Why this project is worth a look

A small independent home

Private parking, a garden and a cooking area give occupants more independence than a standard holiday room. They also create ongoing upkeep responsibilities that need to be assigned clearly if the owner will not live in Bali.

About the project

INIKA Seaside is easy to mistake for a conventional Sanur villa development if the name is all you see. The project’s own sales page actually presents a much smaller proposition: six compact homes at Padang Galak, each with a single bedroom on a mezzanine level. These are two-storey dwellings with individual outdoor space and car parking, rather than apartments in a tower or a hotel-style residence. Their appeal depends on whether the buyer wants a manageable private base near the coast, not on the assumption that the property comes with the facilities of a resort.

The published building area is 70 square metres per home. Plots are quoted between 61 and 84.5 square metres, so outdoor space will differ even if the internal floor area does not. Soobali lists one bedroom, 1.5 bathrooms, a living area, a carport and a private garden, and says that full furnishing and landscaping are included in the asking price. No itemised furniture schedule or signed finishes specification was available. The practical comparison between available houses should therefore include their actual plot layout, garden usability, daylight and fitted inventory rather than treating every unit as identical.

A mezzanine is an efficient way to create a bedroom in a modest footprint, but it changes how the home works. One person or a couple may appreciate the open plan; occupants who require a fully enclosed bedroom, a step-free home or more privacy may not. The sales material does not provide verified internal net area, stair dimensions, mezzanine headroom or a detailed drawing of storage. Those omissions matter to someone considering a long stay. Furniture in a rental photograph is useful context, yet it is not a substitute for a plan and an agreed handover inventory for the home being bought.

Its location is more precise than the common shorthand “Sanur”. A lodging address places Perumahan Inika Seaside on Jalan Padang Galak in Kesiman Petilan, within East Denpasar and Denpasar City. Sanur is a nearby coastal reference point used in marketing, not the project’s stated administrative village. This distinction can affect everyday expectations: journeys to the Sanur promenade, the harbour, schools or shops are best judged from the actual road entrance. The development site refers to a harbour outlook, but there is no unit-by-unit evidence that every dwelling has an unobstructed sea or harbour view.

The project is not merely an unbuilt sales concept. Accommodation listings run by Soobali advertise at least one one-bedroom mezzanine home with a kitchen, air conditioning and guest check-in arrangements. An operator notice also warns that minor finishing work may continue while guests are staying. Taken together, these facts support partial occupiability, not completion and legal handover of the entire development. The opening of a rental unit does not show that every house has been finished, transferred or cleared for use under the required building documentation.

The most consequential term for an overseas buyer is leasehold. The official page markets a contractual lease, while a September 2026 estate-agent advert describes a 24-year term. Neither an executed lease nor the underlying land certificate was available, and the starting date, subletting rights, assignment procedure and any enforceable extension mechanism remain unknown. A leasehold purchase is not equivalent to taking legal title to the land. Before judging the apparent entry price, a buyer needs to know what exactly will be leased, who can validly grant those rights and what will remain at the time of resale.

Pricing is also less definite than a single headline suggests. Soobali’s own undated page displays a starting figure of IDR 1.45 billion; a broker updated on 18 September 2026 offers a comparable one-bedroom home at roughly IDR 1.57 billion. These figures cannot be used to infer capital growth, since they need not refer to the same unit or lease balance. Nor is an available unit at the lower figure established. Taxes, execution costs and any work excluded from a particular agreement could change the amount ultimately paid. There is no published, independently verified rental performance to support an income forecast.

A separate complication appears under the same project name. REMAX and another aggregator advertise three-bedroom villas of around 125 square metres with private pools, and one project directory refers to ten residences overall. Those specifications are plainly different from Soobali’s official description of six one-bedroom mezzanine homes. The relationship between the products could be a later series, a different section or simply inconsistent third-party classification. In the absence of a shared site plan or confirmation from the developer, this dossier describes the officially documented mezzanine homes and does not merge the three-bedroom listing into their unit mix.

The name behind the published scheme is Soobali Development, which lists INIKA Seaside as an active project. The wider Soobali business also advertises holiday-rental management, and its management website identifies PT SooBali Cahaya Gemilang. That corporate name is not, by itself, proof that the management company owns the project land or is authorised to sign a sale or lease. Nor does the operator’s existing guest business mean that an owner will receive a management agreement, a fixed occupancy rate or any specified return. These questions sit with the actual landholder, contracting entity and proposed management terms.

Finally, a coastal address should prompt more than a question about walking distance to the beach. Denpasar’s disaster-management plan identifies the Padang Galak shoreline among coastal areas considered for tsunami and erosion risk. That is a geographic planning observation, not a hazard finding for the precise INIKA plot; the public evidence did not establish the parcel coordinates well enough for such a conclusion. Site-level coastal and drainage information, ground elevation and access arrangements would help determine whether this compact property is suitable for the intended length and style of occupation.

Best for: For a solo occupant or couple looking for a separate, low-footprint home on Bali’s eastern urban coastline. The appeal is independent everyday living with a garden and parking, not multiple bedrooms, expansive grounds or a guaranteed view.; For someone who understands that the contract creates the asset being purchased. With a lease, the dates, parties, assignability, maintenance obligations and renewal provisions must be weighed alongside the home’s physical condition.; For a buyer who values evidence of actual use before committing. A Soobali-managed holiday listing offers a reference point for the layout and guest-facing setup, although it does not guarantee that the specific unit offered for purchase matches it.; For a prospective rental owner prepared to compare a separate management proposal and check permitted use. There may be a route to professionally run stays, but the published record contains no verified earnings history or binding occupancy commitment.; Not the documented choice for a household needing several enclosed bedrooms, a private swimming pool or extensive outdoor space. Three-bedroom pool villas carry the same marketing name elsewhere, but cannot yet be tied to the official six one-bedroom dwellings.; Not appropriate for someone expecting a direct personal transfer of Indonesian freehold land or an automatic renewal after the first lease expires. Those outcomes are not established by the published marketing and cannot be inferred from the word “leasehold”.; A poor match if the decision requires certified full completion, a proven net rental yield or a fixed contractual lease balance immediately. The public material supports a useful first screening, not a complete investment or legal due-diligence file.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Project scope and delivery dates are inconsistent. Soobali describes six 70 sqm one-bedroom homes, while a directory refers to ten residences and agents offer 125 sqm three-bedroom pool villas. No authenticated overall site plan links the products, and third-party completion quarters differ. The official IDR 1.45 billion starting figure has no publication date; a listing updated 18 September 2026 quotes roughly IDR 1.57 billion and a 24-year lease. Available inventory, the executed term, transfer provisions and any guaranteed extension have not been established for a particular house. No plot-specific title, signed lease, verifiable PBG or applicable older IMB, SLF, confirmed zoning decision or identification of the selling legal entity was available. The developer webpage’s generic reference to IMB being included should not be treated as sight of an issued approval.
