Why this project is worth a look

Five original home types

The estate has five documented home designs: two 148 sq.m. detached or semi-detached formats and three townhouse layouts of 104, 110 and 155 sq.m. This creates a genuine choice between a compact two-storey home and a larger three-storey layout, but it also makes a single project-wide average price of limited use. Match a resale listing to its original type before comparing it with another asking price.

Useful Don Mueang base

The address makes most sense for buyers whose daily geography includes Don Mueang Airport, northern Bangkok, Vibhavadi Rangsit or the Chaeng Watthana side of the city. The Red Line and airport are nearby at district scale, but the estate is not directly outside a station. A car, taxi or short road connection remains part of most practical trips.

A real resale market

With developer sales closed, buyers can compare existing homes rather than wait for construction. The current market includes low-priced two-storey units as well as larger, more expensive three-storey homes. That gives room to negotiate around condition and fit-out, but it also means the cheapest unit may carry more work. Extensions, kitchens, carports, furniture and renovation quality can explain large price differences inside the same estate.

Established developer, separate resale risk

Lalin Property is a long-established listed Thai developer, which makes the project history easier to identify than an informal subdivision. The resale transaction is still with the current owner, not with Lalin. Title, mortgages, outstanding estate charges, alterations and the physical condition of the chosen home therefore need fresh checks even though the original developer is well documented.

About the project

Lio NOV Donmueang-Jangwattana is a completed low-rise housing estate by Lalin Property on Soi Chang Akat Uthit 13 in Don Mueang. It is not a single-format townhouse scheme: the estate includes detached houses, semi-detached homes and two- and three-storey townhouses. There are 298 homes across roughly 28 rai, with original layouts offering about 104 to 155 sq.m. of usable area. That variety matters when comparing resale stock. Two listings under the same project name can have different floor counts, frontage widths, parking arrangements and internal layouts.

Developer sales are closed, so this is now a resale market rather than a new-launch purchase. Active October 2026 listings include a 104 sq.m. two-storey townhouse asking about THB 1.95M, while larger three-storey stock is marketed much higher. The spread is not surprising. Homes started from several original design types, and years of ownership have produced different extensions, kitchens, carports, built-ins and renovation standards. A low asking price therefore should not be compared with another unit on headline price alone. The useful comparison is the original house type, plot size, actual usable area, corner or mid-row position, condition, included fit-out and whether later additions are properly documented.

The location works mainly as a practical north-Bangkok base rather than a walkable central-city address. The estate sits inside the Don Mueang residential area with access through Chang Akat Uthit Road and onward connections toward Vibhavadi Rangsit, Song Prapha and Chaeng Watthana. Useful distance markers are roughly 3 km to Don Mueang Red Line station, around 3.8 km to Don Mueang Airport and about 4 km to elevated tollway access. Those figures are a sense check rather than a promise of travel time. Road conditions in this part of Bangkok can change the real commute substantially by time of day.

The developer is Lalin Property Public Company Limited, a Thai residential developer established in 1988 and listed on the Stock Exchange of Thailand. That corporate history does not replace due diligence on an individual resale house, but it does help distinguish the estate from an informal or one-off subdivision. The project was planned as a coherent housing community with internal roads and shared facilities. At the same time, a completed 2010s estate should now be assessed as an existing asset, not through its launch brochure. Roof condition, drainage, electrical work, moisture, extensions, common-area payments and land documentation can matter more than the original sales narrative.

For a foreign buyer, the decisive issue is the land. Property portals may label resale homes here as freehold because an ordinary transfer to a buyer who is legally eligible to own Thai land is structured as a house-and-land sale. That does not make a townhouse equivalent to a foreign-quota condominium. Foreign individuals are generally restricted from taking direct freehold title to Thai land, apart from narrow statutory exceptions with separate conditions. The first legal question is therefore not simply whether a listing says 'freehold', but what rights over the land and building can actually be registered for the specific buyer and how those rights are documented.

A resale inspection should separate features of the original estate from work carried out by an individual owner. Rose and Orchid began as compact two-storey townhouses of 104–110 sq.m.; Primrose was the larger 155 sq.m. three-storey format, while Pine and Freesia provided 148 sq.m. as detached or semi-detached homes. Years later, a matching plan name does not guarantee matching condition. Owners may have enclosed the rear service area, extended a carport, rewired parts of the house or altered partitions. For a serious purchase, compare the actual configuration with the documents, inspect plot boundaries and shared walls, look for water ingress after heavy rain and establish which additions are properly recorded. On a lower-priced resale, repairing old moisture damage, replacing weak electrical work or correcting an unsuitable extension can materially change the true acquisition budget.

Ownership format

Resale homes are marketed with freehold land title for buyers who are legally eligible to own Thai land. A foreign individual generally cannot take direct freehold title to the land; the structure for a specific house needs separate legal review and may involve a registered land lease together with separate rights over the building. Narrow statutory exceptions to foreign land ownership have separate conditions.

Home types & sizes

Rose — 2-storey townhouse
104 sq.m.
2 bathrooms

The smallest documented original layout, with three bedrooms, one parking space and an original frontage of about 5.7 m in the detailed project review. The current low asking-price anchor around THB 1.95M matches this size class, although individual resale condition varies substantially.

Orchid — 2-storey townhouse
110 sq.m.
2 bathrooms

A three-bedroom two-storey townhouse with one parking space and an original frontage of about 6 m. The area difference versus Rose is modest, so plot size, row position and owner-made alterations can matter more than the plan name in a resale comparison.

Primrose — 3-storey townhouse
155 sq.m.
3 bathrooms

The largest documented townhouse type, with three bedrooms, three bathrooms, three levels and one parking space. It offers materially more internal room than the two-storey plans, but stairs become part of everyday living, which may matter for households with small children or older family members.

Freesia — 2-storey semi-detached house
148 sq.m.
2 bathrooms

A three-bedroom semi-detached layout with two parking spaces and more separation than a standard row townhouse. Usable area is essentially the same as Pine, so the practical differences are the individual plot, shared-wall condition, frontage and real parking arrangement.

Pine — 2-storey detached house
148 sq.m.
2 bathrooms

A detached three-bedroom house with two parking spaces. It should not be valued against the cheapest townhouse listing in the estate: plot shape, setbacks, external walls and roof condition create a different ownership and maintenance profile.

These are the original plan areas and configurations. Some resale homes have since been extended or altered, so the advertised floor area and layout of a specific property should be checked against its documents and the actual home rather than inferred from the original type name. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.95M in an active resale listing refreshed on 6 October 2026. This is the lowest market asking-price anchor we found, not a developer price; the specific home, condition, availability and transaction terms need to be checked separately.
  • Completed: 2018

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Households that want a landed home in northern Bangkok and regularly use Don Mueang Airport, Vibhavadi Rangsit or the Chaeng Watthana side of the city.; Buyers comfortable with resale due diligence and willing to compare actual condition, plot characteristics and owner improvements rather than identical new-build inventory.; People who value 104–155 sq.m. of internal space and a private entrance more than condominium-style facilities or direct walk-out rail access.; may not suit: A foreign buyer who requires simple direct freehold land ownership: this is not a foreign-quota condominium and the land/building structure needs separate legal work.; Anyone looking for uniform new-build specification, a developer payment plan and handover directly from the developer; primary sales are closed.; Buyers who want central Bangkok and daily life without relying on a car, taxi or a short road connection to rail..

What we confirm before booking

  • which units are free, and on which floors

  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • DDproperty and ThinkOfLiving list 2018 as the project completion year, while a detailed 2015 site review already described ready-to-move homes and the opening of a new zone. We therefore treat 2018 as a directory-level completion date, not a verified handover date for every house.
  • Home.co.th places the estate in Si Kan subdistrict, while Homenayoo and some DDproperty listings label the address as Don Mueang/Sanam Bin at subdistrict level. The main address uses Si Kan as the fresher Home.co.th record; the administrative address of the specific plot should be checked against its title before a transaction.
  • A single current estate-fee schedule and the title details of any particular plot were not confirmed. A 2015 review cited THB 25 per sq.wah, while one resale listing updated in 2026 quotes THB 600 per month; current charges, arrears and land documents should be checked for the selected home.
