Why this project is worth a look
Real house-size space
The original 160 and 190 sqm formats provide genuinely usable family space at a price point where many central Bangkok options are apartments. The trade-off is a compact plot and three-storey living rather than a large garden or single-level layout.
Mature, inspectable asset
There is no need to imagine the finished environment from a rendering. Buyers can inspect the actual house, street, common areas and neighbour context, then focus due diligence on condition, alterations and title rather than construction delivery risk.
Resale starts near THB 4M
The lowest active listing found in October 2026 is THB 3.999M. Other similarly sized homes ask materially more, so value depends on renovation, plot and condition rather than a simple estate-wide price per square metre.
Better transport than launch
The estate predates parts of today’s rail network. Residents now have practical access to both ARL Hua Mak and the Yellow Line at Lam Sali, adding alternatives to the road network even though the project is not directly beside a station.
Land changes the legal case
A foreign buyer cannot treat a townhouse like a foreign-quota condominium. The land title and a lawful ownership or lease structure need to be reviewed for the specific property before money is committed.
About the project
Patio Srinakarin-Rama 9 is a completed Pruksa Real Estate townhouse estate on Krungthep Kreetha Road in Hua Mak, Bang Kapi. It is now a resale community rather than a live developer launch. That changes what matters. A buyer is no longer choosing from a standard inventory with one specification and one payment schedule; the decision is about an individual house, its plot, alterations, maintenance history, title documents and exact position inside a 293-home estate.
The original project structure is unusually well documented for an older Bangkok townhouse scheme. Contemporary reviews describe roughly 28 rai of land and two core three-storey house types. Icon was about 160 sqm and Pano about 190 sqm; both were designed around three bedrooms, three bathrooms and parking for two cars, with plots starting at about 19.6 sq wah. Those launch specifications are useful as a baseline, but they should not be treated as a perfect description of today’s resale stock. Owners have extended kitchens, enclosed open areas, added work rooms and in some cases marketed four-bedroom layouts. A renovated 2026 listing can therefore look materially different from the original Pruksa plan without being a separate project phase.

Current asking prices show why house-level comparison matters. The lowest active sale located in early October 2026 was THB 3.999M for a three-storey home of about 191 sqm on 19 sq wah, advertised with four bedrooms and three bathrooms. Other live offers around 190 sqm sit closer to THB 4.89–4.99M, while some larger plots or more extensively upgraded homes are marketed at THB 6M or above. These are seller asking prices, not a developer price table. A cheaper home may need more work; a higher asking price may reflect renovation, a better internal position, a larger plot or simply a more ambitious seller. The only sensible comparison is property by property.
The estate’s age creates a useful trade-off. There is very little construction-stage uncertainty: buyers can inspect the actual street, neighbouring houses, landscaping, security operation and common areas before signing. At the same time, a townhouse that has been occupied for years deserves a more serious technical inspection than a newly handed-over unit. Roof and terrace waterproofing, drainage, electrical systems, plumbing, air-conditioning, pest history, windows, façade condition and rear extensions should all be checked. A fresh interior renovation can make a home immediately usable, but it should not distract from systems that may be expensive to repair after transfer.
Shared facilities are more substantial than those of a bare townhouse compound. The original project review supports a clubhouse, swimming pool, fitness room, landscaped garden, children’s play area, CCTV, controlled entry and 24-hour security. Those are the facilities worth publishing because they appear consistently across reliable project sources. Some modern portals generate much longer amenity lists that include saunas, restaurants, libraries, EV charging and other items. Those automated tags are not treated as verified project facts here. For an established estate, it is more useful to know what is genuinely there and how well it is maintained than to count every facility label on a listing website.
Krungthep Kreetha is the practical reason many buyers will look at this project. The road links the eastern side of Bangkok with Srinakarin, Rama 9 and the wider motorway network. A 2016 review placed Airport Rail Link Hua Mak about 4.4 km away. Pruksa’s current transport guide now describes Patio Srinakarin-Rama 9 as roughly 15 minutes from ARL Hua Mak and around 15 minutes from MRT Yellow Line Lam Sali. This is not a walk-to-station project, and travel times will move with traffic, but residents have more than one rail corridor available for journeys beyond the immediate neighbourhood.
The house format is most convincing for buyers who need several real rooms rather than condominium-style efficiency. Three levels create a natural separation between living, work and sleeping areas, and the original specification provides at least three bedrooms plus two-car parking. The compromise is land. Starting plots around 19.6 sq wah are compact, so this is not a substitute for a detached house with a large garden. It is an urban townhouse proposition: more internal space than a typical condominium, some private outdoor area and direct parking, but a denser streetscape and daily stair use.
There is also a functioning rental market. Major portals in 2026 show multiple homes available both for sale and for rent, with advertised rents spanning a fairly wide range depending on fit-out and size. That gives investors useful evidence that the project is not dormant, but it does not establish a guaranteed yield. There is no reliable public data here on achieved rent, vacancy, maintenance cost or net return. An investment case should therefore be built from the exact purchase price and realistic competing rentals for the selected house, not from a generic Bangkok townhouse yield assumption.
Foreign ownership is the main legal complication. Resale platforms commonly label houses as freehold because a Thai buyer can purchase the land and building outright in the usual way. That label should not be read as permission for a foreign national to register the underlying Thai land directly in their own name. Thailand’s Department of Lands publishes a specific foreign-land regime, and the statutory residential-land exception requires substantial qualifying investment and official permission. For a normal foreign buyer, the title deed, registered owner, encumbrances and lawful structure for the land and building need to be reviewed before a reservation payment is treated as routine.
Sources disagree on the exact completion year. DDproperty and ThinkOfLiving use 2016. A detailed Homenayoo review published in August 2016 said the whole estate was expected to be completed in 2017, while another secondary catalogue uses 2018. None of those differences changes the current construction status: the estate has long been completed and occupied. Rather than manufacture precision by picking a convenient date, this dossier records the project as completed and leaves the historical completion-year discrepancy explicit.
Taken on its own terms, Patio Srinakarin-Rama 9 is a mature, mid-priced Bangkok townhouse option rather than a new luxury product. Its case rests on usable 160–190 sqm original layouts, an established estate with proper shared facilities, access to the Krungthep Kreetha corridor and resale entry around THB 4M at the low end of current asking stock. The compromises are equally clear: compact plots, three flights of daily living, older building systems and a market where every house has diverged from the original specification to some degree. Buyers who inspect carefully can judge a real asset rather than a promise, but the project name alone is not enough to tell whether a particular listing is good value.
Ownership format
For a Thai buyer, a house and its plot are normally transferred as an owned property. For a foreign buyer, the underlying land is the critical restriction: foreign nationals generally cannot register Thai land directly in their own name except under narrow statutory exceptions. The land title, building rights and lawful transaction structure must be reviewed for the specific house before any deposit.
Home types & sizes
The smaller original three-storey type with two parking spaces. Historical sources put plots from about 19.6 sq wah; current resale homes can differ in plot size and internal configuration because of corner positions, extensions and owner alterations.
The larger original type, again over three floors with two parking spaces. Current 190–191 sqm resale listings sometimes advertise four bedrooms; that should be treated as the configuration of an individual resale home rather than proof of a separate original Pruksa house type.
The original line-up is reliably supported as two types: Icon at 160 sqm and Pano at 190 sqm, both with three bedrooms and three bathrooms. Resale homes are also advertised around 180–191 sqm and sometimes with four bedrooms after alterations; these are not treated as separate original project types. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.999M based on an active resale listing refreshed on 5 October 2026. This is the lowest current resale anchor found, not a developer price; the selected home, its condition, plot, title documents and transfer terms need to be checked separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families who need three genuine bedrooms, additional work or flexible rooms and direct parking without paying for a new detached house in the same eastern Bangkok corridor.; Buyers who prefer a completed resale property where the exact home, neighbours and common areas can be inspected before purchase.; Households comfortable with a compact plot and three-storey urban layout in exchange for access to Krungthep Kreetha, Srinakarin and Rama 9.; Investors willing to underwrite rent from the specific home and live competing listings rather than a marketed guaranteed yield.; may not suit: Foreign buyers expecting to register the underlying Thai land directly in their own name without a separately reviewed legal structure.; Buyers who specifically require a new-build warranty, uniform current specifications and a developer instalment plan.; Anyone who wants single-level daily living or a large private garden: the original product is three storeys and base plots start at roughly 19.6 sq wah..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The full-project completion year is inconsistent: DDproperty and ThinkOfLiving use 2016, Homenayoo wrote in August 2016 that full completion was expected in 2017, and another catalogue uses 2018. The estate is unquestionably completed, but no single historical year is treated as definitive.
- The land-title type for every house has not been found in public sources. A title from one resale listing cannot be applied to the whole estate; title and encumbrances need to be checked for the selected property.
- Most detailed project sources put the estate at about 28-1-52.5 rai, while an older SEC-filed Pruksa asset schedule shows a smaller land area associated with the project. This may reflect a land-holding stage, but the available evidence is not sufficient to reconcile the figures confidently.
