Why this project is worth a look
Privacy in both sizes
A pool is part of each villa concept, not a facility reserved for the four largest homes. That is a meaningful design choice for short private stays, provided the finished landscaping delivers the separation promised by the plan.
A readable unit mix
The scheme is divided into fifteen one-bedroom 36 sqm villas and four two-bedroom 81 sqm homes. Buyers can compare two distinct guest and living profiles without assuming that every villa in the development has identical rental economics.
A countryside Ubud setting
The rice-field environment may suit travellers who prefer a quiet base to a walkable nightlife location. The published ten-minute Ubud claim remains a project estimate until an exact site pin and route are checked.
Planned service infrastructure
Shared parking and a designated service area appear on the dated master plan. Their presence suggests how a managed compound was conceived, but does not replace a signed operating contract or evidence of completed facilities.
About the project
Anyone searching for a villa to buy at Sun Rise Harmony Villas should start with availability, not with the pool. The original release is sold out. DOMA, the company associated with the development, says all 19 villas have been allocated, and no verified resale listing has emerged from the sources reviewed for this profile. Yet the project should not be mistaken for an established, operating resort. The latest explicitly dated construction record is from July 2026, when finishing and landscaping were still underway. A completed sales campaign and a completed building are two separate milestones.

Sun Rise is the name used on DOMA's own project page; Sun Rise Harmony Villas is the longer name used in an independent developer directory. Both point to the same scheme in the Tegallalang area north of Ubud. Its working master plan, dated 26 February 2025, contains 19 detached villas in two sizes rather than several independently marketed phases. Fifteen are compact one-bedroom units of 36 sqm. The other four provide two bedrooms within a published 81 sqm layout. The master plan also indicates shared parking and a service area, but it is not a detailed operating manual for those facilities.
The small units have an unusually clear proposition: a private pool, a terrace and a yard attached to a one-bedroom villa. For a solo visitor or couple who spends most of the day exploring Ubud, that arrangement may be more relevant than an extra indoor room. The four larger villas shift the balance towards friends or families, providing separate bedrooms and a shared living area that opens towards a private outdoor space. Both formats are intended to offer privacy, but they do not accommodate the same daily routine. Published floor-area labels alone cannot tell a buyer how much usable indoor space remains after bathrooms, circulation and any covered terraces are counted.
The location is part of the design logic. Sun Rise is described as sitting beside rice fields in the Keliki area of Tegallalang, within Gianyar Regency. DOMA's working drawing carries the label Villa Keliki, and another agency places the project in Keliki village. This is credible neighbourhood-level evidence, not a verified plot boundary. There is no reliably published street number or cadastral reference that would let someone independently confirm the gate, the exact road approach or which homes have unobstructed field views. Treat any render showing a particular outlook as design intent until the position of that specific villa is known.
DOMA advertises access to Ubud in roughly ten minutes. That may describe a convenient route from the site at a favourable time, but the starting and finishing points are not documented in the material available here. The wider Tegallalang area ranges from relatively accessible southern villages to more distant hill locations. Someone who values walkable cafés and spontaneous evenings in central Ubud may find a rural villa less convenient than the marketing suggests. For short-stay guests, the same remoteness can be part of the appeal: the place is pitched as a retreat from urban noise rather than a beach or nightlife address.
The facilities should be understood on that scale. Individual pools are specified in both villa categories, while the project layout shows shared parking and an area reserved for operations. It does not establish a communal spa, a gym, a restaurant or full hotel reception. Nor does it settle the more ordinary questions that affect comfort: how guest vehicles reach the gate, where service staff work, who maintains the paths after heavy rain, or how utilities are metered. These are not reasons to dismiss the project; they are the difference between a persuasive site plan and a property that has been tested through everyday use.
The commercial plan was a managed hospitality-style product. That wording describes a proposed way to use the villas, not proof that an operator is under contract or that guests are already booking. Running 19 small pools, changing linen, handling arrivals, marketing the homes and repairing equipment all cost money. The available project materials do not identify a binding management company for Sun Rise, show its fee schedule or define what an owner may do outside the rental programme. A credible income model would need those documents and actual trading data rather than an advertised occupancy percentage borrowed from another DOMA property.
Construction evidence is more concrete than the operating plan, although still incomplete. In footage and site material dated July 2026, DOMA shows the structures taking shape, roofs fitted on most villas and ongoing exterior work. Rise Real Bali independently categorises Sun Rise as being in the finishing stage and carries 2026 as the handover year in its directory. Neither item is an acceptance certificate, and the current primary project page does not announce a completed handover. The actual completion date, scope of delivered furnishings and owner acceptance remain matters for unit-level evidence rather than a calendar assumption.
The paperwork needs similar separation. DOMA says its project archive contains an NIB business registration, an SPPL environmental statement, land-use conformity material and topographical information. Those statements are useful leads, but the underlying documents and their plot references were not independently available for this dossier. DOMA also says a final numbered PBG building approval or SLF occupancy certificate has not been presented in its public folder. This must not be interpreted as a finding that the permits do not exist. It does mean a buyer cannot treat regulatory compliance as confirmed merely because the marketing page refers to an archive.
Ownership is especially important for a purchaser outside Indonesia. An independent directory reports a 30-year contractual lease followed by a further 30-year extension as the marketed arrangement for Sun Rise. No signed lease for an individual villa was available to verify the actual start date, expiry, renewal mechanics or payment needed for that extension. Indonesian land ownership rules and a private lease agreement are not interchangeable: the buyer must identify the landholder, the underlying registered title and the precise rights being assigned. A label such as freehold or leasehold on its own tells only a fraction of the story.
DOMA's role should not be simplified either. On its own current website the company identifies Sun Rise among projects it formerly developed. It has also published an explanation of its 2026 switch towards acting as a property agency and construction coordinator, with land and building contracts signed by other parties. That newer structure may govern new projects, but it cannot be assumed to describe contracts signed by Sun Rise's existing purchasers. The seller's legal identity, the historical development entity and the parties still responsible for defects or delay have not been established from public project records.
If an owner does put one of the 19 villas on the market, due diligence will therefore start with the seller's actual contractual position. Is the lease transferable? Has the term already begun running? Is any extension enforceable at a clear price? What unfinished work and warranty rights move to the next holder? Are there outstanding contractor or management charges? An advertised resale price, if one appears, would need to be assessed against the remaining rights and outstanding obligations, not just the two published floor-area figures. No current price or unit-by-unit availability can responsibly be quoted here.
The project's sell-out is evidence of primary-market uptake, not evidence of future rental demand at a profitable rate. Small couples' villas may appeal to a different guest mix from two-bedroom properties, and those segments do not necessarily have the same occupancy, cleaning cost or average length of stay. There is no verified operating history for Sun Rise itself to show what an owner would receive after management fees, utilities, maintenance, insurance where applicable and taxes. Any return projection would be a scenario, not an observed outcome or contractual promise.
For now, Sun Rise is most useful to understand as a specific product rather than a live offer: 19 compact private-pool villas by the fields in the northern Ubud area, all originally sold, with a documented construction phase and important legal and operating details still out of public view. Someone looking for a calm personal retreat may like the design. An investor will need much more than the design: a genuine resale opportunity, a transfer-ready lease, the regulatory file, a finished building and transparent management terms. Until those pieces exist for a particular villa, the correct conclusion is interest with reservations, not an invitation to place a deposit.
Home types & sizes
Fifteen villas are planned in this smaller format, with one bedroom, a private pool, a yard and a terrace. This is the more retreat-oriented layout, but the 36 sqm label is not a verified net internal area. The plot size, detailed room schedule and unit-specific furnishing specification were not publicly available for a reliable comparison.
Get floor plans and current pricesThe four larger villas are designed around two bedrooms and a living space opening towards a private outdoor area with its own pool. They offer more flexibility for friends or family than the one-bedroom type. The number of bathrooms, certified indoor area, plot dimensions and full equipment schedule would still need to be confirmed from the individual villa documents.

- DOMA describes a position beside rice fields. The surroundings may appeal to nature-focused guests, but the outlook, privacy and nearby land use need to be assessed villa by villa rather than inferred from a shared render.
- The approximately ten-minute journey to Ubud is a project claim, not a measured journey from a verified gate. Traffic, route choice and the destination within Ubud can change the actual trip substantially.
- Road access, rights of way, vehicle turning space and service access matter for a rural villa compound. The public site plan alone does not establish these conditions for every unit.

Best for: A buyer drawn to a quiet, private-pool retreat for one or two people, rather than a conventional urban apartment or a large family house. The compact layout is an advantage only if the finished indoor space suits the intended length of stay.; Someone willing to assess a future resale on the basis of transferable contractual rights, remaining lease years and the individual villa's actual completion status, rather than treating the original brochure as a current sale offer.; An owner considering a mix of personal use and short-stay rental, provided a separate management agreement explains fees, maintenance, booking responsibilities and the owner's access to the property.; may not suit: Anyone needing a currently available developer unit with a quoted asking price. All original villas are reported sold, with no verified resale stock to substitute for that primary inventory.; A buyer requiring a handed-over, income-producing property today. Construction and operating readiness have not been established from completion documents or actual rental accounts.; People who expect to walk into central Ubud for everyday errands and evening dining, unless an exact site visit proves that the transport trade-off works for them..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- A third-party directory reports a marketed 30-year land lease plus a 30-year extension. No unit-specific contract, commencement date, transfer clause, renewal price or underlying registered land title was available for independent verification.
- DOMA describes NIB, SPPL and spatial-compliance materials in its archive, but the identified plot documents were not open for review. Final numbered PBG and SLF documents, as well as owner handover records, have not been independently confirmed.
- The exact street address and site coordinates, original contracting entity, named operating manager and any resale units are not established. All primary units are sold and no reliable current asking price exists. A directory gives 2026 as the anticipated handover year without supplying acceptance records.
