Why this project is worth a look

A small private enclave

With only eight homes, the estate is easy to understand: most of the lifestyle value is inside your own gate rather than in a large shared clubhouse. Buyers who want privacy may prefer that simplicity, while buyers who enjoy an active resort community may find it too quiet.

Space changes the use case

The smallest published configuration is already above 1,000 sqm, and the largest detailed Type A homes are around 2,078–2,087 sqm. That makes proper guest, staff, office and family separation possible. It also makes running costs part of the purchase decision from day one.

Specification can be personal

The made-to-order model allows internal functions and finish choices to be adjusted, with an indicative build period of about 12 months appearing in a detailed specification. That flexibility is valuable only if scope, milestones and handover are written clearly into the contract for the selected plot.

Private amenities matter most

The pool with Jacuzzi system, outdoor areas and parking belong to the villa, while common facilities are mainly security and CCTV. Owners are buying their own leisure environment rather than access to a broad communal resort programme.

The budget range is visible

The open market currently places the project from roughly THB 35.99M at the entry end to about THB 69.999M for the largest type. That makes initial budgeting straightforward, but the final comparison must include plot, readiness, specification and ownership structure, not just asking price.

The first thing to understand about The Scenevanar is scale. This is an eight-home pool-villa enclave, yet the houses are closer in size to private compounds than to ordinary Pattaya holiday villas. The core range uses four-bedroom concepts across two storeys, with published indoor or usable areas beginning around 1,034 sqm and reaching more than 2,000 sqm in the largest configurations. Private pools, gardens, substantial service rooms and multi-car parking are central to the product. A home of this size can separate family life, guests, staff and entertainment properly, but it also brings an operating burden: cooling, cleaning, pool care, landscaping and repairs are all meaningful ownership costs rather than small line items.

The setting is inland East Pattaya on Toongklom-Talman 18 in Nong Prue. The project is mapped at 74/17 Toongklom-Talman 18, Bang Lamung, Chon Buri 20150, and the site is described as sitting beside a body of water. This is not a beach-walkability proposition. Daily routines will normally involve a car, whether the destination is a school, shopping, dining or the coast. For some buyers that is an easy trade: less urban density and more room for very large private plots. For others it is the wrong compromise. A buyer who wants to step outside and walk to the sea should not choose this project simply because it is in Pattaya.

Life inside the estate is private rather than resort-like. Shared infrastructure is essentially security, CCTV and access, while the pool, garden and most leisure space belong to the individual villa. That is consistent with a scheme of only eight homes and can be attractive to owners who do not want to share a large clubhouse with many neighbours. It also means buyers should not expect a broad managed-resort package. We found no reliable current figure for the common-area fee, so the recurring management charge and the exact services covered by it should be requested for the selected house before budgeting long-term ownership costs.

The 2024 project completion date does not tell the whole story. The sales model has also been described as made to order, with buyers able to adjust internal functions and select furniture or colour schemes. A detailed house specification gives an approximate 12-month construction period. In practice, two Scenevanar properties can therefore carry the same project name while being at very different stages: one may be complete, another may still require a build cycle. The useful question is not whether the estate is 'completed', but whether the exact plot and house are finished, what specification is contracted, what remains to be built and what handover date is legally documented.

Pricing gives a clear ladder but not a guaranteed catalogue. Type D sits at the entry point around THB 35.99M. The next published levels are roughly THB 39.999M for Type B, THB 45.999M for Type C and THB 69.999M for the largest Type A homes. Those figures help frame the project quickly, but they can represent different realities in 2026: fresh developer stock, a house being built to order, or a resale that has already been modified. A meaningful comparison therefore needs the land plot, contracted floor area, completion state, furniture package and legal transfer structure alongside the asking price.

The Scenevanar name is also tied to Baan Mae 9 and Baan Mae Villa 9. They are aliases for the same eight-home project, not separate phases. The BaanMae Villa brand is associated with Pakdeetrakul Real Estate Company Limited. For a buyer, the important point is transactional rather than cosmetic: the entity receiving reservation funds and signing construction or land documents must have the legal authority to do so. If a different company name appears in the selected villa's paperwork, its role and rights should be verified before any payment is made.

The house layouts are built around unusually generous domestic functions. Published specifications include a main living room, European and Thai kitchens, multifunction space, maid's room and laundry; the largest Type A description adds a private fitness room. This can work very well for multigenerational families, frequent guests or households with live-in staff. It is less compelling for a couple who wants a simple second home. Large unused rooms still need air-conditioning, cleaning and maintenance, and the attraction of impressive floor area can become a disadvantage if the household does not actually need it.

Foreign buyers need to separate the house from the land in their legal thinking. Portals often label the villas as freehold, but a foreign individual generally cannot directly own the underlying Thai land. Building ownership and land-use rights therefore need a lawful structure, commonly involving a registered long-term lease unless a specific legal exception applies. No public title deed or one standard foreign-buyer land structure is available for all eight plots. Before reservation, the selected plot should be checked for title, seller authority, lease registration and term, renewal wording, building ownership and what happens to those rights at the end of the lease.

Ownership format

Listings market the villas as freehold for a buyer who is legally eligible to own the land. A foreign buyer cannot directly own the land beneath a villa in Thailand; ownership of the building and rights to use the plot need to be structured separately, typically through a registered long-term land lease. The title and exact structure for the selected plot should be checked before reservation.
