Why this project is worth a look

Choice of housing formats

The same development includes townhomes, semi-detached houses and detached houses. Plot size and the position of neighbouring buildings can matter more than a modest difference in floor area.

Layouts for larger households

The developer documents four designs, from 150 to 173 square metres, including a five-bedroom option. Actual resale layouts may differ after extensions or renovation.

Estate-level shared facilities

Pool, fitness and landscaped areas offer activities without leaving the development. Confirm their operating condition and the fees owners are charged rather than relying only on the advertised list.

Useful local services

Schools, shopping and a hospital are relatively close within Nong Chok. Central Bangkok rail connections are much farther away, making the normal commute a decisive part of the choice.

Existing homes to inspect

The resale market offers completed houses with real finishes and individual plot characteristics. The trade-off is that renovation history, paperwork and ongoing maintenance vary from one home to another.

About the project

Noantawee Ville 7 sits in Nong Chok, on Bangkok’s eastern fringe, where a property search is more about a driveway and a piece of land than a lift lobby. The development combines townhomes, semi-detached houses and detached houses. Someone comparing it with a similarly priced condominium closer to central Bangkok should start with that difference, not with the bedroom count. A house provides a more independent living arrangement, but it also brings responsibility for the structure, outdoor space and the legal position of the land underneath it.

The development is identified as Noantawee Ville 7 on the builder’s own website. Property directories often add “Sakuldee-Nongjok” to the name, and Thai listings use นนทวี วิลล์ 7. Those are naming variations of the same estate. The developer, Noantawee Residence Co., Ltd., advertises other numbered estates, including Grand 6 and Prime 8. The similarity is potentially confusing when browsing resale advertisements: a different number or road can mean a different project, not another part of this one. For this profile, the relevant address is Sakuldee Road in Nong Chok.

Read moreShow less

There are 439 homes in the master project as published by both the developer and several independent directories. That makes it a substantial housing estate rather than a short row of houses. Its scale helps explain why shared amenities are part of the proposition, but it does not establish that every lane has the same character. A home facing a through-road may experience traffic very differently from one at the end of a smaller lane. Corner positions, adjacent parking, garden orientation and the condition of the neighbouring properties deserve just as much attention as the builder’s published floor plan.

The builder offers four named layouts on its project page, with internal floor areas running from 150 to 173 square metres. The นนทกาญจน์ design has 150 square metres, four bedrooms, three bathrooms and two parking spaces, with land starting at 22 square wah. The 152-square-metre นนทสา design also provides four bedrooms and three bathrooms, on plots starting at 35 square wah. The นนทยา design increases internal space to 160 square metres. The largest of the four designs currently described by the builder, นนทนันท์, offers 173 square metres and five bedrooms. It, too, is listed with three bathrooms and parking for two cars.

That fifth bedroom may change a household’s options more than a small increase in floor area. It could be used for a parent living with the family, visiting relatives or a quiet workspace. Yet bedroom numbers reveal little about how the house actually feels. Kitchen ventilation, the position of the staircase, ground-floor sleeping arrangements and natural light have to be judged in person. Resale homes may also have been extended or reconfigured. A model description is a starting point, not a promise that an individual house still matches the original specification.

Thai housing advertisements often state land size in square wah. That figure must be read separately from the internal floor area in square metres. A 150-square-metre house on a 22-square-wah plot does not come with 150 square metres of garden. Buyers who need two cars, room to dry laundry, space for pets or an outdoor dining area may care more about the land dimensions and the shape of the plot than about several extra metres indoors. With three types of houses within the development, asking whether an advertisement refers to a townhome, semi-detached house or detached house is essential.

The developer reports a site area of 63 rai and 46 square wah, although another older project directory uses a smaller figure. Neither number tells a buyer how a particular plot is laid out. A large estate can contain a variety of micro-locations, and the best fit is not necessarily the largest floor plan. For a family with young children, a home close to a playground may be convenient. A remote-working buyer may prefer a quieter lane. Someone returning home late may prioritise lighting, access arrangements and where visitors leave their vehicles.

Shared facilities are part of the attraction. The developer lists a saltwater swimming pool, fitness facilities, landscaped grounds, a co-working space, CCTV and round-the-clock security. Other property directories also describe a clubhouse and a children’s play area. None of those listings, on their own, confirms current opening hours or how well the spaces are maintained in October 2026. The operative question for an owner is not whether a pool appears on a brochure, but whether it is functioning, how crowded it gets, who maintains it and what recurring fees are attached to the home.

Daily life here is organised around Nong Chok rather than downtown Bangkok. The district office is listed about 0.7 kilometres away, Wat Nong Chok school about 1.1 kilometres away and Vejkarunrasmi Hospital about 1.4 kilometres away. For ordinary shopping, the builder points to Big C at approximately 2.0 kilometres, Makro at 2.2 kilometres and Lotus at 2.3 kilometres. Mahanakorn University of Technology is another local landmark, listed at 2.8 kilometres. These are location references, not guaranteed journey times. The route, crossings and the part of the estate from which a journey begins all make a difference.

Transport is the main compromise for buyers whose work and social lives are elsewhere in Bangkok. The builder’s own distances put both its Orange Line and Pink Line rail references at 18.6 kilometres and the Lat Krabang Airport Rail Link station at 23.1 kilometres. Whatever future rail improvements may bring, these figures do not describe a walk-to-the-station property. Cars, taxis and connecting transport would normally be part of such a journey. Suvarnabhumi Airport is shown as 26.5 kilometres away, again a distance rather than a reliable travel-time estimate. Anyone commuting to Sukhumvit, Asok or Silom should test the actual route when they would usually travel.

One advantage of looking at an established residential scheme is that resale homes exist to inspect. This is no longer just a promise on a model-house board: listings show houses being offered with furniture, fitted kitchens, parking additions and other alterations. It also means the houses are not uniform. Finishes and repair histories have diverged. Before paying a reservation deposit, a buyer should compare the house being offered against the original layout, available construction approvals, utility arrangements and the condition of the roof, drainage and outdoor paving.

Completion dates are not presented consistently across the directories. DDproperty and Home.co use 2022, while TookTee lists 2021. The builder’s project page does not settle that discrepancy. This is less troubling than an unexplained difference in the project’s identity, since all of the principal sources refer to the same Nong Chok housing estate, but it is still worth distinguishing the project’s marketed completion date from the legally relevant dates for a particular home. Construction approvals, land registration and any later extensions are the records that matter when assessing an individual purchase.

September 2026 sale advertisements provide a practical price reference. A four-bedroom townhome of about 150 square metres on a 22-square-wah plot was advertised for THB 2.4 million. The same project search also contained a 152-square-metre home on a 38-square-wah plot offered at THB 2.69 million. These are sellers’ asking prices, not evidence of completed transactions, and neither offer can be assumed available without confirmation. Even at comparable internal sizes, a larger plot, corner position, alterations and general condition may explain differences better than the project name does.

The developer’s site displays a broader THB 2.3–3.84 million range. An older property directory shows a different original starting price. Those figures are useful context, but they should not be mistaken for a current commitment from the developer or proof of what a comparable resale home will achieve. A buyer needs the specific sale contract, included fixtures, transfer expenses and confirmation of who is actually selling the property. There can be a meaningful difference between purchasing newly released developer stock, if any remains, and taking a transfer from an individual homeowner with an existing mortgage.

A small number of rental advertisements also demonstrate that some owners have tried marketing homes in the estate. Several September 2026 listings asked around THB 25,000 per month for furnished four-bedroom houses, with floor areas and plot sizes varying between advertisements. That does not establish a market rent for every model, the speed with which tenants are found or the net return to an owner. In particular, it would be misleading to pair the lowest-priced 150-square-metre townhome for sale with the advertised rent of a larger, better-furnished house and call the resulting figure an investment yield.

A foreign purchaser faces a more fundamental question: what exactly can be owned? The familiar 49% foreign ownership quota applies to qualifying condominium units, not to land under a detached house or townhome. In Thailand, direct foreign ownership of residential land is generally restricted, subject to narrow statutory exceptions. A listing marked “freehold” does not make the land freely registrable in a foreign individual’s name. A possible alternative can involve a properly registered lease of the land, potentially combined with separate rights to the building. Whether such an arrangement is offered or legally workable for any particular Noantawee Ville 7 home has not been established.

Leasehold requires much more scrutiny than a line in an advertisement. The landowner, title, registration method, term, obligations, transfer rights and end-of-term position should be understood before assuming a house is purchasable by a non-Thai buyer. Residential land leases are commonly structured around a term of up to 30 years, while future renewal promises are not equivalent to an already secured term. Separately owning a building, where legally possible, also raises questions about access to the land and what happens when the lease ends. A company structure using nominee Thai shareholders is not a shortcut to recommend.

For resale buyers, a useful document review should include the seller’s land title, evidence of ownership of the building, any mortgage or registered encumbrance, planning or building documents for additions, and statements about outstanding estate fees. Thai project listings are often descriptive rather than documentary: “four bedrooms”, “fully furnished” or “freehold” are not title verification. Where an agent advertises an enlarged kitchen or covered parking, the buyer needs to know whether it is merely a cosmetic change or something that required formal approval. Clarifying these issues protects both day-to-day use and the ability to sell later.

Living costs extend beyond the purchase price. A householder may pay for common-area management, separate utilities, exterior upkeep, air-conditioning servicing and occasional repairs to gates, roofing or drainage. The publicly accessible project summaries do not establish the current common-fee schedule for a specific home, nor the financial position of the estate’s managing body. Those are practical questions for an owner or resident representative, ideally supported by recent payment notices and records. A low listing price can become less compelling if a neglected property needs substantial work soon after completion.

The strongest potential fit is an owner-occupier whose life is already connected to eastern Bangkok: a family using nearby schools and services, a household needing multiple bedrooms, or someone with a local work base and a preference for a house rather than a condominium. It is a less natural fit for someone who wants to walk to rapid transit, split the week between central Bangkok business districts or buy a hands-off short-stay rental. These are not judgments about the quality of the estate. They reflect the time, transport and ownership arrangements that the location and property type entail.

The sensible comparison is therefore among specific houses, not among headline advertisements. A smaller townhouse with a clean legal history and sensible layout may serve one household better than a larger but heavily modified home. Another buyer may willingly pay more for a wider plot and quieter position. Noantawee Ville 7 offers credible choices within a defined residential community; the decision becomes clear only when the actual land rights, house condition, running costs and daily journeys are put beside the asking price.

Home types & sizes

4 bedrooms — นนทกาญจน์ design
150 sqm
3 bathrooms

Land from 22 square wah, parking for two cars, living space and a kitchen zone. This is the smallest current developer-listed design; its exact house format depends on the selected plot.

4 bedrooms — นนทสา design
152 sqm
3 bathrooms

Plot sizes start at 35 square wah and two parking spaces are specified. In resale, the positioning of the home and the documentation for additions matter more than its two extra square metres.

4 bedrooms — นนทยา design
160 sqm
3 bathrooms

Land from 35 square wah, two parking bays, a living room and a kitchen zone. The published bedroom total cannot show their size or position without the floor plan and a viewing.

5 bedrooms — นนทนันท์ design
173 sqm
3 bathrooms

Land from 40 square wah with two parking spaces, living space and a kitchen zone. The fifth bedroom offers flexibility for a larger household, subject to the condition and any later changes to the home.

The four designs and room counts come from the developer’s current project page. Older directories also describe designs of 172 and 198 sqm; these are not silently blended into the current builder line-up. Resale measurements and layouts must be checked home by home. Square wah measures land rather than internal floor area. Model-specific prices are omitted because current offers for each design are not confirmed. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
