Why this project is worth a look

Different homes, not clones

The original estate offered three townhouse layouts alongside semi-detached and detached houses. The choice can be about wall sharing, ground-floor sleeping space, parking or outdoor access rather than just floor area.

An established neighbourhood

The development is lived-in, so buyers can inspect the actual streets and surroundings instead of relying on proposed facilities. The trade-off is the need to understand maintenance history and current management.

A varied resale market

Lower-priced townhouses and more substantial detached houses appear under the same project name. That gives a genuine range of options, provided each price is compared with its own land, condition and title.

Useful eastern Bangkok base

Nong Chok has schools, retailers and local services used for ordinary daily life. The address makes the most sense to households with real ties to the east of the city, not those expecting central-rail convenience.

About the project

Noantawee Ville 5 is a low-rise residential estate rather than an apartment development. It sits in Nong Chok on the eastern side of Bangkok and includes row townhouses, semi-detached houses and detached homes. Project directories consistently identify 377 homes and generally give 2016 as the completion year. Today, a buyer is dealing with resale stock, not a freshly launched developer release. That distinction changes the entire evaluation: the original floor plan helps explain a property, but the seller's title, alterations, condition and occupation arrangements decide what is actually being purchased.

The address is on Soi Mit Maitri 6/4, off Mit Maitri Road, in Nong Chok subdistrict and district. This is a part of Bangkok where the practical attractions are neighbourhood shops, schools, local services and access to the wider eastern road network. It is not a substitute for living within walking distance of central Bangkok's rail corridors. Anyone whose daily commitments are elsewhere in the city should judge the route in the relevant hours rather than rely on a seemingly modest distance on a map.

Several English spellings circulate, including Nontawee Ville 5, Noantawee Ville V and the Thai project name นนทวีวิลล์ 5. They point to the same estate. The developer, Nontawee Residence Co., Ltd., also has projects with similar names in the district. Noantawee Ville 7, Grand 6 and Prime 8 are not buildings within this estate and should not be treated as alternative labels for it. Their newer specifications and advertised amenities cannot be transferred to Noantawee Ville 5 just because the projects share a developer brand.

The project has a better documentary trail than many older suburban estates. A 2016 housing preview described its initial designs and location. A separate project directory records the developer's details and a more complete street address. The company's current official site confirms the Nontawee Residence name, although the home page now promotes later developments rather than an active launch of Ville 5. For buyers this is useful context: a ten-year-old resale home should be assessed through current, property-specific evidence rather than an attractive promise attached to the original launch.

The estate occupies roughly 47 rai according to several older profiles, but the exact land figure differs between those records. That figure describes the full development, not the plot received with any house. The same distinction matters when a portal calls the project a 377-unit development. Those are not 377 identical townhouses. Original material identifies three townhouse types, a semi-detached type and two detached-house plans. In this case, whether a home shares a side wall and how much land surrounds it may matter more than another few square metres of indoor space.

Original townhouse plans used the names T3, T2 and T1. They respectively listed plots of 18, 22 and 25 square wah, a Thai land-area unit, and usable floor areas of 123, 139 and 162 square metres. These should be read as historical design specifications, not certified as-built measurements of every resale house. A decade of extensions, enclosed porches, new kitchens and interior alterations can change both how much area is usable and how accurately a portal describes it. A buyer should keep land area and internal floor area separate from the beginning.

The smallest of the three original townhouse types, T3, had three bedrooms, two bathrooms and one parking space. Its advantage is the familiar arrangement of shared living space below and bedrooms away from it. That does not automatically make every T3 equally comfortable. A mid-terrace property may have fewer opportunities for side ventilation than a corner property; an enclosed rear kitchen can also change light and air circulation. The way the residents actually use the home is more revealing than the bedroom count on its own.

T2 added more living area on a 22-square-wah plot, with three bedrooms, two bathrooms and one original parking space. Historic plans emphasised the separation between the kitchen and the main living spaces, something that can make a meaningful difference to a household that cooks daily. But kitchens are also one of the most commonly altered parts of a used house. An extension that looks convenient may affect drainage, airflow or maintenance access, and the floor plan in a sales brochure will not tell you whether the work was authorised.

T1 was designed for a slightly different household. Its 162 square metres included four bedrooms and two bathrooms, with two proposed parking spaces and a bedroom on the lower level. A ground-floor bedroom is genuinely useful for an older relative or anyone who prefers not to climb stairs repeatedly. It is not, by itself, proof that the home is accessible: thresholds, bathroom layout, step heights and the route from the car still matter. Nor should the originally drawn two parking spaces be accepted without seeing how the frontage is used now.

The semi-detached H3 occupied a larger original land plot of 40 square wah, with 154 square metres of usable area, three bedrooms, two bathrooms and one parking space. It offers a different relationship to outdoor space and adjoining walls, not simply a bigger version of a townhouse. Privacy, maintenance access and drainage depend on the exact side boundary. When comparing an H3 with a larger townhouse, it makes sense to look beyond indoor square metres and ask whether outdoor circulation or a garden actually improves daily life.

Two other original models were detached. H2 was described with 167 square metres of floor area, three bedrooms, two bathrooms and a plot starting from 50 square wah. H1 had 182 square metres, three bedrooms, three bathrooms and a plot from 52 square wah. These are meaningful distinctions for a family needing room around the house, but the current resale market includes properties whose advertised details do not always match the archived models. A renovated or extended detached house needs its own measured plan and title information, rather than an assumed match to a model label.

Asking prices are quite spread out. An agency advertises a three-bedroom, two-bathroom townhouse for THB 1.55 million in a agency listing available during our October 2026 check. A more recent DDproperty listing shows a three-bedroom townhouse at THB 1.69 million, quoting 150 square metres of floor area and 36 square wah of land. Detached houses appear at substantially higher asking levels, with individual examples around THB 3.29 million to THB 4.2 million. The difference is not a clean premium for one extra bedroom. Condition, land rights, plot position, alterations and how recently the listing was checked all need to be separated.

The THB 1.55 million figure is a lower advertised market reference, not a promise that a particular home remains available at that price on 10 October 2026. It comes from an older listing that was still accessible when checked. Its current status, seller identity and contractual terms require personal verification. Historic launch figures are even less suitable as today's entry price: material published when the estate was being sold referred to very different asking levels. The only useful number for a decision now is a confirmed quote for an identifiable home with clear conditions.

There is also an asset-management route into the estate. Bangkok Commercial Asset Management has advertised a two-storey townhouse at THB 1.89 million, with approximately 131 square metres of usable space on 22.5 square wah of land. The company identifies it as an as-is asset and gives a title-deed number for that individual property. An as-is listing may involve different viewing, offer and possession conditions from a conventional owner-occupied resale. A tempting asking price does not establish the cost of making the building ready to use, and that specific deed number should never be mistaken for proof of the title position of every home in the estate.

Shared amenities require the same care as any other ageing part of the development. A 2016 preview mentioned landscaped communal space, outdoor exercise equipment, guards and surveillance cameras. Current portal descriptions list a garden, a children's play area, a fitness corner and round-the-clock security. That is evidence of the project's intended facilities, not a live service audit. Staffing, maintenance and access may have changed. A swimming pool appears in one directory but is absent from more detailed sources, so it should not be promised without on-site confirmation.

The estate's recurring charges are not consistently documented online. One site shows a zero common-area fee, while other profiles do not provide a current schedule. It would be unsafe to interpret this as lifetime free security or landscaping. Older housing developments can have their own management arrangements, outstanding contributions, service contracts and decisions by residents. A household's real costs extend beyond utilities to road upkeep, waste collection, shared lighting and any fees attached to the chosen property. The current management situation needs to be established through evidence, not inferred from an empty portal field.

Materials published around launch describe conventional reinforced-concrete beams and columns with lightweight masonry walls. That says something about the original construction concept, but very little about any one house's present roof, wiring, damp-proofing or structural changes. A clean renovation can be valuable; it can also hide deferred repairs. Ceiling stains, damp marks, unusual floor levels, the condition of bathrooms and the route by which rainwater leaves the plot tell a buyer more than generic statements about construction quality. Ten years of occupation is long enough for maintenance history to matter.

Legal ownership is the central dividing line for foreign buyers. Noantawee Ville 5 consists of houses on plots of land, not condominium units. The familiar foreign condominium quota of 49% does not apply. A portal's freehold label does not mean a foreign individual can ordinarily take freehold title to the land. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. A prospective buyer may need to consider a lawful land lease and the separate ownership or use rights attaching to a building. None of those arrangements can be assumed to be available for every resale listing.

A conventional long land lease may be structured for up to 30 years, but an advertised extension should not be treated as an automatic property right. The names on the land deed, the registered encumbrances, the parties to any lease, the ownership of the structure and what happens on resale or succession all matter. Nominee-company arrangements should not be treated as a shortcut around foreign ownership restrictions. An independent title and contract review must come before assumptions about financing, rental management or future appreciation.

If a buyer is eligible to own the relevant land, the property checks are different but no less important. Ask who is actually authorised to sign, whether mortgages or other registrations affect the plot, whether the parcel boundary matches the fence and whether additions to the building were properly recorded. Homes with similar façades may come with very different obligations. For an asset sold by a bank or an asset manager, the transfer and possession conditions deserve separate attention. Open project descriptions do not confirm the title category of each individual plot in Noantawee Ville 5.

The location is best understood through ordinary errands. Published area profiles mention supermarkets such as Makro and Big C, educational facilities and local hospitals in Nong Chok. An older review also mentioned minibuses and a Bangkok bus service near the estate. That was historical transport information; it is not a checked timetable for autumn 2026. A family relying on public transport should verify the actual route, waiting time and walking conditions. Equally, someone commuting by car should test the journey at the times that matter, particularly the morning school and work run.

Rental advertisements exist, including examples around THB 9,000 per month, but the observed sample is small. An advertised rent is not a completed lease, and it says nothing on its own about vacancy, repair bills, the tenant profile or the cost of finding another occupier. It would therefore be misleading to turn that figure into a promised investment yield. The estate is more straightforward to assess first as a place to live: does this part of Nong Chok work for the household, and does the particular house work in practice? Only then does a property-specific rental calculation become useful.

In the end, Noantawee Ville 5's appeal is relatively tangible. There are several kinds of family home, some private outdoor space, established local amenities and a mature resale market with a wide range of asking prices. It will not deliver the same everyday experience as a central Bangkok condominium, nor does its history remove the need for careful property checks. For a suitable buyer, the strongest comparison is between real houses within the estate: plot and wall arrangement, maintenance, access, legal title, recurring costs and the price a seller is actually prepared to accept.

Ownership format

These are houses on land plots, not condominium units; a freehold portal label does not establish foreign eligibility to own the land. A properly documented land lease and separate building rights may be considered where legally possible. The actual arrangement depends on the specific property's title and contracts; the 49% condominium quota does not apply.

Home types & sizes

T3 townhouse — three bedrooms
123 sqm
2 bathrooms

The original design paired 123 sqm of floor area with a plot starting at 18 square wah and one parking space. Actual resale layouts may differ after extensions or interior changes.

T2 townhouse — three bedrooms
139 sqm
2 bathrooms

The historical plan used a 22-square-wah plot, a separate kitchen and one parking space. This is a model specification, not a measured floor area guaranteed for a current listing.

T1 townhouse — four bedrooms
162 sqm
2 bathrooms

The original four-bedroom plan included a ground-floor bedroom, a plot from 25 square wah and two designated parking spaces. Real accessibility and the usable frontage depend on the individual house.

H3 semi-detached home — three bedrooms
154 sqm
2 bathrooms

A semi-detached design on a plot from 40 square wah, with one parking space. The larger plot changes side access and outdoor use, while the shared wall remains part of the layout.

H2 detached home — three bedrooms
167 sqm
2 bathrooms

The original detached plan offered a plot from 50 square wah, three bedrooms and one parking space. Current boundaries and any additions need to be checked against the particular property's documents.

H1 detached home — three bedrooms
182 sqm
3 bathrooms

The largest of the six documented original designs combined three bathrooms with a plot from 52 square wah and two parking spaces. The difference is mainly in land and internal convenience, not bedroom count.

These are the six original designs documented in historic material: three townhouses, one semi-detached home and two detached houses. Floor areas are original usable-area figures, not certified net areas or measurements of current listings; square wah measures the land plot. Resale homes may have extensions and different quoted measurements. No model-level prices are attached because current asking prices cannot be matched reliably to each original model. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families based in eastern Bangkok who want a separate entrance, several bedrooms and some outdoor space instead of an apartment.; People willing to compare individual resale houses, understand alterations and budget for maintenance rather than seek identical developer-finished units.; Car-owning households with established routines through Nong Chok, for whom a workable parking arrangement matters more than rail proximity.; Households interested in a ground-floor bedroom: the archived T1 design offers one, subject to checking the actual property's accessibility.; Buyers whose personal legal circumstances allow the proposed land and building rights, and who can arrange a proper title and contract review.; may not suit: Buyers expecting a walkable train-station commute to central Bangkok.; Foreign individuals seeking automatic personal freehold ownership of a land plot on condominium-style terms.; Investors looking for a defensible rental-yield projection based on a single advertised rent.; Anyone unwilling to investigate condition, extensions, ongoing services and the title of a used landed property..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion records conflict: DDproperty, FazWaz and ZmyHome use 2016, PropertyScout says 2012, and an archived developer disclosure gave June 2018 as an anticipated full-completion date. The age of an individual building needs property-level evidence.
  • Archived total-estate land areas differ: 47 rai 2 ngan 58 square wah versus 47 rai 3 ngan 54 square wah. One database lists a swimming pool, but its present existence and operation are not corroborated by other substantial sources.
  • Portals describe resale homes as freehold, but no evidence establishes an ownership structure available to a foreign individual for a particular plot and building. A deed number appears for one asset-management listing only, not for the whole estate.
