Resale houses in Nantawan 10 can appear below THB 2 million, an unusually low headline price for a home with its own land inside Bangkok's administrative boundary. The number is only a starting point: cheaper houses deserve careful comparison of renovation condition, land area, registered extensions and transfer costs before they are treated as bargains.

More than one format

The estate contains both single- and two-storey houses with two or three bedrooms, ranging from compact plots around 35 square wah to materially larger lots. That gives buyers more flexibility than a standard apartment product, but it also means bedroom count alone is a weak comparison tool because land, usable area and later alterations can differ substantially.

Established local setting

Nantawan 10 is already embedded in the residential fabric of Nong Chok rather than relying on a future master plan. Local retail, a bus stop carrying the estate's name and access to Liap Wari Road support everyday life in eastern Bangkok. It suits buyers whose routines are already oriented to this side of the city better than those who expect a rail-first central commute.

Inspection matters more

Age and owner modifications matter more here than the original sales brochure. Resale descriptions show added kitchens, terraces, covered parking and other alterations. A buyer should therefore inspect the actual structure, reconcile extensions with documents and assess utilities and maintenance house by house rather than assuming that a neighbouring listing describes the selected property.

Land is the key filter

For a foreign buyer, a house with land is legally more complex than a condominium unit. A listing marked freehold describes the seller's title position, not an automatic entitlement for a foreign purchaser to register the land. The project only makes sense after the land title and a lawful ownership route for the specific buyer have been reviewed.

About the project

Nantawan 10 is an established low-rise housing estate on Bangkok's eastern fringe. The strongest location evidence points to Soi Liap Wari 37 in Khok Faet, Nong Chok: that address appears repeatedly in current Thai resale listings, in the local map entry for the estate and in individual house addresses such as 69/270 and 69/562. This is no longer a uniform new-build product. Buyers are looking at existing homes that may have been renovated, extended or reconfigured over time, so the condition of two houses in the same estate can differ materially even when their original layout was similar.

There is a location error in the international portal ecosystem that needs to be handled explicitly. FazWaz and Hipflat place Nantawan 10 in Saen Saep, Min Buri and show 15/5 Soi Rat Uthit 62 as the address. Thai sources including BaanFinder, DDproperty, InterHome and multiple live listings instead place the estate on Liap Wari 37 in Nong Chok, and a Bangkok bus route includes a stop named Nanthawan 10 Village along this corridor. The Rat Uthit 62 address is also reused by aggregators for a different project called Baan Nantawan Sakuldee, which suggests a duplicated or misassigned project pin. For this dossier, Nong Chok is treated as the physical identity of Nantawan 10 and the Min Buri location is retained as an unresolved data conflict rather than a separate phase.

The developer cannot be stated with the same confidence. PropertyHub places Nantawan 10 inside an old Land & Houses developer index, and Land & Houses' current corporate material confirms that Nantawan is one of its house brands. That association is meaningful, but it is not enough to attribute this specific Liap Wari 37 estate without qualification. DDproperty lists no developer, FazWaz shows Developer: N/A, TookTee leaves the developer blank, and no official Land & Houses archive page naming this exact Nong Chok project was found. The registry therefore omits a developer field. A buyer can still evaluate a completed resale house, but the project's history should not be presented as verified Land & Houses provenance unless supporting documents emerge.

Completion timing and estate size are also inconsistent. FazWaz says the project was completed in December 2014 and contains 370 units. Hipflat repeats the 370-unit statement in its narrative while simultaneously showing only two units in the project header, apparently confusing available listings with total stock. Zmyhome gives 2010 as the completion year, while DDproperty, PropertyHub and TookTee do not provide a confirmed completion year or total unit count. The useful conclusion is therefore limited but solid: Nantawan 10 is a completed, long-established estate with an active resale market. A precise original completion date and total number of homes should not be manufactured from conflicting portal records.

The resale stock shows several practical house formats. Current and recent listings include single-storey two-bedroom houses on plots of roughly 34.8–42 square wah, with built areas around 100–120 sqm in some listings. Two-storey two-bedroom homes appear on plots around 35–37 square wah with roughly 139–145 sqm of stated usable area. A larger single-storey three-bedroom house is offered on a 79-square-wah plot, while two-storey three-bedroom houses appear on plots in the mid-30s to low-40s square wah. These are not an official developer model schedule. Owners may have added kitchens, terraces, covered parking or extra internal space, so the unit cards below should be read as observed resale patterns rather than a promise of standardised layouts throughout the estate.

Asking prices keep Nantawan 10 in the lower-priced detached-house segment of Bangkok. In September 2026, the lowest clearly visible listing is THB 1.55 million for a two-bedroom house on a 35-square-wah plot. Other current or recently updated homes sit around THB 1.69–1.9 million for compact single-storey properties, around THB 2.19–2.39 million for two-storey houses, and about THB 3.29 million for a larger single-storey three-bedroom home on 79 square wah. These are seller asking prices, not a project price list. Renovation quality, land size, extensions, parking and documentation can move value significantly, which makes simple price-per-square-metre comparisons much less useful here than they would be in a condominium tower.

Shared facilities appear modest compared with a newly launched gated community. Twenty-four-hour security is consistently reported by DDproperty, BaanFinder and several portal profiles. One detailed Thai resale listing also describes a children's playground and CCTV along estate roads. PropertyHub shows a much longer generic facility list that includes a pool, sauna, gym and EV charging, but the same profile misclassifies the estate and omits basic project statistics, so those additional amenities are not relied on in this dossier. A buyer should assume only the facilities that can be verified on site and ask how estate roads, security and any common areas are currently managed and funded.

The location is more car-oriented than rail-oriented. The estate sits off Liap Wari Road, with a 7-Eleven branch named Nantawan 10 on Soi Liap Wari 37 and a bus stop carrying the estate's name on route 1-59 (526). BaanFinder places the Min Buri rail stations roughly 11–12 km away. That can be perfectly workable for a household whose daily life is concentrated in Nong Chok or eastern Bangkok, especially if private outdoor space matters more than being within walking distance of rapid transit. It is a weaker fit for someone expecting a central-Bangkok lifestyle without a car, and commute testing at the actual hours of travel is more useful than a map-line distance.

For a foreign buyer, land ownership is the central legal constraint. Listings describe these houses as freehold, meaning the Thai seller is offering full ownership of the house-and-land property under the domestic title system. That does not mean a foreign individual can simply register the land in their own name. Thailand's Department of Lands maintains specific procedures and narrow exceptions for foreign land acquisition rather than a general right to buy residential land. Before paying a deposit, the buyer needs the actual land title, the registered owner's identity, boundaries, house documentation and any approvals for extensions, followed by advice on a legally available ownership structure if direct land registration is not available to them.

Nantawan 10 is therefore a project where the selected asset matters more than the estate label. Public listings already show why: the same three-bedroom house on a 79-square-wah plot has been described with materially different usable areas on different portals. That is a warning against treating aggregator fields as transaction documents. A sensible inspection should reconcile the physical house with the title and building records, identify later additions, check drainage and utilities, and confirm any estate charges or obligations that follow the property. The attraction is straightforward — a relatively low entry price for a detached home with land inside Bangkok — but the quality of the purchase depends on the specific plot, its documents and its condition rather than on a glossy project specification.

Ownership format

Resale houses are marketed together with their land as freehold property held by the seller, but that does not give a foreign buyer an automatic right to register the land in their own name. Direct foreign land ownership in Thailand is generally restricted, subject to narrow statutory exceptions. The land title, ownership of the structure and a legally available acquisition route must be checked for the selected house; nominee-company arrangements should not be treated as a substitute for that due diligence.
