Why this project is worth a look
A genuinely small cluster
Three villas make this a boutique product with a clearly defined room type. Whether it feels secluded will depend on plot boundaries, neighbouring projects and the access arrangement, none of which can be judged from the concept alone.
Design that uses height
The four-metre interior and gabled roof give the compact house a distinct sense of volume. Roof specification, drainage, weatherproofing and workmanship remain separate questions from visual design.
Private water and outdoor space
A 15-square-metre pool and a terrace give a one-bedroom villa a stronger indoor–outdoor lifestyle. Owners will also be responsible for understanding the maintenance and utility demands that come with them.
A published payment sequence
Loa sets percentages against five construction milestones, offering a framework for discussing progress. The meaningful protections are still in the contract: verification, delays, defects, refunds and control of paid funds.
Built with guests in mind
The furnished format could work for holiday rentals as well as personal stays. The economics cannot be judged until local permissions, management arrangements, all running costs and realistic booking assumptions are established.
About the project
Villa Bayu is a small, three-home development marketed by Loa Villas near Balangan on Bali’s Bukit Peninsula. It is not the large holiday rental elsewhere in Uluwatu that shares the same name, and it should not be confused with Villa Maihan, another one-bedroom design in the Loa portfolio. Here the product is a single-bedroom, loft-inspired villa with its own outdoor pool, sold as an off-plan opportunity rather than an established rental business.

Loa’s project page uses Uluwatu as the destination name and places the homes within reach of Balangan and Dreamland beaches. A separate property advertisement explicitly calls the area Balangan. Together, these references identify the wider south-Bali market but do not establish the plot’s street address, cadastral boundaries or exact travel route. Without a plot reference there is no reliable basis for promising a particular drive time to the beach or a specific outlook from the terrace.
The distinction matters in Bukit. Two plots sold under the same broad coastal label can have very different road access, traffic, noise and practical convenience. A nearby fitness club shown as “coming soon” could eventually be welcome, but it cannot be treated as a working amenity until it actually opens. The local setting should be judged using the real access road, neighbouring buildings, drainage and the everyday services people will rely on, rather than a handful of destination names in sales copy.
The published concept is unusually easy to picture. A steep gabled roof sits above an airy living space; sliding doors connect the indoor rooms to a terrace and pool. The developer gives 60 square metres as the villa size, 122 square metres as the plot and 15 square metres for the private pool, with a ceiling height around four metres. Those figures describe different elements of the property, so the plot area must not be mistaken for the amount of liveable accommodation.
There is one bedroom and, according to the project’s own specification, two bathrooms. A one-bedroom home can be practical for a couple, a solo owner or short stays that revolve around beach days and eating out. Buyers intending to spend several uninterrupted months here should think more carefully about storage, desk space, laundry, cross-ventilation and the ease of moving between wet and dry areas. The tall interior may feel generous while the actual enclosed footprint remains quite modest.
The roof shape is part of the project’s identity. Loa presents its sloping profile as a more weather-conscious choice for Bali’s rainy months. That is a plausible design approach, not evidence of how the finished roof will perform. Waterproofing details, gutters, roof fixings, drainage away from the foundations and the maintenance specification matter more than a rendering when a villa must cope with tropical downpours year after year.
The brochure-level offer is fully furnished, another useful distinction for an overseas purchaser. A fitted home can be easier to occupy or hand over to a rental operator than an empty shell. But fully furnished has no universal contents list. Kitchen equipment, appliances, outdoor seating, curtains, guest linen, spare keys, cleaning supplies and the quality of materials may still depend on the contractual inventory. An attractive interior image is not a substitute for that schedule.
Loa also presents a division of responsibilities after handover: it develops and builds homes, while specialist rental managers handle guests and ongoing hospitality. Villa Bayu may suit an owner who wants the freedom to visit occasionally and rent it out in between. However, no project-specific operator appointment, fee schedule, owner-use rules or maintenance budget was available in the public materials reviewed. Rental operations should not be assumed to be included in the headline asking price.
The company publishes projected occupancy and return scenarios for this design. They are illustrations of a proposed investment case, not realised returns from the three Villa Bayu homes. Real performance will depend on competition, booking costs, nightly rates, seasonality, utilities, cleaning, repairs, management fees and empty nights. Over a fixed lease term, resale value may also be affected by how many years of enforceable use remain when the owner wants to exit.
Pricing also deserves a closer look. The Loa project site displays USD 179,000, while a listing first published in November 2025 describes apparently the same Villa Bayu design at USD 169,000. The lower figure is useful as historical marketing evidence; it is not proof that a home is currently available for that amount. The developer says transactions are made in Indonesian rupiah. Buyers therefore need the actual IDR quote, a clear statement of included items and the schedule of taxes and transaction expenses, not just a converted headline price.
The tenure is advertised as 25 years with a further 10-year extension. That describes a contractual lease arrangement, not freehold ownership of Indonesian land. An investor needs to know when the first term begins, whether the second period has already been contracted, what must happen to exercise it and whether additional consideration is payable. General statements that an extension is “guaranteed” are not an adequate replacement for wording binding the correct land-right holder.
The developer brand is identifiable: Loa Villas publicly associates itself with PT Loa Real Estate, a company also appearing in Indonesian corporate-information directories. This is useful context, but it does not prove which legal entity will sign the villa agreement or which party actually holds the underlying land right. The buyer, the project company, the contractor and the lease grantor may have different contractual roles. A clean transaction should make those roles traceable rather than asking the purchaser to infer them from a website footer.
For construction payments, Loa sets out five percentages tied to progress: reservation, foundation, structure, finishing and handover. This is a meaningful feature for people purchasing from abroad, but staged payments are not themselves an escrow arrangement. Contractual triggers, inspection rights, proof of completion, the treatment of retention and remedies for late or defective work are what determine how much protection the buyer receives as money changes hands.
Timing is a separate uncertainty. The project page gives a 12-month build period without a verified start date. One property portal records December 2026 as an expected completion, based on a listing that dates back to 2025. That calendar estimate cannot establish that the site has reached any particular construction stage in October 2026. Until dated progress evidence and the project-specific construction agreement are available, treating it as an off-plan offering is more accurate than describing it as nearly finished.
Villa Bayu has a coherent architectural proposition: a small private pool villa for one or two people, presented in a quieter cluster of three rather than a sprawling resort. The decision, however, is not made by the roofline or a return forecast. It rests on identifying the exact plot and contracting parties, agreeing what will physically be delivered, verifying local permissions and understanding the lease well enough to know what rights remain five, ten or twenty years after handover.
Ownership format
Offered under a contractual long-term lease. The developer advertises an initial 25-year period plus a further 10 years, but neither the draft lease nor the parcel title, commencement date or renewal mechanism was available for verification. The additional period is not assumed to be automatically secured.
Home types & sizes
An airy single-bedroom layout with living and kitchen space opening towards a private terrace and pool. The published plot is 122 sqm, the pool is 15 sqm and the ceiling height is approximately four metres. Furniture is advertised, but the binding finishes and equipment list must be agreed before purchase.

Location
- The reliable geographic description is the Balangan/Uluwatu part of the Bukit Peninsula in Badung, South Bali. A portal also indexes the listing under Jimbaran, which does not prove the cadastral village or the precise parcel.
- Balangan and Dreamland are meaningful reference beaches, not evidence of a beachfront plot. No verified site pin was available against which the developer’s driving-time claims could be tested.
- Day-to-day access is as relevant as distance on a map. A short route to a beach may still involve narrow roads, difficult junctions or longer trips to groceries and essential services.
- A proposed fitness and sports venue appears in the marketing. Until its operating status, entrance and walking route are confirmed, it should be treated as a possible future neighbour rather than an existing amenity.

Best for: A couple or solo traveller seeking a self-contained Bali retreat with a private pool instead of shared resort facilities. The small bedroom count is easier to live with when trips are occasional and the property is used primarily as a base for the coast.; An owner drawn to design-led, low-density villas rather than a managed apartment complex. That independence brings control over the setting, together with the less glamorous work of maintaining a pool, drainage, finishes and outdoor equipment.; A buyer considering personal use mixed with short holiday lets, provided an independently reviewed operating budget supports the idea. A single-bedroom villa may be straightforward to market, but that does not establish occupancy, lawful rental use or net profit.; An off-plan purchaser comfortable with construction uncertainty and capable of obtaining local legal and technical advice before making staged payments. The proposed milestones may help structure oversight, but they are only as useful as the rights attached to them.; may not suit: Families needing multiple real bedrooms, a dedicated home office or a separate guest suite. Loft proportions are not a substitute for an extra room.; A foreign purchaser whose requirement is freehold ownership of the underlying land or an unconditional long-term extension. The advertised structure is contractual lease tenure, and the underlying agreement has not been reviewed.; Investors wanting a completed villa with verifiable booking history, known maintenance costs and immediate rental income. This offering currently provides plans and projections rather than an operating track record..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The plot address, land title, cadastral village, site coordinates and lawful land use were not established. The project-specific PBG (building approval) and SLF (fitness-for-use certificate) were not available to review. Balangan/Uluwatu identifies a broad area, not a verified parcel.
- Loa advertises 25 years plus 10, but the lease, start date, renewal mechanism, legal land-right holder and entity receiving payment for a specific villa have not been independently verified.
- Loa lists USD 179,000; older syndication of listing U5897874 gives USD 169,000. That listing also gives one bathroom and 64 sqm versus the developer’s two bathrooms and 60 sqm, plus a December 2026 completion estimate that lacks an independently verified construction schedule.
