Why this project is worth a look

BTS without a shuttle

SC Asset places On Nut BTS about 230 metres from the project. That is a practical form of convenience in Bangkok: the train, supermarkets and everyday retail around the station can be reached on foot instead of requiring a motorcycle taxi for every trip. Buyers should still walk the route themselves, because shade, pavement quality, crossings and the station exit can matter more in daily life than the headline distance.

No construction wait

SC Asset’s 2019 annual report says Chambers On-Nut Station was delivered to customers in the fourth quarter of that year, and the current developer page shows the scheme as sold out. A buyer can therefore judge the actual building rather than a rendering: common-area upkeep, resident traffic, security, lifts and parking are visible. The main risks have shifted from construction execution to unit condition, title, juristic-person finances and resale pricing.

Efficient one-bed focus

The original product mix is centred on compact one-bedroom layouts, with a larger one-bedroom-plus option around 35 sqm. That is a clear proposition for singles, couples and tenants who prioritise transit access over floor area. It is much less flexible for a family that wants two genuinely separate bedrooms or a permanent office, so buyers should not assume that a larger-looking portal listing represents a standard two-bedroom plan.

Amenity zones matter

The three buildings have different relationships to the shared facilities. Building A is tied to the main lobby, library and courtyard; Building B to landscaped space; Building C to the pool and gym. The result is that location within the site can influence privacy, foot traffic and outlook. On resale, choosing the right block can matter as much as choosing the right floor.

Real resale evidence

The project has enough active sale and rental listings to compare individual units instead of relying on a generic developer price. That helps a buyer test whether a premium is being asked for a better floor, larger title area, renovation or simply seller expectations. It also makes unusually cheap listings easier to question: a low asking price is useful only after the legal and physical reasons behind it are understood.

About the project

Chambers On-Nut Station is an established SC Asset condominium on Soi Sukhumvit 81, a short walk from On Nut BTS. The scheme has three eight-storey buildings and 487 residences. For a buyer in 2026, the key point is that this is no longer a developer-launch decision. SC Asset’s own project page marks the development as sold out, so the relevant market is resale. That makes the due-diligence process much more unit-specific: the building and floor, actual title area, condition, view, furniture, foreign-quota status and any outstanding juristic-person charges matter more than the old launch brochure. The location remains easy to understand. Residents can reach the BTS on foot, while the project sits inside the soi rather than directly on Sukhumvit Road. That does not guarantee silence, but it creates a different living environment from a tower fronting the main road.

The low-rise label needs a little context. With 487 homes across three blocks, this is not a tiny boutique residence. What it offers instead is a campus-like arrangement where amenities are spread between buildings. Building A carries the double-height lobby, library and hidden courtyard; Building B is associated with the step garden; Building C contains the pool, jacuzzi and fitness facilities. That distribution can be attractive because the common areas do not all sit in one central podium, but it also means that two otherwise similar units may feel quite different. Proximity to the pool, internal garden, vehicle access or busy resident routes can affect privacy and noise. On resale, the exact position of the unit within the master plan deserves almost as much attention as the floor plan itself.

The original residential product was deliberately compact. Project profiles that separate the layouts typically describe a standard one-bedroom at roughly 26–30 sqm and a larger one-bedroom-plus format around 35 sqm. Current listings show some title or marketed areas extending to the mid-30s and occasionally around 37 sqm, and third-party portals sometimes classify units as studios or two-bedrooms. Those portal labels should not be treated as the official launch mix without the unit documents. In practical terms, Chambers On-Nut Station is best viewed as a one-bedroom-led project. That can work well for a single resident, a couple, or an owner who values an efficient apartment close to mass transit. A household that genuinely needs two separate bedrooms, a dedicated home office or generous storage will have fewer natural options here than in a project designed around larger family layouts.

The amenity package is more useful than extravagant: swimming pool, jacuzzi, children’s pool, fitness room, library, landscaped spaces, a large lobby, mail facilities, smart lockers and controlled access. The launch brochure states 175 parking spaces for the project. Buyers who depend on a car should treat that as a prompt to inspect the current parking operation rather than as a promise of a dedicated space. The same applies to ongoing building costs. The original project material lists a management fee of THB 60 per sqm per month and a sinking-fund contribution of THB 550 per sqm. Those figures help explain the original cost structure, but a resale purchaser should obtain the current juristic-person statement for the specific unit, including present fees, arrears, special assessments and any rules that affect renovation, pets or common-area use.

Ownership is straightforward in principle but still needs a unit-level check. The project was marketed as a freehold condominium, and Thai law allows qualifying foreign buyers to register condominium ownership while the aggregate foreign-owned area remains within the statutory 49% limit. That cap is not a marketing concept; it is a registration condition. A foreign buyer therefore needs confirmation from the condominium juristic person that quota is available for the selected unit at the time of transfer. This can affect the practical value of two otherwise comparable resales. A unit that can be transferred in foreign freehold may be much easier for an overseas buyer to use and later resell to the same buyer pool than a unit for which the foreign quota is unavailable at the relevant moment.

Pricing is now determined by individual owners rather than a single developer price list. On 9 September 2026, active PropertyHub stock included one-bedroom units from about THB 3.2M, with other listings ranging materially higher depending on size and positioning. A lower asking price can be useful as a market anchor, but it should not be read as the project’s universal value. Condition, floor, building, furnishing, view, title area, seller urgency and transfer readiness can easily create a wide spread between apartments in the same development. The advantage of an established project is that there is enough resale and rental evidence to compare real units rather than rely on projected demand. The sensible approach is to shortlist several apartments, inspect the actual differences, verify title and quota status, and only then decide whether the apparent discount is real.

Ownership format

The project is a registered freehold condominium. A foreign buyer can hold a unit in freehold only while foreign ownership remains within the statutory 49% cap on the aggregate unit area of the condominium; quota availability for the selected unit must be confirmed by the condominium juristic person before transfer.

Unit types & sizes

1 bedroom
approximately 26–30 sqm
1 bathroom

The core layout in the development. Resale stock commonly appears around 26–28 sqm, but the legal area should be taken from the selected unit’s title rather than a portal headline. It is an efficient size for one resident or a couple, not a substitute for a proper family apartment.

1 Bedroom Plus
around 35 sqm
1 bathroom

A larger one-bedroom format with more usable space than the base plan. Some resale listings show title or marketed areas slightly above 35 sqm, so comparisons should use the selected unit’s legal area and actual layout rather than the project label alone.

Project profiles differ slightly on the upper end of the standard one-bedroom range: some state 26–30 sqm, others 26–35 sqm. Sources that separately identify the One Bedroom Plus format place it at about 35 sqm, so the cards use a 26–30 sqm standard range and an approximately 35 sqm Plus range; the selected unit’s title area remains decisive. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • SC Asset states that On Nut BTS is about 230 metres from the project.
  • The project address is 8 Soi Sukhumvit 81, Bang Chak, Phra Khanong, Bangkok.
  • The developer page places Century Plaza Sukhumvit at about 300 metres and Lotus On Nut at about 350 metres; these are developer-published reference distances rather than distances calculated for this dossier.
  • The buildings sit inside Soi Sukhumvit 81, so the unit's position relative to the entrance, courtyard and pool is worth assessing during a viewing.

Price & purchase terms

  • Current price: From THB 3.2M in active resale listings refreshed on 9 September 2026. This is a lower-market anchor, not a fixed project price; availability, condition, title status and transaction terms need to be confirmed for the selected unit.
  • Completed: 2019

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: An owner-occupier who wants a walkable On Nut BTS location and a completed building rather than construction-stage risk.; A single resident or couple comfortable with an efficient one-bedroom layout and willing to trade floor area for transit access.; An investor who prefers to judge a property from observed resale and rental stock instead of launch-stage projections.; A foreign buyer prepared to confirm quota availability for the selected unit and complete a standard condominium-title transfer.; may not suit: A family that needs two true bedrooms, a large home office or materially more internal space.; A car-dependent buyer who requires an individually guaranteed parking space without reviewing the current building rules.; A purchaser looking specifically for new developer inventory: the official project page shows the development as sold out..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Primary materials differ on completion timing: SC Asset's annual report says the project was handed over in Q4 2019, while the English project brochure states Q1 2020. The registry record uses 2019 because the annual report confirms actual customer delivery in that year.
  • Foreign-quota availability is not a permanent public project metric. It must be confirmed for the selected unit by the condominium juristic person immediately before the transaction.
  • The THB 60/sqm/month management fee and THB 550/sqm sinking-fund figure come from the original brochure. Current rates, special assessments and any unit arrears require an updated juristic-person statement.
