Mythos Villa is a completed property in Huai Yai, south of central Pattaya. Major property portals describe it as a very small villa project completed in January 2020, most commonly with five units and two floors, at 113/24 Moo 9 in the Phoenix Gold Lake Avenue area. What is actually visible in the market as of 13 September 2026 is much more specific: one large resale villa with six bedrooms, seven bathrooms, about 490 sqm of internal space and a 1,600 sqm land plot, offered at THB 38 million. For a buyer, that distinction matters. This is not a conventional new-build release with several standard house types and a developer payment plan; the decision is about one existing property with its own history, physical layout and title structure.

The property also does not read like a typical villa in a modern gated estate. The active listing shows a private pool, rooftop terrace, rooftop garden, covered parking, tropical landscaping and a fully furnished interior. Project profiles add a communal pool, bar, clubhouse, spa, massage room, restaurant, parking and a reception area. That combination resembles a small resort compound more than a standard suburban housing project. It makes the scope of the sale especially important: a buyer needs to know which buildings, facilities, access areas and service spaces sit on the title being acquired and which elements, if any, were historically shared or operated as hospitality facilities.

The address creates another due-diligence point. Independent property sources place Mythos Villa at 113/24 Moo 9, Huai Yai, Bang Lamung, Chon Buri 20150. The same address also appears in accommodation databases under Rainbow Resort, Phoenix Luxury Resort and, more recently, Sahaswara Luxury Villa Pattaya. We did not find an official document establishing these names as formal former names of Mythos Villa, so they are not treated as verified aliases. Still, the identical address and the resort-style facility mix make the property's operating history material. Before committing, a buyer should establish how the site was previously used, what permissions apply to the buildings, whether all structures are recorded correctly, and whether the sale is a single residential asset or a compound that once functioned as a small hospitality business.

Location-wise, this is the quieter Huai Yai side of the Pattaya market, around Phoenix Gold Lake Avenue rather than the dense central beachfront. Daily life is predominantly car-based. Project pages put the nearest beach at roughly 4.4 km and U-Tapao International Airport at about 36.6 km, while accommodation profiles at the same street address place Phoenix Gold Golf & Country Club at around 3 km. That makes the property more relevant to someone prioritising land, privacy, a pool and large-format living than to a buyer who wants to walk to malls, nightlife or the beach.

The most important issue is the legal structure. The current resale listing describes both the land and villa ownership as company-held and identifies the land title as Chanote. A foreign buyer should not read that as a turnkey ownership route. Foreign land ownership in Thailand is generally restricted outside specific statutory exceptions. The company itself, its shareholders, liabilities, tax position and purpose therefore have to be reviewed, along with the actual land title, building permits and the seller's proposed transfer structure. Any arrangement relying on Thai nominee shareholders to circumvent the law should be avoided. The transaction may still be workable, but only after the legal reality is matched to the commercial pitch.

Open databases are not fully consistent on project scale. FazWaz, Dot Property, 108Siam and several related portals generally show five units and completion in January 2020. Hipflat's summary states two units, while the descriptive text on the same page repeats the five-unit figure. The active resale villa is described as one storey, while project-level profiles commonly state two floors. Those discrepancies do not prevent identification of the advertised villa, which is consistently tied to the same address and listing reference U1407740, but they do mean the overall project description should not be treated as authoritative without title and site documentation.

No developer could be independently verified. FazWaz explicitly lists the developer as N/A. A third-party attribution to Major Development PCL appeared during research, but we found no matching official portfolio entry or independent primary confirmation, so that name has deliberately been left out of the registry record. For an existing resale asset this does not automatically rule out a purchase, but it changes the due-diligence emphasis: title, building approvals, seller identity, historical use, maintenance condition and transaction structure matter more than a developer brand narrative.

Ownership format

The current resale listing describes both the land and villa as company-owned and identifies the land title as Chanote. This does not mean a foreign buyer can automatically take the land into personal ownership: the company structure, land title, building ownership and legally available acquisition route must be checked against the actual transaction documents.
