Why this project is worth a look

Operating rather than proposed

The project can be tested as a real place to stay, with named villas distributed through Mazari Stays and outside booking platforms. Operational presence reduces uncertainty about physical completion, but does not authenticate an owner’s rental statements or legal file.

Independent private spaces

A pool, kitchen and outdoor lounge belong to each villa, so the guest experience is not built around shared hotel facilities. That can also make part-time personal occupation more appealing, although each private amenity adds its own maintenance obligations.

A useful range of homes

Different bedroom counts make the collection relevant to couples, families and larger groups. What matters on resale is the exact layout, position, furnishing configuration and condition, not simply the bedroom number printed on a brochure.

Visible hospitality infrastructure

Mazari publishes a management offering spanning cleaning, bookings, maintenance and reporting. An incoming owner may benefit from that system, provided the service contract, cost structure and freedom of owner use are verified for the selected villa.

About the project

Mazari Villas has passed the point at which an investor is buying a promise of a future building. The villas are being marketed to holiday guests, the operator runs a dedicated booking website, and the development arm describes the original collection as sold out. That creates a very different buying proposition from a newly launched villa project. An interested purchaser would now be looking for a genuine resale by an existing rights holder, not selecting an unsold unit from the developer’s introductory inventory. The asking price, lease balance, operating history and documents would belong to that particular property.

The original development contains 15 private-pool villas in Bingin, within Pecatu on Bali’s southern Bukit Peninsula. It is a group of individual homes rather than apartments in a shared block. One-, two- and three-bedroom formats are represented, with kitchens, internal living spaces and outdoor areas that make the homes useful for more than overnight stays. The scheme’s Mediterranean-inspired architecture is prominent, but the practical appeal lies in how those private spaces work together: a guest can prepare a meal, spend time by the pool and retreat indoors without sharing the main amenities with a hotel corridor full of strangers.

The address most consistently attached to the property is Jalan Pendem, Pecatu, Kuta Selatan, Badung. The operator uses Bingin and Uluwatu as the destination labels; accommodation platforms supply the street address. These descriptions fit together geographically, but they offer different levels of precision. Neither a cadastral plot identifier nor an independently verified site boundary appears in the public material reviewed. A location pin from a specialist new-home listing provides a useful approximate map point, not proof of the legal extent of the land. Access along the final stretch of road needs to be considered separately from the appeal of the broader Bingin district.

There is a valuable distinction between Mazari Villas and the later Svara by Mazari Villas project. Both are associated with the Mazari brand and both use the Bingin name, which makes them easy to confuse in property listings. They are not interchangeable developments. Svara’s published list of amenities includes facilities such as a café, spa and gym, but those features must not be presented as amenities of this original 15-villa collection. Mazari Villas is better understood as a cluster of private houses with guest services, security arrangements and individual outdoor facilities.

An operational rental business is visible here. Mazari Stays offers named villas directly to travellers, while Booking, Hotels.com and other accommodation services carry guest listings for the same address. This is stronger evidence of use than a brochure’s forecast of eventual occupancy. It still says very little about the income that a particular owner has received. A public nightly rate is not net revenue. Booked nights, commissions, staff costs, replacement furnishings, utility bills, taxes, owner-use periods and the division of management fees all affect the result. None of those numbers can be reconstructed reliably from guest-facing pages.

The smaller homes are not merely hotel bedrooms placed beside a pool. On the current development page the one-bedroom type starts at 117 square metres of building area on land from 119 square metres. It includes a separate living environment, cooking facilities, a bathroom and an additional guest toilet. Named options such as Selene, Cielo and Amara are also listed on the accommodation site, which describes their different terraces and poolside layouts. Couples might value the privacy and generous living area, while someone spending several months a year in residence might care more about storage, work space and privacy from neighbouring villas.

The two-bedroom villas expand the audience. A family or two couples can occupy separate bedrooms with their own bathrooms while sharing dining and outdoor space. Development material gives building area from 211 square metres and land from 218 square metres. Aria, Ilios, Nidra and White Moss are among the named houses, and the stay operator describes differences that are meaningful to actual users. White Moss, for example, is promoted with a twin-bed arrangement and some family-oriented provisions. A resale buyer should use those real layouts rather than assume that all houses in a two-bedroom category have the same furniture, outlook or suitability for children.

The three-bedroom category includes houses such as Gaia, Luna and Nova. The development website quotes building area from 210 square metres and land from 281 square metres, while the accommodation website presents individual villas using guest-oriented size figures. Those measurements should not be treated as if they refer to an identical definition of floor area. The operating descriptions reveal a useful practical feature: in some layouts one bedroom is on the lower level and other bedrooms are upstairs, with poolside seating and, in certain villas, roof terraces. That can work well for groups, but stairs, outdoor maintenance and operating costs grow in importance as the house gets larger.

The composition of the collection has changed or has not been reconciled publicly. The original sales brochure counted four one-bedroom, nine two-bedroom and two three-bedroom villas, adding to the repeatedly stated total of 15. The newer development page gives different quantities beside named designs, and its visible category counts add up to fewer than 15. There is also a Villa Mia on the stays website that does not appear in the same way in the current development list. This is not an identity problem: both sources clearly describe the Mazari Villas compound. It is, however, a reason to seek a current schedule of villas and an approved plan before treating any old allocation as authoritative.

For construction timing, an early brochure anticipated completion in June 2024 and offered a payment schedule spread across a year. That was a forward-looking sales programme, not a permanent term of ownership. Today the developer has an “open” page, while accommodation listings refer to a property operating since 2024. The evidence supports a completed, guest-operating development. It does not establish when every particular house was handed over to its first buyer, whether defects were closed out, or which building approvals were issued for each part of the site. Those points sit in the owner’s document file rather than on the booking page.

Old price anchors require the same discipline. A historical Mazari brochure offered entry pricing from USD 260,000, with separate figures for bedroom categories. The developer’s development directory still shows a different legacy figure of USD 235,000 for the sold-out project. Neither is a verified October 2026 resale asking price. They are marketing snapshots from different materials, not current transactions that could be averaged into a market value. The project record therefore does not show a live starting price. A credible resale price must come attached to an identifiable house, seller, remaining legal term and clear allocation of transaction costs.

The original ownership proposition was contractual long-term leasing. Project materials referred to a 25-year starting term, with a route to 35 years under a time-limited additional-payment offer. The brochure’s particular election deadline fell before June 2024; that historic offer cannot be promised to somebody purchasing years later. Even a villa originally sold on a 35-year agreement will have a different balance by the time it changes hands. The agreement’s effective commencement, expiry, transfer provisions and obligations on renewal matter more than the word “leasehold” printed in an advertisement.

Indonesian land law separates rights over land from a private lease contract. A seller may describe a villa as owned, but the buyer needs to understand precisely which contractual rights are transferable and which party holds the underlying land title. Hak Milik is the Indonesian ownership title to land; foreign individuals cannot simply acquire that title directly because a home is advertised to international customers. Other legal arrangements have their own conditions. Nothing in the publicly available project material reviewed proves the underlying title, the parties to each lease, or the enforceability of a future extension. The only safe description here is the originally advertised contractual leasing model, with unit-level documents outstanding.

Mazari Developments is a supported developer brand: it publishes the project and describes the group’s design, development and management roles. That is not the same as identifying the exact Indonesian company or person who will sign a resale agreement. The landholder, original contractual tenant, current rights holder, manager and recipient of funds may be different parties. Differences can be entirely legitimate, but the relationship between them has to be supported by documents. If funds are requested by an intermediary, an introduction from the operator does not establish the intermediary’s authority to sell or receive the purchase money.

There is also a split between the physical villa and the services that make it function as holiday accommodation. Mazari’s management information covers housekeeping, pool and garden care, reservations, marketing, guest feedback and financial administration. A buyer who wants an income-producing home should understand whether these services are obligatory, which charges are fixed, which depend on revenue, and how owner occupation affects availability. An operating property can have excellent guest reviews and still perform differently in the owner’s accounts once fees, maintenance, platform costs and taxes are included. Income projections on promotional pages should not be treated as operating evidence.

The surroundings will suit some owners better than others. Bingin gives access to south-coast surfing, beaches, dining and resorts, yet Mazari Villas is not presented as beachfront accommodation. Guest listings describe travelling by road to Bingin Beach and other attractions. Those journey estimates vary with traffic and route, and should not be repeated as guarantees. The stronger location question is how the street and the approach to the property feel at different times of day and in wet weather. Someone intending a long seasonal stay may value predictable grocery runs and reliable transport more than proximity to a beach name on a marketing map.

Sustainability appears throughout Mazari’s early positioning. The original plan called for solar panels, and later descriptions from the stay operator and an independent interiors publication refer to their use. That supports the conclusion that solar integration is part of the product story. It does not verify a claimed percentage of total electricity demand covered at a particular house. For a purchaser, the useful evidence is an equipment inventory, installation and warranty records, maintenance history, and recent utility bills. Solar panels are an asset only to the extent that the system is present, functional and subject to manageable ongoing costs.

Design deserves close inspection for equally practical reasons. Light-coloured finishes, terraces, sunken seating and generous pool areas help explain the project’s popularity with travellers. Yet owners live with drainage, waterproofing, pumps, air-conditioning and the wear that comes with guest turnover. The completed status makes condition checks possible, which is a genuine advantage over off-plan buying. It also exposes existing repair obligations. Looking at a well-maintained rental listing is not a substitute for checking the specific villa’s equipment, outstanding defects, insurance arrangements and the allocation of shared expenses.

Mazari Villas is most compelling as an existing, design-led property where a buyer may be able to inspect the real product and obtain a rental history. Its biggest unanswered questions arise precisely because original inventory is gone. A serious purchase case now turns on an identifiable resale unit, a defensible price, the signed land and lease documents, authority to transfer, the regulatory position of the building and accommodation activity, and credible owner-level operating statements. Until those are available, the project can be described with confidence as a working villa compound, not as a verified investment opportunity with a fixed return or readily available stock.

Ownership format

Originally offered through a contractual 25-year lease, with a 35-year term available subject to the original offer conditions. The executed agreement, commencement date and remaining term of any individual villa have not been reviewed.

Home types & sizes

1-bedroom private-pool villa
Building area from 117 sqm

The development page starts land plots at 119 sqm, with Selene, Cielo and Amara among the names used for this category. A separate sleeping area, proper kitchen, living room and private pool give it more residential substance than a conventional suite. Mazari Stays markets individual houses at around 120 sqm, but that guest-facing measurement is not a surveyed or registered building area. A purchaser should compare the actual villa and its documents, especially where long visits and storage needs matter.

2-bedroom private-pool villa
Building area from 211 sqm

Land starts from 218 sqm in the original project specifications. Named designs include Aria, Ilios, Nidra and White Moss, with meaningful differences in terraces, planting and bedroom arrangements. The accommodation operator highlights family-friendly details at White Moss rather than claiming that every two-bedroom home is identical. Two private bedrooms can broaden the rental audience, but layout, stairs, furnishing and pool arrangements still determine who can use a particular house comfortably. Documented measurements take precedence over hospitality listings.

Get floor plans and current prices
3-bedroom private-pool villa
Building area from 210 sqm

The development site quotes land from 281 sqm for this category, while guest-facing pages feature Gaia, Luna and Nova as individually configured homes. Some have a downstairs bedroom, others emphasise rooftop or poolside gathering areas. They can accommodate larger groups, but the extra bedrooms and outdoor spaces bring higher upkeep and potentially more intensive guest turnover. Accommodation floor-space labels are not a replacement for a certified plan; the building-area figure quoted here comes from the development description, not a title document.

  • Bingin, Dreamland and Padang Padang beaches, surf breaks and the south-coast food scene are within the broader area. The property is not marketed as directly beachfront, and third-party stay listings refer to road journeys to the coast.
  • The last part of the approach road deserves attention. A buyer staying for weeks at a time may notice traffic, drainage and transport access more than a short distance stated in an older marketing brochure.
  • The geographic pin is taken from a project-specific property listing. It is an approximate locator only; surveyed plot boundaries, parcel identification and title documents have not been made public.

Best for: Part-time residents who want a genuinely self-contained holiday home: private pool, kitchen, indoor space and enough separation from other guests. The existing houses can be inspected rather than imagined from construction drawings.; Families and groups weighing a two- or three-bedroom villa, especially where sleeping arrangements, stairs, outdoor dining and children’s pool safety will matter more than the project-wide brand.; Buyers comfortable with the resale market and prepared to examine property-specific booking data, expense statements and management terms before drawing conclusions about annual net income.; Purchasers who understand that a transferable lease interest must be evidenced through documents. They are willing to price the remaining term and renewal rights actually available to them, not those offered in a past launch.; may not suit: Anyone expecting a straightforward foreign-owned land title or a fresh 25- or 35-year term merely because those figures appeared at launch. The original product was advertised as contractual leasing, and remaining rights depend on executed agreements.; Buyers who need current developer stock and a verified live starting price. The original collection is sold out and no independently authenticated current resale listing was established in this research.; Investors relying on a headline annual-return promise. Guest bookings are visible, but audited net income, mandatory charges and property-specific owner statements are not publicly available..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The developer consistently describes 15 villas, but its current named-type counts do not reconcile to that total and the early brochure allocated the 15 differently. No current certified villa schedule or site plan was available.
  • Launch marketing described 25-year contractual leasing and a conditional 35-year option. The underlying land title, executed lease agreements, start dates, transfer rights and remaining terms for individual houses were not reviewed.
  • Operating accommodation does not prove the PBG, SLF, land-use clearance, resale seller identity or current asking price. The parcel boundary is unverified, and the map position is sourced to a third-party project listing rather than a cadastral survey.
