Baan Pruksa Liabwaree–Minburi

The name points towards Min Buri, but the actual address belongs to Krathum Rai in Bangkok's Nong Chok district. That distinction matters when searching for a property, checking its land records or estimating a daily commute.

Why this project is worth a look

Low-rise, lived-in housing

The estate is predominantly made up of 453 two-storey townhouses. A private front door can be more convenient for a family than an apartment corridor, but a shared wall and responsibility for maintaining the building come with it. The estate also includes semi-detached and roadside commercial units.

Useful everyday retail nearby

Big C Nong Chok and Makro give the area an established shopping base. For local households, that can remove the need for a long drive for routine supplies. Still, the major road outside the development makes pedestrian safety and crossing points worth as much attention as the distance shown on a map.

Inspect before committing

With construction completed in 2018, the property can be visited as it is today. Buyers can see the condition of the home and its immediate neighbours, rather than judging an unfinished project. The key uncertainty shifts to maintenance, alterations and the seller’s records.

More than one home format

The original scheme includes the 95-sqm Cozy townhouses and a limited number of 135-sqm semi-detached houses. Resale homes may describe different sizes or configurations. Price comparisons work best when plot area, condition and position are considered alongside the number of rooms.

Ownership needs its own analysis

A Thai freehold advertisement is not a ready-made acquisition route for a foreign buyer of landed housing. Land rights and building rights must be understood separately before any funds are committed. A lawful lease arrangement might be possible, but it cannot be assumed from the project name.

About the project

The name points towards Min Buri, but the actual address belongs to Krathum Rai in Bangkok's Nong Chok district. That distinction matters when searching for a property, checking its land records or estimating a daily commute. You may also encounter the development as Baan Pruksa 118 Liabwaree, Baan Pruksa Leab Wari–Minburi or simply PK118. These names describe the same estate. They are not separate phases with different delivery schedules.

This is mainly a townhouse neighbourhood, though not exclusively one. The original scheme comprises 453 two-storey townhouses, 30 semi-detached homes and 13 three-storey commercial shophouses, for a total of 496 premises. The shops sit towards the road frontage, while the residential units extend into the estate. The distinction is worth making before comparing listings: a house close to commercial activity will offer a different level of privacy and passing traffic from one farther along the internal lanes.

Read moreShow less

Pruksa Real Estate launched the development in February 2017 under its Baan Pruksa 118 designation. Project directories record completion in 2018, and the original sales inventory is now closed. Current buyers are therefore looking at individual resale properties rather than choosing from a newly released construction schedule. With a resale house, the original brochure is only a starting point. Its maintenance history, alterations, outstanding charges and actual condition belong to that particular address.

The standard Cozy townhouse was designed around a 5.7-metre frontage, approximately 95 square metres of internal living space and a plot starting at 17.8 square wah, Thailand's customary unit for land area. The original arrangement offered three bedrooms, two bathrooms and space for one car. It was a compact family layout, not an expansive detached home. Current adverts quote different built areas, so those original specifications should not be used to overwrite the measurements or layout shown in a particular title and property inspection.

An early walkthrough places the principal shared living space, dining area and kitchen downstairs, with the bedrooms on the upper floor. A supplementary multipurpose area was also described. This arrangement can suit a household that wants bedroom separation without paying to maintain a large plot. It brings trade-offs: the rooms are not all generous, the home shares structural boundaries with neighbours and a single parking position may be insufficient for two-car households. Renovations can change what the rooms are used for, but not necessarily their underlying dimensions.

There is also a smaller pool of semi-detached houses. The original project preview identifies 30 of them, with plots starting at 35 square wah and roughly 135 square metres of living space, three bedrooms, two bathrooms and one parking space. Those are materially different properties from the mainstream townhouse stock. They may offer extra flexibility for a growing family, but their price and supply cannot reasonably be inferred from a listing for the entry-level Cozy model.

The 13 roadside shophouses were designed as three-storey premises with a commercial-residential character. Their presence makes the estate more varied than a closed row-house compound. It does not establish that every house can be turned into a public-facing business. A proposed use would depend on the individual premises, permissions and any estate restrictions. Households seeking a quieter position may prefer the interior streets; someone considering a shopfront would need to look at the frontage units, their access arrangements and the relevant property documents.

The original shared features were modest and practical: a landscaped communal area, access control, CCTV and security personnel. Contemporary reviews described paths and seating within the green space. There is no solid basis in the checked material to market this development as having a shared swimming pool or a resident fitness club. For an established estate, upkeep is more relevant than the opening-day specification. Gate operation, lighting, footpaths, the garden and the way security handles visitors are all visible signs of how the community functions now.

Daily shopping is one of the clearer location benefits. Big C Nong Chok and Makro Nong Chok are located along the same local road corridor, with schools, services and healthcare facilities in the broader Nong Chok area. That can make everyday errands simpler than the outer-Bangkok label might suggest. However, Liab Waree Road is a substantial traffic road. Being close to shops is not the same thing as having a pleasant pedestrian route, especially if a family needs to cross busy lanes with children or shopping bags.

Road access connects the neighbourhood with routes towards Chueam Samphan, Rat Uthit and Suwinthawong. These links are useful to understand geographically, but they do not provide a reliable peak-hour journey time. A prospective resident should judge the location against the actual places they visit: work, school, relatives or medical appointments. There is no reason to describe the house as a station-side option. A home can be perfectly practical for someone whose life is centred on Nong Chok and far less convenient for someone commuting across Bangkok every weekday.

Because construction dates back to 2018, building condition now matters more than the freshness of the original design. An inspection should cover roof and ceiling evidence of leaks, wall movement, drainage outside the front parking space, water pressure, electrical work, bathrooms and any extensions. These are not reported defects in this particular estate; they are the sorts of questions an owner should be able to answer about an eight-year-old landed property. A recently decorated room can hide maintenance needs, so asking for renovation records is more useful than judging the listing photographs alone.

The resale market shows why advertised floor space must be treated carefully. A three-bedroom, two-bathroom townhouse was advertised for THB 1.69 million with 90 square metres of floor area. Other listings in the same project showed higher asking prices, and some had four bedrooms or different reported measurements. The original 95-square-metre plan is therefore not a reliable substitute for inspecting the actual building. These figures are asking prices, not registered sale outcomes. The lowest advert is a starting point for enquiries, not a valuation or confirmation that the property remains available.

Recurring ownership costs also need a property-specific answer. A 2017 review recorded a common-area levy of THB 29 per square wah of land each month, while a later resale listing quotes an individual monthly charge. Neither is proof of the estate-wide rate applicable today. The buyer needs the latest management statement, confirmation of arrears, a clear account of what the payment covers and an understanding of ordinary running costs. Transfer fees and any allocation of taxes between seller and buyer should be settled from the actual contract, not extrapolated from an old developer campaign.

Legal title is a larger consideration for an international purchaser. In a condominium, a qualifying foreign buyer may have access to a foreign freehold quota; these townhouses are landed property and do not fall under that route. A Thai sale advert labelled freehold does not mean a foreign individual can register ownership of the plot. Direct land ownership is normally restricted, aside from narrowly defined legal exceptions. A registered land lease, generally limited to thirty years, together with independently documented building rights may be an option in some circumstances. None of that is confirmed for any specific listing here.

A sensible way to judge Baan Pruksa 118 is as a lived-in neighbourhood with relatively straightforward housing and local retail access, rather than as an investment product promising particular returns. An owner-occupier will care about street position, parking, noise, neighbours and maintenance. A landlord has different questions: realistic long-term tenant demand, vacancy periods, who will maintain the property and whether the expected rent covers the work. No verified project-level rental yield has emerged from the checked sources, and low asking prices alone cannot answer the investment question.

Ownership format

Townhouse transactions involve both the building and rights to its land plot. A Thai listing marked freehold does not establish that a foreign individual can acquire the land. Direct foreign ownership of Thai land is ordinarily restricted, subject to narrow statutory exceptions. A properly registered land lease, generally for no more than 30 years, combined with separately evidenced building rights may be relevant, but no such arrangement is verified for a particular property here.

Home types & sizes

Cozy townhouse, original layout
95 sqm
2 bathrooms

The original two-storey family plan had three bedrooms, a 5.7-metre frontage, one parking space and a plot from 17.8 square wah. These are design-stage specifications. Resale measurements and altered rooms need checking against the individual property.

Resale townhouse, 3 bedrooms
90 sqm as advertised
2 bathrooms

An individual resale advert describes an 18-square-wah plot and a position on one of the estate’s main internal roads. The figures apply to that one house, not to an interchangeable stock type. Inspection, title and any existing obligations remain essential.

THB 1.69M asking price in October 2026
Semi-detached house
135 sqm
2 bathrooms

Thirty semi-detached homes were included in the original plan, with two storeys, three bedrooms, one parking space and plots from 35 square wah. They are a different housing product from the standard townhouse; current availability was not independently established.

Three-storey commercial shophouse

The launch plan shows thirteen roadside commercial-residential premises on plots from 17.4 square wah. No reliable current floor-area or asking-price figure was established for this segment. Intended business use requires property-specific legal and estate checks.

Original design figures date from the 2017 launch; current asking prices and altered dimensions come from separate 2026 resale adverts. One abbreviated Cozy card lists two bedrooms while the detailed launch reviews describe three. Neither source should override a survey and documents for the actual property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

  • Big C Nong Chok and Makro Nong Chok sit along the same retail corridor. Check the real pedestrian crossing rather than relying solely on a short map distance.
  • Local schools and healthcare facilities serve the Nong Chok area, but travel routes and school arrangements matter more than a nearby label.
  • Chueam Samphan, Rat Uthit and Suwinthawong provide road connections in different directions. No dependable peak-hour travel-time claim is available.
  • Internal residential lanes and roadside shopfronts form distinct parts of the estate. The exact lot location will influence traffic exposure and privacy.

Best for: Households whose work, relatives or schools are in Nong Chok or the eastern side of Bangkok can assess a ready-built property close to established everyday shopping.; Buyers who value a private entrance and separate bedrooms more than a large garden may find the original Cozy townhouse arrangement worth viewing.; Families looking for more land could consider the limited semi-detached stock rather than assuming a larger property is merely an alternative specification of the cheapest townhouse.; Resale buyers willing to inspect maintenance, renovations, management charges and title documents can evaluate a specific home before parting with a deposit.; Thai nationals who can lawfully hold title to land can investigate the ordinary house-and-plot purchase route. International buyers need a separate legal review of what can actually be registered.; may not suit: Anyone requiring a walkable urban rail station or a predictable cross-city commute may find this outer-Bangkok address inconvenient.; A household needing two dedicated car spaces, detached-house privacy or almost no traffic noise should not assume that the standard townhouse will meet those priorities.; A foreign buyer seeking straightforward personal ownership of a Thai land plot cannot treat this as a condominium freehold transaction.; An investor who needs a documented rental yield and reliable net operating figures will not find that evidence in the project profiles and sale adverts checked here..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Published land-area figures differ: some project descriptions give 46 rai, 1 ngan and 17 square wah, while another gives 46 rai, 1 ngan and 47 square wah. An additional directory reports a substantially smaller total. No registered master land survey was obtained to resolve them.
  • Completion is consistently placed in 2018, but some directories specify January while launch-era reporting expected year-end. An abbreviated Cozy card also shows two bedrooms instead of the three described in full reviews. The individual property’s handover and actual layout remain decisive.
  • The title deed for a selected plot, the availability of a registrable foreign-buyer land lease and the current estate charge for that property have not been independently verified. A freehold label in a Thai resale advert does not settle any of these issues.
