Four useful bedrooms
Both original townhouse layouts provide four separate rooms within 110 or 125 sqm. That flexibility suits families, home working and multi-generation living, while buyers still need to accept the smaller plots and shared-wall nature of the townhouse product.
More than townhouses
Kanda expanded the same project name in 2025 with semi-detached and detached homes. Buyers can move up in privacy and space without leaving the estate, although many portal profiles still blend the newer release with the original townhouse phase.
Amenities are tangible
The pool, gym, clubhouse, landscaped grounds, jogging track, basketball court and security are consistently documented across sources. The meaningful check now is the condition and management of those facilities, not whether they appear on a brochure.
Suburban Pattaya setting
Huai Yai offers a calmer residential environment with road access toward Sukhumvit and Motorway 7. The compromise is car dependence, so the project is less convincing for a buyer who wants central Jomtien’s walkability and beach-side lifestyle.
Live market evidence
The project has enough 2026 resale and current-stock listings to compare real asking prices rather than rely only on launch marketing. That is useful, but it also means title, seller status, fees, handover date and condition must be checked for each individual home.
About the project
I Leaf Prime Pattaya-Jomtien started as a sizeable two-storey townhouse community by Kanda Property on the southern side of the Pattaya urban area. The original scheme is well documented: Huai Yai location, access from Soi Na Jomtien 13/1, 401 homes, roughly 35 rai of project land, and two core townhouse layouts of 110 and 125 sqm. Major project databases and Home Buyers place completion of that original phase in 2023. That description is no longer the whole story. In 2025 Kanda announced detached and semi-detached homes under the same I Leaf Prime Pattaya-Jomtien name, and the developer’s current catalogue now positions the project across townhouse, semi-detached and detached categories. For a buyer, the most useful way to read the project is therefore as one residential estate that has expanded in stages rather than as a single uniform townhouse launch frozen in 2023.
The setting is much more suburban than the project name may suggest to someone picturing central Jomtien. I Leaf Prime sits in Huai Yai around Na Jomtien 13/1, inland from the beach strip and outside the dense tourist core. That can work well for people who prefer a quieter residential base and want straightforward access to Sukhumvit Road and the motorway network. A Home Buyers review placed Motorway 7 at about 2 km from the project. The trade-off is everyday mobility: this is not a walk-to-everything address, and a car is likely to matter for school runs, shopping, hospital visits and most trips into Pattaya. The relevant location test is not simply “how far is Jomtien Beach?” but whether the household’s real daily routes remain practical during normal traffic periods.

The clearest product information is still the original townhouse range. Orchid provides 110 sqm with four bedrooms, two bathrooms and two parking spaces. Cattleya increases the usable area to 125 sqm and adds a third bathroom while keeping four bedrooms and two parking spaces. Four genuine rooms at this entry level make the layouts more adaptable than a typical compact two- or three-bedroom townhouse: the ground-floor room can work as a bedroom, office or room for an older family member. At the same time, buyers should not confuse flexible internal space with detached-house privacy. Plot sizes are compact, party walls are part of the townhouse format, and listings now mix townhouses with newer semi-detached and detached homes under the same project name. The exact house type, plot boundary and title therefore need to be identified before comparing prices.
The communal facilities are established enough to assess as part of the residential proposition rather than as an off-plan promise. Kanda and multiple independent project profiles consistently mention a clubhouse, swimming pool, fitness room, landscaped green area, jogging track, basketball court, security and CCTV. That gives families usable shared space without needing to leave the estate for every activity. The remaining question is management quality, not the existence of the facilities. A 2022 Home Buyers factsheet quoted a common-area fee of THB 25 per square wah per month, but we did not find a current 2026 primary-source fee. A resale buyer should therefore request the latest estate budget, current fee schedule, any arrears attached to the selected home, reserve-fund position, rules for common areas and the present physical condition of roads, pool and clubhouse.
Pricing now needs to be read unit by unit. Kanda’s older project material still displays historic launch pricing from THB 2.19 million, while live 2026 inventory provides a more useful market check. On 16 September 2026, FazWaz showed four homes for sale at roughly THB 2.50–2.92 million, all four-bedroom townhouses in the 110–125 sqm range. Other portals simultaneously show larger houses inside the same project, including 158 sqm and 211 sqm detached-home listings at materially higher prices. A single “from” figure therefore hides a wide product spread. The sensible comparison is first by property format, then by plot, completion date, furnishing, seller, title position and condition. The lowest current townhouse listing should not be treated as the price of the newer detached-home offering.
For an international buyer, the legal structure deserves attention before the investment case. This is landed housing, not a registered condominium. Under Thailand’s ordinary land rules, foreign nationals cannot directly acquire land simply by buying a house; limited statutory exceptions exist but do not automatically apply to a normal purchase here. The project sources reviewed do not set out one standard foreign-buyer structure for I Leaf Prime. One current listing states that a particular Cattleya home sits on Chanote title, but that is evidence for one plot, not the entire estate. Before paying a reservation or deposit, the buyer needs the title for the selected property, confirmation of who owns the land and the building, and a clear explanation of the registrable rights that will actually be transferred. Nominee arrangements should not be treated as a shortcut around Thai land restrictions.
The project record also contains a timing wrinkle that matters in due diligence. Aggregators still label the development as completed in December 2023, yet individual live listings in 2026 give later completion dates for specific homes, including January, February and July 2026. Combined with Kanda’s 2025 announcement of new detached and semi-detached products, that points to staged delivery and later expansion rather than one single completion event. The “completed” status is therefore useful at estate level but not sufficient for a purchase file. For the chosen home, buyers should separately verify physical completion, transfer documentation, utility connections, warranty position and whether any surrounding works remain. I Leaf Prime’s advantage is that it is no longer a purely speculative launch; the challenge is that older and newer product phases are often merged into one online profile.
Ownership format
This is landed housing: under the ordinary rules a foreign buyer cannot directly own the land. Building ownership and land-use rights need to be checked and documented separately; the sources reviewed do not confirm one project-wide structure for foreign buyers.

Two-storey layout, about 5.7 m wide, with two parking spaces. Early developer material quoted plots from roughly 20.7 sq wah; live listings show unit-specific plot sizes that can vary.

In 2025 Kanda announced additional semi-detached and detached homes within the same I Leaf Prime Pattaya-Jomtien project: four bedrooms, 3–4 bathrooms, 2–3 parking spaces and a newly launched size range of 129–211 sqm. The public sources reviewed do not provide a sufficiently clear current matrix to split those later houses into precise cards without mixing product types or phases, so the unit cards above cover only the two fully documented original townhouse layouts. - The current common-area fee and estate-wide land-title position are not confirmed. A 2022 review quoted THB 25 per sq wah per month, while one current listing states Chanote title for a specific home; both points need transaction-date verification.
