Why this project is worth a look
More usable space
The original homes offered roughly 155–171 sqm, three bedrooms and on-plot parking. That can compete with much smaller condominium options at similar total prices, although renovation and maintenance needs can change the real cost of ownership.
A visible track record
This is a lived-in estate where a buyer can inspect the real streets, common areas and exact house rather than rely on a future rendering. The other side of that maturity is the need for a serious technical review of roofs, services, extensions and shared facilities.
Built for drivers
Phatthanakan 38 offers several road connections across eastern Bangkok, but the estate is not a walk-to-station product. It works best for households that already expect to use a car; without one, everyday commuting becomes more dependent on ride-hailing and traffic.
Legal fit comes first
A Thai buyer can acquire house-and-land freehold subject to the actual title, but foreign buyers face statutory restrictions on direct land ownership. The specific title and lawful acquisition structure should be resolved before treating an asking price as actionable.
About the project
Patio Phatthanakan 38 is an established Pruksa Real Estate townhouse community in Suan Luang, set inside the broader Pruksa Avenue residential enclave off Soi Phatthanakan 38. It is not a launch-stage purchase and there is no meaningful developer inventory story left to analyse. In 2026 the market is primarily owner-to-owner resale, so due diligence starts with the actual house rather than a sales brochure. The large property portals consistently identify a 205-home project of three-storey townhouses, while a detailed contemporary review also recorded approximately 19 rai 3 ngan of project land and the same 205-unit count. That scale matters: this is a sizeable gated neighbourhood, but each property still has its own land plot, exterior, parking arrangement and maintenance history. Two houses with the same original model can therefore be very different purchases after more than a decade of occupation, renovation and extensions.
The original product line was straightforward. PT2 was a three-storey townhouse of about 155 sqm with a frontage of roughly five metres, while PT3 increased usable area to about 171 sqm and frontage to roughly 5.5 metres. Historical sources also indicate two-car parking and three bedrooms. Bathroom counts are not fully consistent: some project databases show two bathrooms for the original plans, while other descriptions and many current listings show three. That is exactly the sort of discrepancy a resale buyer should expect in an older townhouse estate. Owners may have altered kitchens, service areas, ground floors or bathrooms, and current advertisements also show usable areas above the original 155–171 sqm range. Those larger figures should not automatically be treated as original developer specifications. For valuation and inspection, the floor plan and approved condition of the individual house matter more than a generic model label.

On 7 October 2026, DDproperty's project summary showed a lower sale anchor of about THB 4.79 million. Fresh listings on major portals cluster around roughly THB 5.0–6.4 million for ordinary three-bedroom houses, with higher asking prices for larger, renovated or differently positioned properties. This is a resale market, so the headline number is only an entry point. Plot size, corner positioning, interior condition, furniture, extensions and seller urgency can move value materially. A THB 5 million house that needs extensive work may not be cheaper in practical terms than a renovated THB 6 million property. Price per square metre is also less useful here than it is for a condominium because the buyer is acquiring a land plot as well as internal floor area. The more useful comparison is total acquisition cost plus the quality of the land, structure, alterations and title documentation.
The clearest lifestyle case for Patio Phatthanakan 38 is space. Three levels, three bedrooms, a private entrance and two-car parking provide a family layout that is difficult to reproduce in a similarly priced condominium closer to Bangkok's prime core. The trade-off is that townhouse ownership asks more of the resident. Stairs are part of daily life, which may be inconvenient for older relatives, small children or anyone who wants single-level living. The owner is also more directly exposed to roof, façade, drainage and extension issues than a condominium owner. A viewing should therefore go well beyond finishes and furniture. Look for water ingress, roof and gutter condition, drainage, plumbing, electrical work, cracks, termite evidence and the quality of any kitchen or rear extensions. In a mature estate, a well-maintained house can be a very different asset from another unit built to the same original plan.
Location is car-oriented rather than rail-oriented. The estate sits inside Soi Phatthanakan 38, with older route descriptions placing the project entrance roughly 1.2 km from Phatthanakan Road and Airport Rail Link Ramkhamhaeng around 5.3 km away. The benefit is road optionality: residents can work with Phatthanakan, Srinakarin and the broader east-Bangkok road network instead of relying on a single corridor. For a household with one or two cars, that can be a reasonable exchange for substantially more living space while remaining inside Bangkok. For someone who plans to commute by train every day without a car, the same location is less compelling. Taxis and ride-hailing reduce the friction, but the first and last kilometres remain traffic-dependent. The project should therefore be compared with other landed communities, not marketed as a walk-to-transit alternative to a condominium.
The original common facilities included a clubhouse, swimming pool, fitness room, playground, landscaped green area, controlled access, CCTV and 24-hour security. A detailed 2014 review described a pool of about 7 by 15 metres and roughly one rai of green space; current project directories still list the core clubhouse, pool, fitness and security facilities. For a resale buyer, however, the condition and funding of those facilities matter more than the original specification. The same 2014 review quoted a monthly common charge of THB 1,300 per home plus a separate Pruksa Avenue road charge, but a reliable current 2026 fee schedule was not found. That old number should not be used as today's ownership cost. Ask the seller for recent invoices, confirm whether there are arrears, understand what the village fee covers and check whether any large common-area works are planned.
Foreign ownership is the biggest legal distinction from a condominium purchase. A townhouse is tied to land, so Thailand's 49% foreign condominium quota does not apply. Thai government guidance states that foreign land ownership is generally restricted, with a narrow statutory route that requires at least THB 40 million of qualifying investment, limits the residential land area and requires Interior Ministry permission. As a result, a portal label saying 'freehold' describes the property's tenure in the market but does not mean that every foreign buyer can register the underlying land directly in their own name. The land title, the buyer's legal status and the proposed acquisition structure must be checked for the specific transaction. A Thai company used merely as a nominee vehicle for foreign land ownership is not treated here as a legitimate workaround.
The project therefore makes most sense as a mature, practical Bangkok family home rather than a speculative new-development proposition. Buyers can see the finished environment, inspect the exact house and compare several owners' asking prices. The strongest fit is someone who values bedrooms, parking and private-house space more than walkability to mass transit, and who is comfortable taking responsibility for the condition of an older landed property. It is a weaker fit for a buyer seeking minimal maintenance, direct rail access or simple foreign freehold ownership. With a project of this age, the estate name is only the starting point. The actual decision should be based on title documents, plot and house condition, renovation history, current community charges and the property's exact position within the estate.
Ownership format
The project was marketed as freehold house-and-land ownership. For a foreign buyer, that does not create an ordinary right to own Thai land directly: foreign land ownership is generally restricted, with a narrow statutory route requiring at least THB 40M of qualifying investment and Interior Ministry approval. The title and lawful acquisition structure must be checked for the specific resale; nominee-company structures are not treated as a solution.
Home types & sizes
Original three-storey model with roughly 5 m frontage. Historical material indicates two-car parking; bathroom counts differ across project databases, so the actual house should be checked.
Wider original model with roughly 5.5 m frontage and two-car parking. Resale homes may have extensions or altered layouts, so advertised floor area does not always equal the developer's original specification.
The original PT2/PT3 sizes are consistently reported at about 155 and 171 sqm. PropertyHub lists two bathrooms for those plan records, while DDproperty, ZmyHome and many current resale listings describe three; the actual resale configuration should therefore be verified from the house and its documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is inside Soi Phatthanakan 38 in Suan Luang; an older route description places the residential entrance roughly 1.2 km from the main Phatthanakan Road.
- This is primarily a car-based location. Project profiles place Airport Rail Link Ramkhamhaeng at roughly 5.3 km, so rail commuting still requires a first/last-mile trip.
- Phatthanakan and Srinakarin provide several road options across eastern Bangkok, but journey times remain highly traffic-dependent.
- The registry coordinate is derived from a geocoded address inside Patio Pattanakarn on Phatthanakan 38 rather than an official surveyed project centroid, so a 350 m map radius is used.

Price & purchase terms
- Current price: From THB 4.79M in DDproperty's current project summary on 7 October 2026. This is a lower resale-market anchor, not developer inventory; the individual house, condition, land plot, availability and transaction terms need to be checked separately.
- Completed: 2014
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Major current project directories use 2014 as the completion year, while a detailed April 2014 review said part of the estate was already occupied and full build-out was expected by the end of 2015. we use 2014 as the current directory consensus while preserving the historical discrepancy.
- Original-plan bathroom counts conflict: PropertyHub lists two, while DDproperty, ZmyHome and many live listings show three. The individual resale house must be checked.
- A 2014 review quoted a THB 1,300 monthly village fee plus a separate Pruksa Avenue road charge; no reliable public 2026 fee schedule was found, so current charges should be confirmed from the seller's latest invoices.
