Residence 52 competes more on usable apartment size than on new-build spectacle. The verified project range starts around 34 sqm, with two-bedroom homes around 60–68 sqm and three-bedroom stock approaching 100 sqm. That can work well for buyers prioritising day-to-day living space, provided they budget attention for the condition of an older resale unit rather than assuming the headline price tells the whole story.
On Nut, low-rise format
The building gives buyers an On Nut address near the BTS without putting them in a large high-rise compound. That is a specific lifestyle choice, not automatically an upgrade or downgrade. A viewing should test the real walk, traffic at the soi, noise, outlook and access at the times the buyer is likely to use them.
Transparent resale evidence
There is a visible pool of resale and rental advertising across major portals, so buyers can compare asking prices and common unit sizes rather than relying on a single sales office. Portal volume should not be mistaken for unique inventory, however, because the same apartment is frequently syndicated by several agencies. The useful evidence is the overlap in unit characteristics and current asking levels.
A building you can inspect
Because Residence 52 is complete, due diligence can include the things that matter after marketing stops: the physical common areas, maintenance quality, current fee notices, outstanding major works and the seller's actual unit. That makes risk more observable, but it also brings the normal responsibilities of buying an older condominium, especially around maintenance history and reserve funding.
Quota comes before deposit
Foreign buyers should treat ownership quota as a transaction condition, not a project slogan. Listings in Residence 52 show both foreign-quota and Thai-quota units. If foreign freehold is required, the unit's status and the building's remaining foreign quota should be documented before a non-refundable commitment is made.
About the project
Residence 52 is an established low-rise condominium on Sukhumvit Soi 52 in Bang Chak, Phra Khanong. It is firmly a resale proposition rather than a new-development purchase. The project's own material marks the building as completed, while major listing platforms place completion around December 2010 or in 2011. That distinction matters: a buyer is not underwriting a construction schedule or a future amenity plan. The decision rests on the actual unit, the present condition of the building and the condominium juristic person's finances and management.
The original project material describes a single eight-storey building with 74 homes, ranging from roughly 34.2 to 100.13 sqm and organised around one-, two- and three-bedroom layouts. Several modern portals instead display 77 units, and a few add a penthouse category. Because the developer's own site, its factsheet, Home.co, Condothai and other Thai project directories consistently support 74 units and one-to-three-bedroom stock, those are the specifications used here. The conflicting portal data is kept visible rather than blended into an artificial consensus.

Location is the most straightforward part of the proposition. Residence 52 sits inside Sukhumvit Soi 52, with current sources generally placing On Nut BTS about 400–500 metres away. Lotus On Nut is close to the station side of the neighbourhood, while the original project material also highlights road access through Sukhumvit 50 and 62 toward the expressway network. A resident therefore has a credible rail option for central Sukhumvit and a separate road option for trips that do not fit the BTS corridor, although actual driving time will still depend heavily on Bangkok traffic.
The apartment sizes are more generous than the compact layouts common in many later mass-market launches around transit. Home.co records two-bedroom layouts at 59.53–68.12 sqm and three-bedroom layouts at 87.44–100.13 sqm; an established Japanese rental agency reports closely comparable bands, while the official factsheet gives the overall 34.2–100.13 sqm range. For an owner-occupier, that can be a genuine advantage. The trade-off is that buyers should spend more effort on air-conditioning systems, plumbing, waterproofing, windows, built-ins and previous renovation work because the building is an early-2010s property rather than a fresh handover.
The amenity package is conventional but practical. The original factsheet lists a swimming pool and jacuzzi, fitness room, parking, multipurpose room, laundry room, vertical garden, shuttle service, Wi-Fi and satellite television. Current project portals continue to show a pool, gym, security, CCTV, parking, garden space and shuttle service. With a completed resale building, the useful question is not whether an amenity appeared in the launch brochure but whether it is operating well today. Recent inspection evidence, juristic-person notices and a viewing of the common areas carry more weight than archived marketing copy.
Running-cost data needs the same treatment. The original factsheet states a common-area fee of THB 40 per sqm and a THB 500 per sqm sinking fund payable at the original transfer. PropertyHub and Condothai still show THB 40 per sqm, while FazWaz displays THB 45 per sqm. A resale buyer should therefore ask for the latest juristic-person fee schedule and the seller's most recent payment record. The historical sinking-fund figure is useful context but should not be assumed to be a new charge on every resale transfer.
There is no single project price today. Residence 52 trades unit by unit on the secondary market. When checked in September 2026, a 35 sqm one-bedroom was still advertised around THB 3.45M, other one-bedroom offers were around THB 3.75M, a specific two-bedroom listing appeared at THB 4.8M, and 87 sqm three-bedroom units were being marketed around THB 9.59M. Those numbers are asking prices, not valuations. Renovation quality, floor, orientation, furniture, tenancy, foreign-quota status and the seller's urgency can create large differences between apartments in the same building.
Foreign ownership is possible under Thailand's condominium rules, but it is unit-specific rather than automatic. Foreign freehold is limited by the statutory 49% foreign quota measured across the condominium's aggregate unit area, and the juristic person must confirm the foreign proportion for transfer. Residence 52 listings currently show both foreign-quota and Thai-quota stock. A foreign buyer should therefore treat quota status as a documentary condition of the chosen resale, not as a general characteristic of the building.
Address data is less tidy than the physical identity of the project. Residence 52's own website gives 47 Sukhumvit Soi 52, Bang Chak, Phra Khanong, Bangkok 10260. Third-party databases use alternatives including 11/2, 27/2 and 49 on the same soi. These may reflect different address conventions, plot references or data normalisation, but the underlying reason was not confirmed from a land document. The primary address is therefore retained, while the map radius is intentionally broader to avoid pretending to have survey-grade precision.
The project ultimately suits buyers who value space, an established On Nut location and the ability to judge a finished asset rather than wait for a promise. It is less suitable for someone who wants a brand-new warranty package, a developer instalment plan or extensive contemporary shared facilities. The best Residence 52 purchase will come from unit-level due diligence: title and quota, seller authority, juristic-person debt clearance, current common fees, building maintenance, renovation quality and the actual condition of the apartment all matter more than the project name on its own.
Ownership format
Foreign freehold is possible only within the condominium's statutory foreign quota, capped at 49% of the aggregate unit area. The selected resale must be checked for its own quota status and for remaining foreign quota at transfer; Residence 52 listings currently include both foreign-quota and Thai-quota units.
Unit types & sizes
The entry layout still starts around the mid-30 sqm mark. Current resale stock includes examples near 35 sqm and 48 sqm, with condition and fit-out varying materially between individual apartments.
This is one of the most visible layouts in current listings, commonly appearing around 60–67 sqm. Asking prices differ sharply even at similar sizes, so floor, renovation, furnishing and seller terms need unit-level comparison.
The larger homes are a meaningful part of the project's identity. Resale listings repeatedly show units around 87 and 99 sqm, making the building more relevant to families or buyers who need a study or guest room.
The project's own material confirms one- to three-bedroom homes across an overall 34.2–100.13 sqm range. Home.co supports the detailed two- and three-bedroom bands, while the one-bedroom range is supplemented by current and specialist listing evidence. PropertyHub also labels a penthouse category, but that was not confirmed in the primary project material and is therefore excluded from the core mix.
