Why this project is worth a look
A pool, not a clubhouse
The swimming pool is presented as part of each private villa rather than a shared resort feature. That offers personal space, along with an ongoing obligation to maintain the water, equipment and outdoor surfaces.
Living on two levels
The proposed arrangement puts the bedroom upstairs and the social spaces below. It is a thoughtful way to organize a compact one-bedroom home, provided stairs are suitable for the people using it.
A Bingin base
The location is useful for buyers drawn to the southern peninsula’s surf and food scene. It should not be confused with beachfront ownership or a verified walking route to the sand.
Flexible operating concept
Pike Group markets both partner-managed short stays and owner management. Neither route establishes a net yield or confirms the permissions required for tourism use.
About the project
Maraluna Villas is a small pool-villa development in Bingin, within Pecatu on Bali's southern Bukit Peninsula. Pike Group markets the scheme under the shorter name Maraluna, while agents often use Maraluna Villas. They are describing the same identifiable product: compact, one-bedroom homes with their own pools, aimed at buyers who want a private place to stay and may also consider holiday rentals. It is not a beachfront estate or a large resort with extensive communal amenities. The distinction matters because much of the appeal comes from the individual villa rather than facilities supplied by an estate operator. The available evidence establishes the development's identity and concept, but it does not include signed unit documents or a registered plan.

The most consistently reported specifications are 71 square metres of building area on an 84-square-metre land parcel for each villa. Those figures should not be treated as interchangeable. The land allocation needs to accommodate the house, pool and exterior spaces; the building figure does not tell a buyer how much unobstructed indoor floor area they will actually use. Laguna Prime gives a more detailed two-level layout, with approximately 36.2 square metres on the ground floor and 34.5 upstairs, plus a separately described balcony. There is no verified net internal area, and a floor plan remains the proper way to establish dimensions, circulation and what is included in each quoted total.
Inside, the plan is geared towards two people rather than a household needing multiple bedrooms. A living and dining area shares the ground floor with an open kitchen, island and a sunken seating space. The guest toilet is downstairs. Upstairs, the bedroom is described as having its own bathroom, built-in storage and access to a balcony. Separate sleeping and living levels can make a one-bedroom home feel more structured, although anyone wanting step-free accommodation should recognize the practical consequence of daily stair use. A broker profile calls the property single-storey despite other descriptions and a listing showing two levels. That mismatch should be resolved against the actual architectural plan before a particular unit is reserved.
Outside, each villa is advertised with a private swimming pool. Laguna Prime describes the pool at 8.5 square metres, with an outdoor shower, terrace and landscaped space around it. M Real Estate Bali mentions scooter or bicycle parking and useful storage for personal belongings. Those are credible design details for someone planning to spend time near Bingin's surf breaks, but they are sales specifications rather than a survey of an inspected finished villa. A private pool can be enjoyable for a couple and attractive in a short-stay listing; it also creates a permanent maintenance obligation. Water treatment, pumps, surface repairs and cleaning should be considered operating costs, not occasional extras.
Bingin provides the setting for the project. It is part of Pecatu in Kuta Selatan, Badung Regency, and agents frequently describe the broader area as Uluwatu. The neighborhood is associated with surf access, independent cafés, food and wellness venues. That tells a buyer something about likely lifestyle and guest preferences, but it does not establish a sea view or walkable beach access for Maraluna. The project's marketing refers to many nearby destinations and short drive times. Without an independently verified site pin, those claims cannot be checked against the actual lane and access road. A local site visit would say much more about the experience than an attractive location collage.
The limits of the published address deserve attention. One syndicated property advertisement uses the street label “Jalan Anlak Sari”, while the developer and the stronger project profiles identify only Bingin and Pecatu. The same syndication channel assigns questionable building-area figures to Maraluna. That is not a reliable basis for treating the street label as a cadastral address. The exact plot, entrance and coordinates have therefore not been asserted in this record. They matter to a buyer evaluating road access, drainage, neighbouring construction, service deliveries and whether a motor vehicle can reach the entrance comfortably.
A buyer looking for a ready-to-use holiday home should also ask exactly what “fully furnished” means here. The developer says interiors are furnished, and agents advertise a turnkey option. Neither description is a signed inventory. Kitchen equipment, linen, internet hardware, soft furnishings, pool tools and replacement allowances can fall on different sides of the handover agreement. Two villas with similar renderings may also differ in their finishing packages. A realistic all-in budget should be based on the specified villa and an itemized inclusion schedule, not on the impression created by an interior rendering.
The advertised entry price is not a single settled number. Pike Group's project website still shows a promotional USD 179,000 price. The founder's public profile refers to villas starting at USD 199,000, and ARDA's listings show a range from USD 189,050 to USD 199,000. They may reflect different stock, promotional stages or update cycles; there is no published price reconciliation. Listings denominated in Indonesian rupiah provide further snapshots, not proof that a particular villa can be bought today at that amount. Taxes, transaction costs, documentation, furnishings and any remaining construction payments need to be added only after the specific offer and contract have been reviewed.
One agent's published payment structure begins with a 10% reservation payment, followed by 30% at contract signing, 30% at 40% construction progress, 25% at 75% progress and 5% at handover. It is useful evidence of how Maraluna was being marketed earlier, not a verified current payment instruction. With phase-one completion described as advanced in October 2026, several of those construction milestones may already be past. Buyers need a fresh dated schedule stating who receives each transfer, the conditions releasing it, the remedies for delay and what will be provided before the final balance is due. A staged plan on an agent's website is not a substitute for those terms.
The proposed tenure is a contractual land lease, commonly described in the marketing as 29 years with an option to extend for another 20. It should not be presented as 49 secured years of land ownership. Indonesia distinguishes leases from registered rights such as Hak Milik, the land ownership right, and Hak Pakai, a regulated right of use. The exact legal position of a Maraluna buyer depends on the underlying land certificate, the lessor's authority and the executed contractual documents. Neither the lease itself nor a current title document has been made available for this review. The commencement date is particularly important; the useful term is the unexpired term the purchaser actually receives, not the headline duration used at launch.
Extension rights can materially change the economics. An option that requires a new market-rate payment is not equivalent to an unconditional extension at a known price. The contract also needs to define assignment to a future buyer, consent requirements, the treatment of improvements and what happens to the building when the lease expires. These issues affect resale value as well as eventual use. Pike Group discusses foreign-owned Indonesian companies as a possible structure for property transactions, but that general explanation does not establish that Maraluna must be acquired through a PT PMA or that the foreign buyer will hold registered land title. Any company route must be understood through the actual contracting parties and documents.
Maraluna is promoted for short-term letting, with a professional management partner proposed to handle guests, maintenance and platform listings. The developer also says owners may manage the property themselves. ARDA quotes a 15% management fee; the scope of that charge has not been verified through a management agreement. It might not cover listing-platform commissions, cleaning, consumables, pool and garden care, utilities, insurance, repairs or local taxes. An owner-use allowance also needs to be reconciled with rental bookings and operator rules. A projection of attractive occupancy is not the same as a set of trading accounts for a completed property. No verified post-handover operating history for Maraluna was found.
Rental permission cannot be inferred from a colored zoning label alone. Agents describe the site as being in the local tourism zone, sometimes called Zona Pariwisata (W) or a pink zone, but no authoritative site-specific zoning or spatial-use record was available to connect that classification to the precise parcel. The relevant building approval, PBG, and certificate confirming the building is fit for use, SLF, were not reviewed either. That is a statement about the limits of this research, not proof that a permit is absent. The right to offer tourist accommodation also depends on the applicable business permissions and the entity operating it. A promise of future management does not settle those requirements.
There is unusually visible disagreement about construction timing and the number of villas. The developer's landing page describes six private villas, reports phase one at roughly 95% completion and refers to an October handover in the fourth quarter of 2026. A more recent Pike Group post describes five villas, with two nearing completion during October 2026. ARDA also describes five and divides delivery between October 2026 and September 2027. Laguna Prime and M Real Estate Bali use November 2026. These may be different publication dates, revised site plans or separate completion batches. The open sources do not establish which interpretation is correct. In particular, they do not justify classifying the entire development as completed.
Pike Group's role as the marketing and developer brand is well supported. Founder Lucas Pike describes buying the Bingin site in 2025 and directing the construction, including attention to drainage, waterproofing and water supply. One sales profile mentions a public-water connection supported by an underground reserve tank; another refers to a 12-month construction warranty. These are useful claims to take into an inspection and contract review, not independently certified technical outcomes. The Indonesian legal entity responsible for the development, the entity signing a purchaser's lease and their relationship to the public-facing Pike Group brand remain to be established.
Maraluna makes the most sense when assessed as a narrowly defined lifestyle property: a compact, privately pooled one-bedroom home in Bingin, with rental use as a possible additional purpose rather than a guaranteed return. Someone seeking several bedrooms, extensive grounds or immediate documented rental income will be looking for a different product. For a buyer who likes the concept, the decisive next evidence is the actual villa number and site plan, signed land arrangements, current payment and furnishing schedules, verified permissions and written handover obligations. Those documents would turn a plausible sales proposition into a property that can be compared sensibly with other choices in Bali.
Ownership format
Marketed as a 29-year contractual land lease with a proposed further 20-year extension. It is not freehold land ownership; the actual lease, commencement date and extension terms were not available for review.
Home types & sizes
The marketed land allocation is 84 sqm. Living space and kitchen occupy the lower level; the bedroom and balcony are above, with a pool outdoors. Room dimensions and the furnishing inventory remain unit-specific.

Best for: An individual or couple seeking a compact home with a private pool rather than a multi-bedroom residence.; A lifestyle buyer who values Bingin access more than beachfront frontage or extensive shared facilities.; Someone comfortable evaluating a time-limited land lease, documented handover and ongoing maintenance.; An owner considering holiday letting as a conditional use, subject to permissions and operating costs.; may not suit: A family requiring several bedrooms, extensive grounds or dedicated car parking.; A purchaser who requires direct registered land ownership or an unconditional, pre-priced lease extension.; An investor who needs audited operating results from an already operating rental villa..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The unit count and delivery schedule conflict: the project website and several listings say six villas, while a newer Pike Group post and ARDA say five. Early handover is advertised for October–November 2026; ARDA separately lists September 2027 for a second phase. No approved site plan or handover records were available.
- A 29-year lease with a possible 20-year extension is promoted, but the contract, starting date, underlying land title, seller’s legal entity and its relationship to Pike Group are unverified. Advertised prices from USD 179,000 to USD 199,000 have not been reconciled into one current offer.
- The exact plot address and coordinates have not been substantiated. Claimed tourism zoning, PBG building approval, SLF fitness-for-use certification and short-stay operating permissions were not supported by documents for this particular site.
