Why this project is worth a look
A pool for each home
The published layout includes a 2.5-by-3-metre private pool opening off the downstairs terrace. The exact finished specification, filtration equipment and acceptance standard have not been verified for a named villa.
Ubud without the centre
Lodtunduh offers a southern Ubud setting rather than a central town address. The promise of greenery is interesting, but access, road conditions and enduring views are all plot-specific questions.
Two distinct bedroom zones
One bedroom is downstairs, while the other sits above the main living space. That can help when hosting friends or relatives, although the staircase and modest overall footprint will not suit every household.
A genuinely small compound
Four homes create a different setting from a villa hotel with dozens of doors. Small scale can support privacy, but it does not tell us how vehicle access, communal obligations or maintenance costs are divided between owners.
About the project
Most Villas is a four-home development in Lodtunduh, on the southern side of Ubud. Its primary sales are over: DOMA reports that all four villas have been sold. That does not mean the homes have been completed and handed over. The project is still described as under construction in DOMA’s newer materials. Anyone looking at Most today should treat it as a potential future resale opportunity, not an off-plan development with four units waiting to be reserved.

The construction timeline deserves scrutiny. An older version of the official Most page gave fourth-quarter 2025 as the expected completion date. In a September 28, 2026 update, Rise Real Bali listed the project in fit-out with a 2026 handover year. DOMA’s more recent project page is more careful: it calls the development sold out and under construction, without presenting it as delivered. Until there are handover records and an updated programme for the relevant unit, neither 2025 nor 2026 should be treated as an accomplished delivery date.
There is no dependable current asking price for a Most villa in the sources reviewed. Four original buyers are reported, but a completed sales round tells us nothing about whether any of those buyers is now offering a resale. We have not found a specifically identifiable live Most resale listing or a confirmed completed resale transaction. Borrowing the asking price of another DOMA project, or using a Ubud-area market median, would give this property an artificial price tag. Its transaction terms would need to be established unit by unit.
The product is unusually easy to understand from the published layout. Each home has two storeys, two bedrooms and 72 square metres of total building area, split into two 36-square-metre levels. Downstairs, a bedroom sits alongside the living space and a bathroom; the common area connects to the terrace and pool. The upper floor holds another bedroom, a bathroom and storage. Bedrooms on different levels offer privacy for a couple hosting visitors, but this is still a compact villa rather than a large family residence.
Every villa is planned with its own pool. The project diagram gives a pool size of 2.5 by 3 metres, better suited to cooling off and relaxing than swimming lengths. Pool equipment, water depth, the usable terrace, materials and landscaping will have to be checked against the finished property. DOMA explicitly presents the floor-plan graphic as a layout, not a signed construction drawing. There is no reliable published lot-area schedule, final furnishing inventory or verified net internal area for the individual homes.
The layout also determines who may not enjoy living here. Stairs separate the bedrooms but may be inconvenient for residents with limited mobility or families with very young children. A 72-square-metre house with two bedrooms offers little spare room for a permanent office, large dining area or generous indoor storage. Published material does not settle questions about parking, road width, water supply, sound insulation or shared maintenance arrangements. These practical points become particularly important where the project is still moving from construction into occupation.
Lodtunduh is a village within Ubud district in Gianyar Regency, as confirmed by the village administration. This matters more than the broader word “Ubud”: a southern village location is not the same thing as a walkable address in central Ubud. DOMA’s newer presentation suggests roughly seven minutes to the Monkey Forest and central streets. That is a developer-supplied travel-time description, not a measured journey from a disclosed street address. Traffic and the precise access road will determine the real experience.
Rice terraces and leafy surroundings are part of Most’s positioning. They may be appealing for a personal retreat or short stays, yet an advertised view is not a protected view. Without a plot pin, boundary plan and neighbouring-land assessment, the outlook from each individual villa remains uncertain. The legal status of the actual Most plots must also be distinguished from the zoning of adjoining agricultural land; one does not establish the other.
DOMA is more than a casual marketing mention here. It lists Most among the developments it previously built in a developer role. The brand has since described a change in its business model: newer transactions are coordinated through separate arrangements with the landowner and general contractor. Those newer arrangements should not be assumed to govern an earlier Most purchase. A buyer needs the original Most agreements and the identity of the actual contracting entity, rather than a generic explanation of how DOMA structures deals in late 2026.
There is an advertised tenure, but not a verified buyer-level title package. Rise Real Bali lists Most with a 30 + 30 year lease arrangement, based on developer information. We have not inspected the notarial agreement, the date the first term begins, the price and enforceability of an extension, or the conditions for assigning the remaining lease to a resale buyer. A lease is a contractual interest, not foreign freehold ownership of the land. Indonesia also recognises statutory land rights such as Hak Milik, Hak Pakai and Hak Guna Bangunan, none of which can be inferred from the phrase “villa purchase” alone.
The official project archive is more detailed about its document categories than about their public contents. DOMA says it holds land agreements, NIB registration records, an SPPL environmental declaration, architectural and engineering plans, and separate validation material for two land titles. We have not seen those underlying files or tied each title to a particular villa. The developer also says it will not publish a final PBG or SLF number until its responsible specialist verifies it. An undisclosed permit is not proof that no permit exists; equally, a general promise of due diligence is not proof that the required approval has been issued for these buildings.
A rental investment case would need more than a plausible setting and a private pool. The buyer would need evidence of the building’s operational readiness, the applicable permissions for the intended use, an operator agreement and realistic allowances for maintenance, management, utilities and vacancy. Occupancy or yield figures from other DOMA schemes are not Most operating results. Until a particular home has a documented rental history, projecting revenue is an exercise in assumptions rather than a verified project feature.
If a resale emerges, the sensible starting point is a named villa, not a general Most presentation. Its original land documents, current lease balance, construction and occupancy approvals, any outstanding stage payments, handover defects and the seller’s authority should be reviewed together. The building that exists should match the drawings and agreed specifications. Only then does a price comparison become meaningful: two similar-looking Ubud villas can represent very different value when their remaining land terms, completion records and rights of transfer differ.
Home types & sizes
Two 36-sqm floors. The lower level combines living space, a bedroom and bathroom, with access to the terrace; upstairs are the second bedroom, bathroom and storage. A 2.5-by-3-metre pool appears in the scheme, not in a verified as-built schedule.

Best for: A resale-focused buyer willing to wait for a verified, individually identified Most villa. The original release is sold out, so an active primary-market shortlist is not available.; A couple, small household or occasional hosts who value bedroom separation and their own pool more than extensive indoor floor area, provided the stair and actual finishing work for them.; An investor prepared to build the rental case from the selected villa’s permits, operator contract and real costs rather than importing performance figures from another Ubud compound.; Someone drawn to southern Ubud who can inspect the final access route and immediate surroundings before deciding what the address will feel like day to day.; may not suit: Buyers who need immediate occupation backed by a verified handover, working systems and occupancy documentation. Most has not reached that documented status in the material reviewed.; Anyone seeking a choice of newly released villas at a transparent price list. All four original units are reported sold and we could not identify a live Most resale offer.; Buyers requiring foreign freehold land title, an unconditional lease extension or a dependable rental-yield record as prerequisites. None is established for a specific Most villa..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The delivery chronology is unresolved: an older DOMA page listed четвёртый квартал 2025 года, Rise Real Bali now lists a 2026 handover and fit-out, while DOMA’s newer project page still says under construction. Unit-level handover evidence and a revised programme have not been reviewed.
- Rise Real Bali reports a 30 + 30 year lease, but no original deed, commencement date, renewal pricing or extension mechanism was inspected. DOMA refers to two validated land titles, yet title numbers, allocation between homes, the contracting legal entity and project-specific PBG/SLF documents remain unverified.
- The village-level location is established, not the plot address or coordinates. All four initial sales are said to be complete; no identifiable live resale, asking price or current assignment terms were confirmed.
