The useful point for a buyer is not the headline height but the balance between density and unit size. The official residential range starts at 32 sqm and extends to 70.1 sqm, so the project does not rely on studios to create its unit count. Selected floors are planned with as few as seven homes, although that is not a building-wide rule. The project is sold under the Noble Development brand, while Vertical Phatthanakan Alliance Co., Ltd. is named as the legal project owner and operator. That distinction matters because the consumer-facing brand and the company appearing in contractual project documentation are not the same name.
The most important fact to refresh in 2026 is the delivery timeline. As of 23 August 2026, the environmental impact assessment has been approved, but the project is still preparing its construction-permit application, with construction planned to start around April 2027. The current disclosure conflicts on the exact completion month: the Thai version says around January 2030 and the English version around December 2030, while several older portal records still show 2028. That gap should not be smoothed over. The defensible position is therefore to use 2030 only and treat the project as planned, not under construction. Buyers are taking a long off-plan exposure, so payment milestones, delay remedies, termination rights and the contractual definition of handover should come from the signed sale-and-purchase agreement rather than an old launch date.

The main project page currently highlights four representative sizes—32, 39, 48 and 70 sqm. There is a real progression from a compact one-bedroom to family layouts rather than a sequence of near-identical micro-units. That gives buyers meaningful trade-offs: an extra work room versus a second full bedroom, one versus two bathrooms, or more living space rather than simply a higher floor. Portal listings occasionally classify bedroom counts inconsistently, so the official plan and unit code should control any final comparison.
Pet ownership is a real part of the design, but “pet friendly” should not be interpreted as permission in every apartment. Parking is stated at roughly 63%, and a detailed independent project profile records 307 spaces for 481 homes. That is a meaningful ratio for a Bangkok condominium but not a guarantee of one private bay per unit. The 48–50.5 sqm one-bedroom-plus, two-bathroom layout was also launched with a stated right to two parking spaces. Because sales benefits can change by campaign and contract, that feature should be reconfirmed for the exact unit. The broader transport logic is balanced: residents can drive directly onto Phatthanakan Road while rail provides alternatives when traffic deteriorates. Anyone who relies on a car daily should ask whether parking rights are fixed, rotational or first-come-first-served, how visitor parking works and whether any stated parking entitlement is written into the purchase documentation.
As of 23 August 2026, active public stock provides a lower asking-price anchor of about THB 3.632 million for a 32 sqm one-bedroom. That is not a developer-guaranteed price; it is the lowest live public asking level found in the researched stock, subject to seller and availability confirmation. Fresh listings show about THB 5.248 million for a 48 sqm home and around THB 7.69 million for 70.1 sqm, with floor level and other terms varying. Comparisons only make sense within the same unit type and after checking fit-out and tenure. The project is marketed as freehold, but a foreign buyer can register freehold only while foreign ownership remains within the statutory 49% quota of the condominium’s aggregate area. Remaining quota must therefore be confirmed for the selected unit. The condominium itself is not yet registered; registration is planned after construction is completed.
One more legal-project detail deserves to stay visible. The land under title deed No. 9494 is currently subject to an encumbrance with a financial institution, and condominium registration is planned after construction. Project finance by itself does not prove a defective transaction, but an off-plan buyer needs to understand how the land, lender and future unit title connect. The sale-and-purchase agreement should clearly support the process by which the selected unit can ultimately be registered and transferred once the contractual conditions are met. Foreign buyers also need the documentation required for foreign-quota registration and for funds remitted from overseas. Before signing, the practical due-diligence package is the seller’s legal identity, land title, current permit status, contractual completion date, payment triggers and remedies for material delay.

The extra room can work as a study, compact guest room or nursery without moving all the way to a full two-bedroom. For buyers who work from home, it is one of the most practical steps up from the base layout.
An unusual in-between layout: its size overlaps with the two-bedroom range, but it keeps one main bedroom plus a flexible extra room and adds a second bathroom. At launch, this type was advertised with rights to two parking spaces, which should be reconfirmed for the selected unit.
This is the broadest size band in the official mix. The low end is a compact family plan while the upper end is materially roomier, so two units both labelled “2 bedrooms” can feel very different in living space, storage and circulation.
The fixed 58.2 sqm plan is aimed at buyers who need two bedrooms plus one more flexible function such as a study, playroom or occasional guest space. Checking the official floor plan matters because portal listings sometimes misclassify these units by bedroom count.
The largest official unit and the most direct family option for buyers who genuinely need three separate bedrooms. It is still a city-sized 70.1 sqm home, so room dimensions and storage deserve more attention than the bedroom count alone.
