These are existing spaces a buyer can inspect rather than amenities promised for a future handover. The value proposition is the combination of beach access and substantial shared grounds; present-day maintenance still needs to be judged in person.

Genuinely large homes

Published condominium ranges start around 167 sqm for two bedrooms, extend to 210–328 sqm for three bedrooms and put the four-bedroom format around 325 sqm. Current listings reviewed included 170, 320 and 323 sqm units. That gives buyers meaningful internal space, but it also makes the condition and running costs of the exact home more important than a headline bedroom count.

Baan Somprasong combines condominium units with individual and group houses inside the same beachfront compound. The lifestyle choice is broader, but the legal route is not the same: a condominium may qualify for foreign freehold within the 49% quota, while a foreign buyer cannot directly own the land beneath a house. The risk has shifted rather than disappeared: renovation quality, building systems, registered area, alterations, quota status and seller documents matter more than a developer handover timetable.

About the project

Baan Somprasong is best understood as an established beachfront residential compound rather than a single-format condominium. Its own community website describes a gated site at Ban Amphoe in Na Chom Thian that combines low-rise condominium buildings, individual houses and group houses, all sharing the same grounds and facilities. That distinction matters before price becomes part of the conversation. A buyer can be looking at very different kinds of property under one project name, and a foreign purchaser follows a very different ownership path for a condominium unit than for a house sitting on land.

The most consistent record for the condominium component is six floors, 94 residential units and completion in May 1987. The online record is not perfectly clean: alternative profiles give 1990 and eight floors, some secondary descriptions say 2012 and ten floors, and a few current databases display different unit counts. The 2012 date is incompatible with archival evidence because a 2005 document already records Baan Somprasong's condominium juristic person as an existing entity. The best-supported description remains 1987 / six floors / 94 units, and the disagreement cannot honestly be removed by averaging. For a serious resale review, the building registration and the selected property's title are more useful than relying on a portal's age field.

The physical proposition is straightforward: the compound meets Ban Amphoe beach. The community site describes five acres of mature gardens and a 50-metre communal swimming pool, with a children's pool, refurbished tennis court, table tennis, barbecue area, residents' parking, three large elevators, covered all-weather walkways, showers and restrooms, 24-hour security, and optional maintenance and cleaning services. These are facilities attached to an operating residential property, not a future amenities list attached to an off-plan launch. The trade-off is equally practical. In a mature seaside compound, the buyer should judge the current condition of the pool, lifts, external finishes, paths and building systems at inspection rather than assuming that an amenities list says anything about maintenance quality today.

Space is one of the clearest differences between Baan Somprasong and a compact holiday-condo proposition. FazWaz lists two-bedroom condominium layouts at 167–175 sqm, three-bedroom layouts at 210–328 sqm and four-bedroom layouts around 325 sqm. Current resale stock supports the scale of those figures rather than leaving them as an old project specification: examples checked for this dossier included a 170 sqm two-bedroom unit, a 320 sqm three-bedroom unit and a 323 sqm four-bedroom unit. That makes the project relevant to households that want genuinely separated rooms and large internal living areas by the beach, not simply a sleeping base with resort facilities.

Pricing has to be read as owner-by-owner resale inventory, not as a developer price list. On 1 September 2026 the lowest visible asking-price anchor across the whole Baan Somprasong compound on FazWaz was THB 6.4 million, but that listing was a three-bedroom low-rise home rather than a standard condominium unit. Among the condominium listings reviewed, a 170 sqm two-bedroom unit was offered at THB 7.95 million; other examples included THB 17 million for a 320 sqm three-bedroom unit and THB 19.5 million for a 323 sqm four-bedroom unit. There is no single project-wide formula behind those asks. Property type, floor, renovation level, furnishings, outlook, position within the compound and ownership form all affect what an individual seller can reasonably ask. The project starting price therefore works only as a search anchor.

Foreign ownership needs to be separated by asset type. A condominium unit can be registered in foreign freehold only while the statutory foreign quota remains available; Thai law caps foreign ownership at 49% of the aggregate condominium area, and the juristic person must confirm quota availability for the selected transfer. Current Baan Somprasong listings do show units marketed as Foreign Name or Foreign Quota, which demonstrates that foreign-freehold resales exist in the compound. It does not mean every available unit can automatically be transferred that way. The houses and group houses are a different legal question because a foreign buyer cannot directly own the underlying land. No verified specific to the project land-title type or standard house-tenure structure was found in the public material reviewed, so those properties should not be presented as legally interchangeable with the condominiums.

A late-1980s completed project also changes the due-diligence emphasis. The buyer is purchasing a specific existing home from a specific owner, not selecting an identical new unit from a developer inventory. Two homes with the same bedroom count may differ materially in renovation quality, windows, air-conditioning, built-ins, moisture history, alterations and upkeep. The current advertisements already show a mix of renovated and more traditional interiors. An inspection should therefore focus on the actual unit and the common property, while the legal review should reconcile the registered area and plan with what is physically present. For a foreign-freehold condominium purchase, the quota certificate at the time of transfer is more meaningful than an old advertisement describing the unit as foreign-owned.

Baan Somprasong ultimately suits a buyer who values direct beach access, mature landscaped grounds and unusually large residential spaces more than the uniform finish of a new launch. Its mixed composition can be a strength because condominium and low-rise home options exist within one beachfront setting, but it also increases the amount of asset-specific checking required. Buyers who want a current developer warranty, a fixed new-build specification or a simple project-wide payment plan are looking at the wrong kind of product. Buyers who are comfortable judging an existing property on its own condition, title and price may find the format far more compelling.

Ownership format

Condominium units: foreign freehold can be registered only within the statutory 49% foreign ownership quota by condominium area, and quota availability for the selected unit must be certified by the condominium juristic person. If foreign freehold is unavailable, leasehold may be possible; an immovable-property lease is generally registered for up to 30 years, while any renewal depends on the contract and subsequent registration. No Baan Somprasong-specific lease terms were verified in public material. Houses and group houses are different: a foreign buyer cannot directly own the underlying land, so the land title, rights to the building and contractual structure must be checked property by property.
