Why this project is worth a look
A property with guests
The villas have an observable rental presence rather than only plans and renders. Agmakina calls the development delivered, while outstanding documentation and construction notices still need attention.
Ten identifiable villas
The operator’s booking inventory labels ten separate Malvarrosa villas, a count echoed by a major hotel platform. Other Agmakina projects nearby should not be grouped into that figure.
Privacy at villa scale
Each advertised one-bedroom villa comes with a private pool and living space. That makes it a different proposition from a hotel room, although garden conditions and layouts may not be identical.
An existing service team
Guest cleaning, arrivals and reservations are already organised through an operating brand. The cost and enforceability of a future owner-management agreement are separate questions.
A traceable address
The booking channels identify Jalan Pande in Pecatu and publish map coordinates. The address helps site inspection, but the approach lane and distance from the beach are material limitations.
About the project
Malvarrosa Villas is best approached as an existing accommodation property, not a conventional new-launch sale. In Pecatu, on Bali’s Bukit Peninsula, a cluster of ten small villas is operating under the Agmakina brand. The product is easy to recognise: one-bedroom accommodation with a private pool, aimed largely at two guests. What is not easy to verify from the public record is whether any individual villa is currently for sale, who could lawfully transfer its interest or what that interest would cost. The developer presents Malvarrosa among delivered, rented properties rather than its current off-plan sales offers. That distinction should shape any purchase enquiry.

The count of ten is unusually well supported for a small Bali villa project. The direct-reservation system lists accommodation identifiers Malvarrosa (1) through Malvarrosa (10), while Hotels.com reports ten villas at the same property. Short-stay advertisements often show only a generic one-bedroom villa instead of a complete plan for every house. The Airbnb host also cautions that the layouts may differ slightly. A buyer therefore has a useful picture of the overall product without yet having a certified schedule of individual units, ownership boundaries or measurements. The marketing name should not be mistaken for one single villa, either.
The accommodation listing describes a 100 sqm one-bedroom villa with one bathroom, a living area, kitchen, private swimming pool and outdoor space. Its stated capacity is two guests. Furnishings and service details include a king-size bed, air conditioning, an equipped kitchen, a coffee machine and internet access. These are meaningful features for travellers who want a degree of independence without renting a family-sized house. They are not proof that every villa has precisely the same built area, outlook or pool. Nor does 100 sqm establish the plot size, net usable floor area or dimensions that would appear in a property sale agreement.
The location is more specific than the shorthand Bingin or Uluwatu seen in advertising. Accommodation distributors give Jalan Pande No. 6 in Pecatu, within South Kuta and Badung Regency. The operator’s booking engine publishes a coordinate pair for the property as well. This is useful for locating the actual accommodation and planning an inspection, but not a substitute for a surveyed parcel boundary. Moraira Villas, another Agmakina project, is advertised around the same street address; the projects should not be merged because their brands, booking inventories and operator map points are separate. Street numbers alone cannot establish the legal land parcel.
Bingin is part of the appeal, though the name can invite assumptions the address does not support. Malvarrosa does not sit on a beach, and the accommodation information places coastal destinations such as Bingin Beach and Dreamland within a journey rather than a doorstep walk. A traveller with a scooter may experience the neighbourhood differently from a family arriving by car. The host specifically describes a narrow, partly unpaved approach and mostly motorbike parking. Some hotel platforms, by contrast, advertise parking without that qualification. That discrepancy matters to both guest satisfaction and long-term residential use; the actual entrance, right of access and parking arrangements need physical confirmation.
Agmakina Group identifies itself as the developer and operator of the villas. Malvarrosa also appears in a 2024 business report covering PropHero’s Bali development pipeline, and the Agmakina team has publicly described cooperation with PropHero. These commercial links make the background more intelligible but do not answer the question a purchaser must eventually ask: which Indonesian entity owns or controls the underlying land interest, who holds any transferable lease, and which entity is authorised to sign and receive funds? Names resembling Agmakina Property Development and Agmakina Property Management appear in corporate directories. They cannot be assigned the role of seller or landholder without transactional documents.
There is compelling evidence that at least part of the complex is trading as hospitality accommodation. Rooms are bookable through established channels, guest accounts refer to stays from late 2025, and the operator publishes current descriptions of services. Agmakina markets the whole project as delivered and furnished. At the same time, one Booking.com description retains language about a soft-opening phase and works within the complex, while Airbnb and Expedia warn about surrounding construction. It would be inaccurate to call the project unbuilt, but equally premature to infer that every construction item has been closed out, or that formal building-occupancy paperwork has been verified.
A live operation gives prospective investors questions worth answering with records. How much revenue did the specific villa receive, net of cancellations and refunds? How did rates change between busy and quiet weeks? What was paid to online booking platforms? What is the actual charge for housekeeping, pool care, utilities, guest support and consumable replacements? If a unit has been available for only part of the reporting period, a portfolio average will not give its full-year performance. Agmakina publishes its own occupancy figures, but those are operator statements, not an independently audited owner distribution. Occupancy and investor cash return are not interchangeable measures.
The guest-facing service offer is nonetheless concrete. The host describes daily cleaning, smart-lock arrival, a prepared kitchen and a private outdoor pool. The accommodation is advertised as a whole villa rather than a room in a shared building. Those features can support a recognisable short-stay proposition, particularly for couples and independent travellers. Ownership changes the economics and obligations. The future owner must know who pays for electricity, pool filtration, staff, periodic deep cleaning, furniture replacement and repairs, and whether the operating agreement grants transparent access to bookings and receipts. There is no public unit-specific management agreement to establish those answers.
On legal structure, the developer’s Malvarrosa page refers to acquisition on a leasehold basis. That points to a contractual right connected to the property rather than outright ownership of Indonesian land. Indonesian rules restrict Hak Milik, the full land-ownership title, to Indonesian citizens; other arrangements require their own eligibility and documentation. For this project, the underlying registered title has not been produced. Neither have the initial and remaining lease terms, assignment and subletting rights, renewal mechanism or provisions governing the villa at expiry. A reassuring word in a marketing footer cannot tell a foreign purchaser what can legally be transferred to them.
The starting date and remaining years deserve as much attention as any asking price. A lease agreed when construction began may have a materially different remaining period from a new lease beginning at resale. Renewal wording can amount to an option at an unknown future rent rather than an enforceable extension at fixed terms. The ability to transfer the lease, rent the villa to tourists or leave contractual rights to heirs depends on the actual documents and their parties. Without a draft transfer package and title evidence, even an attractive resale asking price would be hard to evaluate. The length of a stay booked by a tourist tells a buyer nothing about the remaining land tenure.
There is a further separation between a building being occupied and its licensing position. Indonesia’s building system distinguishes construction approval, known as PBG, from the SLF certificate concerned with suitability for use. Any permitted commercial accommodation use must also be assessed against the exact plot and the operator’s licences. A business registration number displayed in an Airbnb listing does not substitute for a project-specific building approval or land-use evidence. No such Malvarrosa document set was available for review. That is a disclosure limitation, not an allegation that the permits do not exist.
For an owner-occupier, the key practical questions are different again. One bedroom and a private pool can be comfortable for a couple, but the narrow arrival lane, available storage, daylight in the garden, privacy from neighbours and interruption of utilities become daily concerns during a long stay. Reviews contain both positive comments about the property and service and complaints relating to noise or maintenance at particular points in time. That is useful qualitative evidence, not a substitute for an independent building inspection. A finished-looking villa may still have issues with drainage, waterproofing or pool equipment that only reveal themselves under regular use.
Any resale assessment should bring the property, the business and the right of occupation together. The guest product is visible; the exact asset available to a purchaser is not yet documented. A sound offer would identify the villa by its contractual description, its measured spaces, the parties conveying rights, the balance of lease years, any management commitments and actual historical net receipts. It would also distinguish sale taxes and transaction costs from short-stay operating charges. Until that evidence and a real asking price appear, the most useful description of Malvarrosa Villas is a ten-villa, one-bedroom private-pool rental complex in Pecatu with an established operator and material purchase-specific uncertainties still open.
Ownership format
Agmakina Group describes the acquisition structure as leasehold rather than outright land ownership. No unit-level lease, commencement date, remaining term or transfer provisions were available for review.
Home types & sizes
The published guest accommodation is a self-contained villa for two with a bedroom, living area, kitchen and private pool or garden space. Its quoted 100 sqm comes from a lodging listing, not a verified sale plan or surveyed title. The operator notes that individual layouts can vary, so the selected villa needs its own measurements and plan.

Location
- Booking services identify Jalan Pande No. 6, Pecatu, South Kuta, Badung; Bingin is the commonly used local visitor-area name.
- This is not an oceanfront or beach-access site. Reaching Bingin, Dreamland and other beaches normally involves transport.
- The host warns of a narrow, partly unpaved approach; car access and parking rights need to be checked at the actual villa.
- Coordinates come from the operator’s reservation system, not from a cadastral survey or a verified plot boundary.

Best for: Couples and solo travellers who value a self-contained place with a kitchen and private pool more than a large family home.; Buyers interested in a villa with an observable hospitality history, provided they can obtain property-level income and cost records.; Investors comfortable evaluating a contractual leasehold interest, including its remaining years, renewal terms and transferability.; Owners who want to consider an established management operation but will negotiate the scope, reporting and cost of that service separately.; may not suit: Households needing multiple bedrooms: the supported accommodation product is a one-bedroom villa.; Anyone requiring outright foreign ownership of the land or an already verified long-term renewal right.; Buyers expecting walk-out beach access, straightforward car access and assured private parking.; Investors unwilling to assess the actual lease and net unit economics beyond the manager’s performance claims..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Leasehold is advertised, but no individual land title, lease term or commencement date, renewal and assignment clauses, identified titleholder or named sale counterparty has been produced.
- Agmakina labels the project delivered, while some accommodation descriptions still warn of on-site or nearby construction. Project-specific PBG, SLF and permitted short-stay land use were not reviewed.
- No verified public resale offering with a current asking price was found. The 100 sqm figure is from a rental listing, and online sources disagree about car parking at the property.
