AP direct stock and resale units are both visible in 2026. That gives buyers negotiating options, but it also makes seller identity, transfer expenses and foreign-quota eligibility part of the unit-level comparison.
About the project
ASPIRE Onnut Station is no longer an off-plan proposition. The project was completed in 2025 and AP Thailand was publicly handing over ready units by June of that year. Its residential tower rises to 37 floors with 696 condominium units, while a separate eight-storey building handles parking; the project also includes one retail unit. That matters because a buyer can now judge the building as it actually operates: lobby traffic, lift waiting time, pool use, corridor condition, the view from a particular stack and the finish of the exact unit can all be inspected. The sales market is mixed, however. AP still markets the project directly in 2026, while owners and agencies are also listing resale stock, so two apartments in the same building may come with very different sellers, transfer costs, furniture packages and foreign-quota status.
The address is 1574 Sukhumvit Road, Phra Khanong, Khlong Toei, Bangkok 10110. AP places BTS On Nut about 200 metres from the project, which is the strongest everyday advantage of the site. The building sits directly on Sukhumvit Road near Sukhumvit 50 rather than deep inside a side street, giving a straightforward rail connection toward Ekkamai, Thong Lo, Phrom Phong and Asok. Drivers also have nearby expressway access; AP lists Si Rat Expressway at about 450 metres and Chalerm Maha Nakhon at 1.7 kilometres. The same frontage that makes transport easy also means this is not a secluded residential lane. Buyers who care about road noise should compare actual orientations and floors at busy times instead of assuming that a high floor automatically solves the issue.

The unit mix is compact and easy to understand. AP’s current project information lists one-bedroom layouts from 27 to 32 sqm, a 35 sqm one-bedroom Plus, and a 53 sqm two-bedroom with two bathrooms. Residential floors mainly run from level 2 through level 35, and completed-building reviews show typical floors with up to 22 units. AP also highlights closed kitchens and added storage across the apartments, features that are more meaningful in a 27–32 sqm home than marketing language about luxury. A closed kitchen can make daily cooking more practical, and planned storage can keep a small floor plate usable. The trade-off is still size: a 27 sqm one-bedroom requires disciplined furniture choices, while the 53 sqm two-bedroom is a compact city layout rather than a large family apartment.
The common areas are distributed vertically instead of being concentrated in a single podium. Ground-level spaces cover arrival, lounge and work functions. Level 36 is primarily for work, meetings and quieter social use, with spaces such as the Productive Hub, Meeting, Breathing Hub and Sky Lounge. Level 37 moves into active facilities, including the gym, a saltwater swimming pool and a jacuzzi, while the rooftop adds open-air gardens and viewing areas toward both the city and the Bang Krachao river bend. There is another landscaped deck on top of the parking building. This is a genuinely broad amenity program, but the project also contains 696 homes. A buyer who expects to use the pool or coworking areas daily should visit at the time they are likely to use them, not only during a quiet sales appointment.
There is a small documentation inconsistency on the size of the amenity program. AP’s live sales page currently promotes more than 4,600 sqm of common facilities, while its June 2025 press release described more than 4,700 sqm across five levels. Those figures should not be averaged into a new number. The physical program itself is well supported across AP and independent completed-building reviews, so the sensible buyer focus is on what is actually available and how it is managed. Parking is more concrete: AP gives 282 spaces in the separate parking building, and a detailed independent review describes a mix of conventional and automated spaces. Regular drivers should therefore confirm the rights and operating rules attached to the exact unit rather than treating project-level parking as a guaranteed dedicated space.
Pricing also needs to be read by seller, not by project name alone. On 28 August 2026 AP’s own page was advertising direct, move-in-ready stock from THB 3.59 million. A current PropertyHub listing showed a 27 sqm one-bedroom at THB 3.482 million, while DDproperty displayed a broader project sale range beginning around THB 3.43 million and extending to THB 9.5 million. These are not conflicting developer price lists. They reflect a building where direct developer inventory and resale listings coexist. The lowest public number is useful as a market floor for initial screening, but the meaningful comparison is between actual units after furniture, floor, view, transfer expenses, seller identity and ownership eligibility are understood.
For a foreign buyer, project-level freehold wording is only the first step. DDproperty lists the condominium tenure as freehold, but Thai law limits foreign ownership to no more than 49% of the total condominium unit area in a registered building. The condominium juristic person must certify the foreign ownership proportion for a transfer. In practice, this means a foreign buyer cannot assume that every resale or AP unit can be registered in their name simply because the project itself is a freehold condominium. Foreign-quota availability is attached to the transfer situation of the selected unit and needs documentary confirmation before money is committed on that basis.
The project makes most sense for someone who wants a completed Sukhumvit-area home with a genuinely walkable BTS connection and does not need a large floor plate. It can also be relevant to a landlord who prefers to assess an existing rental market rather than rely on projected yields: the large portals show active rental supply and frequent listing updates. That is evidence of market activity, not a promise of occupancy or return, and the visible supply also means landlords compete with one another. ASPIRE Onnut Station is less suited to buyers prioritising low density, quiet internal streets, oversized two- or three-bedroom homes, or a guaranteed private parking bay. The building is best approached unit by unit, with the actual view, seller and transfer conditions carrying more weight than the brand name alone.

Ownership format
Freehold for a foreign buyer is available only within Thailand’s statutory foreign-ownership quota, capped at 49% of the total condominium unit area in a registered building. Quota availability is unit-specific and must be confirmed before transfer; if the selected unit cannot be transferred within the foreign quota, any alternative structure, including leasehold if offered, has to be checked separately.
Unit types & sizes
The project’s core compact format for one person or a couple. A closed kitchen and built-in storage can make the floor plate more usable, but furniture placement and circulation matter a great deal at 27–32 sqm.
A middle option between the standard one-bedroom range and the 53 sqm two-bedroom. The Plus label is not a substitute for reading the floor plan, so buyers should judge how the extra area actually improves work, storage or circulation in the selected stack.
