Why this project is worth a look
A different Bali rhythm
Amed's appeal is rooted in the east coast, especially its marine environment and slower pace. That may be more relevant to a frequent diver or coastal visitor than the amenities of a busy southern district. It is also a location choice with consequences for everyday services and logistics.
A manageable two-bedroom layout
Two bedrooms offer more flexibility than a one-room holiday base: guests, children or a separate working room are all possible uses. Whether they work comfortably within the advertised 85 square metres cannot be judged without a proper floor plan and an explanation of how the area was measured.
Private outdoor living advertised
The sales description includes a private pool and landscaped space. Those features could make the villa useful without relying on shared resort facilities, but ownership, dimensions and maintenance responsibilities are not documented. Buyers should treat the specification as provisional.
One visible price anchor
USD 190,000 gives an initial reference for comparing a villa in Amed with alternatives in East Bali. It is not an appraisal or a confirmed all-in purchase price. The structure of the deal, any additional charges and the unit's availability may change the comparison substantially.
About the project
Oasis Amed appears in the property listings as a villa development in East Bali, but the public record is much thinner than the project name suggests. The identifiable offer is for a two-bedroom, two-bathroom villa described as 85 square metres, with an asking price of USD 190,000. The development page gives the third quarter of 2026 as its completion target. That date has passed, and nothing found in the available material independently establishes that construction has finished or handover has taken place. There is enough information to describe the offer. There is not yet enough to treat Oasis Amed as a fully documented residential project, and that distinction matters before a buyer starts discussing deposits or anticipated rental income.

The address places the listing in Amed, within Karangasem Regency on Bali's eastern coast. The local government's account of Amed and Jemeluk centres on the underwater landscape, coral, fishing boats and the area's traditional salt-making culture. This is not the same setting as Bali's busy southern beach neighbourhoods. A home here may appeal to someone who wants to spend time by the water, explore the coast or return for longer, quieter stays. The trade-off is practical rather than romantic: everyday services, driving routines and property maintenance need to be considered in the context of an eastern coastal village, not assumed to work exactly as they do in Canggu, Seminyak or Sanur.
The advertised format is straightforward at first glance. Two bedrooms and two bathrooms can accommodate a couple who wants extra space, a small family or friends travelling together. An 85-square-metre property, however, can feel very different depending on the floor plan. The source calls this living space but supplies no independently verifiable measurement plan. It does not establish the land area, the proportions of the living room, covered outdoor space, the number of storeys or how the rooms relate to the pool. Buyers comparing floor plans should resist treating the headline area as a substitute for room dimensions. In a compact house, the placement of doors, bathrooms and circulation space often affects day-to-day usefulness more than the aggregate figure.
Several features appear on the agency-fed listing: furnishings, air-conditioning, built-in kitchen appliances, broad windows, landscaping and a private swimming pool. These are features advertised for sale, not an independently audited handover specification. In particular, a pool's size, filtration equipment and maintenance arrangements make a real difference to operating costs. A furnished kitchen also needs an inventory if the purchase is supposed to include appliances, cabinets and moveable items. The page contains other broad amenity tags, but there is no clear project document allocating every facility to a private villa or a shared development area. The sensible reading is that the proposed villa has an appealing outline while the precise specification remains open.
The listing says the coast is around 400 metres away and gives Jl. I Ketut Natih, Tukadse, as its address. That is a useful neighbourhood reference, not evidence of the exact parcel or the route from the front gate to a suitable beach. A shoreline measurement tells buyers very little about beach access, safe swimming, the character of the nearest stretch of coast or the view from the house itself. Some general property tags suggest sea views, but no plot-specific sightline has been established. Calling the villa beachfront, first-row or guaranteed ocean-view would go beyond the evidence. The exact site plan is therefore important to the property's appeal, not merely an administrative detail.
There is a naming complication. An operating accommodation business called Oasis, also marketed as Amed Oasis, is listed on the same road in Tukadse and accepts short-stay guests. Its hotel rooms and guest facilities are not evidence that it is connected to the new villa offer. Equally, the material does not prove that the two are entirely unrelated. The Russian-language version of the villa listing introduces a separate problem by showing an address in Peliatan, Ubud, while the English and Indonesian versions locate it in Amed. The Amed street reference is the better-supported description for this dossier, but the precise parcel has not been authenticated. No coordinates have been assigned on the assumption that a hotel pin or a street label must mark the villa site.
Only one distinct sale offer was found for this development. Bali.RealEstate shows the two-bedroom unit at USD 190,000; Indonesia-Real.Estate repeats the same specification under another listing number and names the same seller. Republication can help locate an offer, but it does not create independent price verification. The asking price may have changed, the unit may no longer be available, and the final cost will depend on tax treatment, professional fees, furnishings and the legal structure used in the actual transaction. No published instalment schedule or reservation terms could be tied reliably to Oasis Amed. Nor does a single quoted villa price establish the lowest price of a larger scheme whose number of homes is undisclosed.
Estatewin Bali is named as the seller on the public advertisement. The company's own website describes a real estate agency working with different developers, so it would be misleading to record Estatewin as the developer of Oasis Amed. A named construction entity, verified landholding company and official project documentation were not located. This creates several distinct questions: who owns or controls the plot, who promises to construct and deliver the villa, who would sign the purchase contract, and who would receive each payment? Those parties can legitimately be different, but their relationship and authority need to be written down. A sales representative's access to the listing does not answer those questions by itself.
The ownership label deserves particular care. The English sales page says 'freehold', while its Indonesian version refers to Hak Milik, a form of land ownership under Indonesian law. That does not mean a foreign individual can register Hak Milik in their own name. Indonesian rules provide other possible rights and arrangements in qualifying circumstances, including Hak Pakai, a defined right of use, but eligibility depends on the buyer and the property. A private lease agreement is different again from a registered land title. No land certificate, titleholder, proposed deed or foreign-buyer structure was made available for this villa. Describing its ownership as confirmed freehold, or promising that any foreign buyer can take title, would therefore be unsound.
Timing is also unresolved. The marketing entry specified July to September 2026 and still describes the development as off-plan in material accessible after that period. This is not proof of delay, but neither is it proof of completion. An updated build report, evidence of delivery and the relevant building paperwork would put the date into context. In Indonesia, PBG concerns building approval and SLF concerns fitness for use; they are not interchangeable. Neither project-specific document was reviewed. The absence of a publicly accessible certificate should not be turned into a claim that approval is missing, yet a buyer also should not infer operational readiness merely from a completion quarter printed in a listing.
There are two plausible reasons to consider a small villa in Amed: personal use and guest accommodation. They overlap, but they are not the same business plan. A home suited to a frequent visitor may need a reliable local caretaker and a straightforward route to essentials. A holiday rental additionally depends on lawful use, guest access, cleaning, pool servicing, booking management and the total cost of keeping the house in good condition. No operator, management contract, fee schedule or credible project-level rental results were identified for Oasis Amed. The area's appeal to divers and coastal travellers is not a forecast of occupancy. Without expenses and a defensible operating model, a percentage return would be an invented answer.
For now, the useful comparison is between the lifestyle proposition and the amount of certainty attached to it. The proposition is easy to grasp: a compact two-bedroom villa in East Bali, offered at a stated price and marketed with a private pool. What the buyer would legally acquire, where exactly the building stands and whether it is finished remain unresolved. A parcel plan, current construction evidence, title documents, permits, a full specification and draft transaction paperwork would materially change that assessment. Until those are available, Oasis Amed belongs on a preliminary shortlist rather than in the category of verified, ready-to-purchase homes.
Home types & sizes
The public listing identifies one two-bedroom, two-bathroom option. Furnishings, air-conditioning, a fitted kitchen and a private pool are advertised, but no verified floor plan, plot area or signed inclusions list was found. The 85 sqm figure should not be read as certified net internal area.

- The developer, contracting legal entity and land certificate are unidentified. The advertisement uses 'freehold' and Hak Milik without establishing what right an individual foreign buyer could lawfully acquire.
- The advertised Q3 2026 completion window has passed. Handover, current building status, project-specific PBG and SLF documents, total villa count and management terms have not been verified.
