optional housekeeping are part of the offer. Those features matter most to owners who travel frequently, provided the manager’s fees, liabilities and letting rules are clear.

A named development entity

Launch coverage identifies PT Graha Pradipta Pratama and its connection with Paradise Indonesia Group. The association offers corporate context; it does not settle the land title, seller authority or payment protections for a particular purchase.

About the project

Maison AÉLA is a boutique residential scheme on Sanur’s Danau Tamblingan corridor, planned around just eleven private-pool villas. That is the useful starting point, rather than the luxury language surrounding the launch. The product is a four-bedroom home with its own garden and roof terrace, within a managed enclave rather than on a stand-alone plot. A buyer weighing a second home in Bali might find the combination appealing: room for an extended family, a degree of separation from neighbouring households, and services intended to keep the place running between visits. Whether it delivers on that promise depends on details that a polished presentation cannot settle, particularly the legal interest offered in the property, the exact plot, what the buyer receives at handover and the recurring costs of a staffed development.

The published accommodation is notably different from a typical one- or two-bedroom holiday villa. All four bedrooms are described as en-suite, while the developer’s own presentation identifies a kitchen and dining area, a principal bedroom and three further bedrooms. A pool, private garden and roof terrace form part of the advertised design. For a family, that could allow several generations or a mix of residents and visitors to have separate sleeping spaces. It does not tell us whether the rooms are generously sized, how privacy works between floors or whether there is enough storage for genuine long-stay use. No reliable open specification has been found for either the built area or the land area of an individual home, so comparisons based on price per square metre would be premature even if an asking price were available.

What distinguishes the scheme architecturally is the shared garden rather than a large inventory of resort amenities. Public launch material describes a raised landscaped courtyard designed to remain free of cars, with parking separated from the pedestrian space. The project website also features sheltered carports. This arrangement could make a compact group of villas feel less like a row of driveways and more like a residential neighbourhood. The same design creates collective obligations. Who maintains the courtyard, what happens if an owner wants to alter the landscaping, how visitors enter, and how the common budget is agreed will all shape daily life. For eleven homes, the difference between well-run shared grounds and an unresolved maintenance arrangement can be felt quite directly.

Sanur is a key part of the appeal, but the project should not be described as an oceanfront property. The official material places it on Jalan Danau Tamblingan and advertises a purpose-made pedestrian path towards Sanur’s shoreline. That sounds convenient, especially for owners who would rather walk to the water than organise a drive. Yet a dedicated route is not evidence of ownership of the beach, nor does it establish an enforceable right of access across any land outside the development. We have not seen a surveyed route or supporting access instrument. The proper question is whether the planned walk is available to residents as a lasting right, through which gate it runs and how it fits into the surrounding street and beach network.

There is a separate location problem worth knowing before using a map pin. Maison AÉLA’s site prints Jalan Danau Tamblingan No. 65, Sanur, Denpasar Selatan, as its address. Current accommodation mapping also associates that number with Putri Homestay. The overlap might reflect an older occupant, neighbouring premises, sales-office use or simply a directory that has not caught up; none of these explanations can be verified from the public evidence. It would therefore be misleading to geocode No. 65 and present the resulting coordinates as the centre of the villa plots. The confirmed geographic level is the Sanur stretch of Danau Tamblingan in South Denpasar, and the published street number remains an address supplied by the project rather than independently verified cadastral evidence.

Ownership deserves attention before anyone interprets a reservation as buying a house outright. Indonesian land rules distinguish Hak Milik, Hak Pakai and Hak Guna Bangunan, while a contractual lease creates a different set of rights from a registered land title. Direct Hak Milik land ownership is not a general option for foreign individuals. The availability of other arrangements depends on the buyer, the existing land title and the documents governing the transaction. None of those project-specific instruments has been available for inspection for Maison AÉLA. The fact that marketing calls the product a villa for sale does not identify the property interest that a buyer receives. It would be especially risky to infer an automatic extension period, unrestricted subletting rights or a straightforward resale process without reading the relevant documents.

The development has an identifiable corporate connection. Press coverage of its launch names PT Graha Pradipta Pratama as the company owning and developing Maison AÉLA, and associates it with Paradise Indonesia Group; its representative attended the April event. Paradise Indonesia has an established portfolio of hotels, retail properties and residences. Corporate history helps place the brand in context, but it is not a substitute for evidence relating to this plot. The entity identified in publicity may not by itself explain which party holds the land certificate, issues invoices, takes deposits or is obliged to deliver each villa. One small but important distinction: Maison Aurelia Sanur, also associated with the group, is an existing hotel. Its operating record should not be casually treated as the construction or rental record of Maison AÉLA.

The public construction record has several different dates, each describing a different kind of event. Maison AÉLA’s website carries a November 2025 item announcing that villa construction was to commence. Qadita, a cost-planning firm, lists quantity-surveying and bill-of-quantities work on Maison Aela in 2025, with its own professional assignment marked complete. Then press reports describe a formal groundbreaking on 8 April 2026. Together these support a real project launch and prior planning work. They do not establish how much of the villas had been built by 21 October 2026, whether any were handed over or when the entire estate will be ready. In particular, a consultant’s completed cost-estimating assignment is not a completion certificate for a residential development.

The sales proposition also includes an operating concept. The official website promotes centralised leasing and hosting, estate upkeep, optional housekeeping and landscaping, and security features including smart locks, CCTV and in-villa intercoms. A private lift can reportedly be added to a villa as an option. These are useful features to ask about, not details of a service contract we have reviewed. It is unclear who the manager will be, what the basic estate charge covers, whether every owner must participate in letting, how bookings and repairs are accounted for or what happens when the owner wants the property for personal use. The difference between a service that is offered and one that is contractually guaranteed becomes very important when owners live abroad.

Homes are advertised for furnished handover, another potentially meaningful convenience for a buyer purchasing remotely. A true turnkey delivery, however, requires a schedule showing kitchen appliances, furniture, lighting, bathroom fittings, pool equipment, air-conditioning and even the condition in which landscaping will be handed over. Optional lift installation needs its own price and maintenance responsibility. Without that schedule, a furnished promise says too little about the final outlay. We have not found a public, current villa price or a verified sales inventory, nor a buyer payment plan. Taxes, registration expenses, annual estate fees, insurance, repairs, private-pool maintenance and management commissions cannot be assumed to be included in an advertised price unless the documents say so.

For an investment buyer, the main risk is not simply that some details remain unpublished. It is that a large four-bedroom villa behaves differently from a compact rental apartment: staffing, upkeep and the number of potential guests or resale buyers may all differ. A managed scheme could simplify operations, but it cannot create a reliable net yield without a defensible occupancy assumption and an itemised cost model. The right to use the property for visitor accommodation must also be considered separately from residential marketing. The present evidence supports a fairly clear picture of the intended home and shared environment, but not a return forecast, a dependable resale timetable or even the precise contractual route for an overseas buyer. Maison AÉLA is better approached as a defined residential concept whose legal and commercial package still needs to be examined.

The sensible next step is therefore not a generic request for a brochure alone. A serious buyer would want a numbered plot and floor plan, the title and proposed transfer or lease documents, evidence relating to building and land-use permissions, a furnished specification, the contract with the operating company, and a payment schedule linked to identifiable delivery obligations. Those documents would make it possible to compare the project with other villas on terms that matter: the property interest actually acquired, private living space, responsibility for shared facilities, likely outgoings and the route to a future sale. Until they are available, the appealing design and the corporate connection should be treated as reasons to investigate further, not as substitutes for verification.

Location

  • Maison AÉLA is marketed on Jalan Danau Tamblingan, in the Sanur area of Denpasar Selatan, Kota Denpasar. The exact villa plot and entrance remain unverified despite the street number published on the project website.
  • The established Danau Tamblingan corridor mixes day-to-day shops and services with accommodation and local traffic. Whether an individual villa feels peaceful depends on its position in the scheme, surrounding businesses and the treatment of access roads.
  • A private-use walkway towards the beach is part of the advertised concept, not confirmed ownership of beachfront land. Its route, access rights, maintenance and any restrictions for guests or residents need documentary evidence.
  • Journey times to other Bali districts and the airport should be considered variable with traffic. A home on this stretch of Sanur is primarily a lifestyle decision about the nearby coast and community, not a guarantee of quick island-wide transfers.

Best for: Households planning lengthy stays in Sanur, especially those needing four bedrooms, their own pool and space for relatives or guests. Floor layouts and safety details will determine how well that potential translates into daily use.; Second-home owners who spend months away and would benefit from estate maintenance or optional home services, as long as the operating agreement clearly defines fees, responsibilities and standards.; Buyers who like the privacy of an individual villa but also want a small residential community and shared landscaped area. That balance only works with workable common-property rules.; Investors prepared to assess rental licensing, operating costs, occupancy assumptions and contractual rights independently rather than purchasing against a headline return claim.; may not suit: Buyers who require a ready-to-occupy property with verified handover documents and a firm move-in date: public evidence does not yet establish either.; Foreign buyers expecting unrestricted personal ownership of Indonesian land, or relying on an automatic lease extension, without reviewing the underlying title and agreement.; Anyone seeking minimal maintenance costs or a highly standardised, quick-to-resell unit; a managed four-bedroom pool villa needs a more detailed budget and assessment of the likely buyer market..
