Why this project is worth a look
Choice of housing form
The same estate contains row townhouses and paired semi-detached homes. That is a meaningful choice over frontage, contact with neighbours, land size and parking rather than a purely cosmetic difference in façades. The value of the extra separation depends on the particular lot and its surroundings.
Practical three-bedroom plans
The original designs cluster around three bedrooms, two bathrooms and 100–130 square metres of usable space. That can accommodate children, guests or a working room. Whether the layout feels generous depends on its stairs, bathrooms, ventilation and any alterations made after the original handover.
Real homes to inspect
With completion recorded in 2018, prospective buyers can examine actual streets, neighbouring plots and built homes rather than rely on completion promises. The trade-off is the need for serious physical and legal checks on an existing building. A resale house is only as good as its present condition and transferable rights.
An east-Bangkok address
Pracha Samran Road and Nong Chok suit households with routines in the eastern districts more naturally than those who need a daily journey into central Bangkok. Road connections give route options, not assured commute times. Test the places that will determine everyday satisfaction.
Essentials over extravagance
The estate is associated with green space, an entrance gate, surveillance cameras and security. Those are practical shared features rather than evidence of a fully serviced lifestyle complex. Their current operation and fees are worth inspecting in person before assigning them any value.
About the project
Temsiri Priva Nongjork–Pracha Samran belongs to a very different part of Bangkok’s housing market from the city’s high-rise condominium stock. This is a low-rise residential estate in Nong Chok, east Bangkok, with two-storey townhomes and semi-detached houses sharing one development. Both offer a private entrance and a parcel of land associated with the home, but the living experience is not interchangeable. A townhouse sits within a row and may have neighbours on both sides; a semi-detached home shares one party wall. The extra separation, frontage and outdoor space can make a meaningful difference for a family, even where the advertised number of bedrooms looks identical.
The figure most consistently attached to the development is 404 homes on a site described as 43 rai, 3 ngan and 8 square wah. Those figures describe the project as a whole. A buyer, however, acquires an interest in a particular plot and building, not a proportional share of a marketing statistic. Thai listings use square wah for land and square metres for usable floor space. Keep the two measurements separate when comparing properties. A larger floor plan can still come with a smaller plot, a less convenient driveway or a tighter position between neighbouring houses. None of those details is visible in a headline price.

Property portals treat Temsiri Priva as completed in 2018. Historical material says construction began in October 2016 and that part of the estate was expected to finish in January 2018. By October 2026, the listings being considered are resale properties rather than an off-plan release. That is an advantage for a buyer willing to inspect: the house and the surrounding street can be experienced as they actually are. It also changes the due diligence. Instead of negotiating around promised delivery dates, the questions concern title, permitted alterations, maintenance, the property’s present condition and precisely what the seller can transfer.
The original range included five house designs. Three townhome layouts were marketed at approximately 100, 110 and 120 square metres. Two semi-detached layouts were marketed around 125 and 130 square metres. The standard configurations shown in project directories have three bedrooms and two bathrooms. These are useful reference points when identifying a resale house, but they should not be mistaken for a current measured survey. Listings sometimes show larger internal areas or different bedroom counts. Extensions, conversions and data-entry mistakes can all produce a gap between a house as designed and a house as advertised; the gap needs a specific explanation rather than a guess.
For everyday living, the distinction between the models is as much about the land as the interior. Early marketing started the townhome land size at 18 square wah, while the semi-detached range was described from 35 square wah. Some designs allowed two cars and the semi-detached examples in the published plan schedules showed one. These are model-level details, not assurances about every available house. The usable parking arrangement can change if an owner has enclosed a carport or added outdoor structures. Before deciding that a three-bedroom plan works, spend time on the actual stair layout, access to the bathrooms, daylight, kitchen exhaust and the practical width of the entrance.
The verified common features are modest and residential in character: green space or a shared garden, a controlled entrance, CCTV and security staff are listed across specialist sources. This should not be sold as a resort-style compound. One large marketplace attaches a much longer checklist, including facilities that are not substantiated by the focused development descriptions. A visitor should distinguish physical facilities that can be seen today from generic portal tags. Community management matters just as much: ask who operates the security service, whether regular fees are charged, how common areas are maintained and whether the seller has cleared any outstanding estate charges.
Pracha Samran Road is the reliable geographic anchor. Nong Chok is an outer Bangkok district, not an extension of the central business districts in practical commuting terms. Published project material mentions links to Suwinthawong Road and other eastern Bangkok routes, along with established local retail and education facilities. That information describes the surrounding district; it does not turn each shop or school into a walkable amenity. Try the real route to the places that matter to you at the times you would actually travel. Access to work and school will shape the property’s usefulness far more than a generic statement that it is “well connected”.
Resale advertisements are not tightly clustered around one price. A FazWaz project page showed a bottom asking price of THB 1.5 million when checked on 10 October 2026. Another seller advertised a townhouse for THB 1.85 million, while semi-detached homes on other platforms carried higher asking figures. There is an important wrinkle in the cheapest advertised entry: it is described as a two-bedroom house, whereas the historical standard plans show three. The discrepancy could reflect a changed layout, a different property configuration or a listing error. Without an inspection and documents, it would be unsound to market that figure as a typical price for a standard three-bedroom home.
Developer attribution is unusually easy to oversimplify here. Home Buyers Guide, PropertyHub and other project directories identify Sirinara Co., Ltd. as the developer. But a historical consumer-disclosure paragraph reproduced by Home Buyers Guide names Sirirudee Co., Ltd. as the project owner. These may represent distinct roles within the original development; the records reviewed do not establish the relationship. For a resale buyer, the more useful question is not which name is familiar. It is whether the chain of title, subdivision approvals, obligations over shared facilities and any unresolved liabilities can be traced through documents relevant to the specific plot.
Foreign purchasers need to approach this scheme as landed housing, not condominium ownership. The usual foreign freehold quota for individual condo units does not apply. Under Thailand’s ordinary land rules, a foreign individual cannot simply acquire the land beneath a townhouse in personal freehold. Narrow statutory exceptions exist, and a properly documented land lease with separate building rights may be possible, but none of those arrangements has been verified for a particular Temsiri Priva listing. A portal’s “freehold” label may accurately describe the tenure offered to an eligible Thai owner while being unsuitable for a different buyer. The land, the building and transferability of any contractual rights must be analysed separately.
Buying an existing house gives an opportunity to discover problems before committing, but it does not remove them. Look for roof deterioration, water intrusion, drainage difficulties, ageing electrical installations and signs of structural alteration. Compare the present floor plan with the property records and understand whether changes were permitted. The plot boundaries, registered encumbrances and outstanding community obligations are equally important. These are not allegations about Temsiri Priva; they are the questions that decide whether a particular older resale home deserves its asking price. An attractive listing photograph cannot answer them.
For a household with regular destinations in this part of Bangkok, the estate can be a practical way to obtain a private entrance, several rooms and parking without seeking a large standalone house. It is a harder proposition to justify purely as an investment. Online inventories are snapshots of asking prices, not evidence of completed transactions, rental occupancy or net yields. The research did not establish reliable project-wide operating costs or leasing performance. The right comparison is therefore between specific available houses with equivalent ownership terms, similar land and floor areas, and a realistic repair budget—not between a resale asking price and an obsolete developer launch offer.
Ownership format
These are landed homes, not condominium units with a foreign freehold quota. Foreign individuals generally cannot take direct ownership of the underlying land through an ordinary purchase. A properly registered land lease, generally for up to 30 years, and separate rights to the building may be possible where the documents support them; renewal is not automatic. No plot-specific ownership arrangement has been verified for Temsiri Priva.
Home types & sizes
An original two-storey row-house design with three bedrooms and two published parking spaces. Whether both can still be used depends on what has happened to the frontage and carport over time. The ground-floor circulation is worth examining in person.
This three-bedroom two-storey layout was marketed with parking for two cars. The 110-sqm reference also appears in current resale advertising, although renovations may change usable arrangements. Compare each home to the original scheme rather than assuming the marketing plan survives intact.
The largest of the three published townhouse floor areas, with three bedrooms and two parking spaces in the design schedule. Its extra floor space only helps if the layout, frontage and condition meet the household’s needs; an awkward alteration can erase the advantage.
Two paired-house designs with three bedrooms and one published parking space. Sources disagree over whether Priva A or Priva B is the 125-sqm design. The area is deliberately presented as a combined range rather than an unverified model-to-size assignment.
These are original design types, not evidence of inventory available today. Plot size is measured separately from floor area; early material described townhouse plots from 18 square wah and semi-detached plots from 35. Homenayoo and PropertyHub reverse the A/B labels for the 125- and 130-sqm semi-detached plans. Some 2026 resales show different room counts or sizes, so listing details must be checked against the actual home and its approved records. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The practical address is Pracha Samran Road, Nong Chok Subdistrict and District, Bangkok 10530. The map coordinate is an approximate estate-area reference inferred from an individual home listing, not a verified main-gate pin. Confirm the actual entrance before travelling.
- Project guides identify connections towards Suwinthawong, Chueam Samphan and Liap Wari roads. These provide a way to understand the local road network, not a basis for promising a particular commute or travel time.
- Nong Chok shopping facilities, including Big C, Makro and Lotus, and Mahanakorn University of Technology appear in area descriptions. They are useful district landmarks but should not be presented as services immediately outside the development.
- For a family, morning and evening road conditions, turning movements at the estate entrance and the routes to regular destinations deserve more attention than a straight-line distance on a map.

Best for: Households already rooted in Nong Chok or neighbouring eastern Bangkok districts are the clearest audience. A completed home with three bedrooms and parking can suit a family whose school, workplace and support network are nearby. The benefit comes from the actual floor plan and daily logistics, not from treating every Bangkok address as equally connected.; Someone deciding between a row townhouse and a semi-detached home can compare two forms of landed housing within a single community. Shared-wall exposure, frontage, plot size and room for a vehicle are easier to judge side by side without changing the surrounding neighbourhood. That makes a site visit potentially informative even before a particular listing is chosen.; A buyer comfortable with established resale property can examine an already lived-in street, assess maintenance, review any renovations and negotiate around a real house rather than an imagined one. There may be a need for repairs, and documentation takes work. In return, the main physical uncertainties of an unbuilt project have already been replaced by things that can be inspected.; An investor with a well-evidenced local tenant profile could investigate the project further, but only at a unit-specific level. Rental demand, achievable rent, vacancies, transfer costs, estate charges and repairs have not been verified sufficiently to support a return claim. A discounted asking price alone does not establish an investment case.; may not suit: A non-Thai buyer seeking straightforward personal freehold title to both the house and land should not treat this like a foreign-quota condominium purchase. The land issue must be resolved legally before the asking price becomes meaningful; no project-specific arrangement has been evidenced here.; A household with a daily central-Bangkok commute and no practical access to a car may find the address less suitable. References to major roads or Bangkok’s transit network should not be mistaken for a station at the gate or for guaranteed journey times.; Buyers looking for brand-new, maintenance-free housing, extensive leisure amenities or an investment product with an established yield will not find those promises supported by the available evidence. Each existing house needs its own physical, legal and financial assessment..

- Project directories attribute development to Sirinara Co., Ltd., while a historical sales disclosure reproduced by Home Buyers Guide identifies Sirirudee Co., Ltd. as the project owner. Their legal relationship and respective roles have not been independently established from corporate filings.
- Most project sources state 404 homes. One Homenayoo data table says 407 and a ZmyHome article says 449. The final approved plot count has not been verified against subdivision records.
- Sources disagree over which semi-detached design, Priva A or Priva B, has 125 sqm and which has 130 sqm. The unit schedule therefore gives a combined range rather than a potentially incorrect designation.
