Why this project is worth a look
Simple core layouts
The residential section was built around two clear two-storey plans of about 100 and 119 sqm. The smaller version has two bedrooms and one parking space; the larger moves to three bedrooms and two-car parking. That gives resale buyers a useful baseline before they assess later extensions, altered kitchens or changed internal layouts.
Urban road connectivity
Pattanakarn 38 sits within an established east-central Bangkok road network rather than a distant suburban enclave. Srinakarin, Sukhumvit 77, Rama 9 and expressway approaches are all relevant, while the Yellow Line adds a rail option that did not exist at launch. It is still not a walk-out-of-the-gate transit product, so the location makes most sense for households comfortable with a short first-mile connection.
Lean shared amenities
The original common package is modest: landscaped space, a jogging path, pavilion seating and security. There is no evidence for a full clubhouse or pool complex. That can suit buyers who would rather spend on their own house than on extensive estate facilities, but the current service-charge basis should be confirmed with the active management because online sources do not agree on how it is calculated.
Condition drives value
After a decade of owner occupation, two homes with the same original plan may no longer be comparable. Rear kitchens, carports, waterproofing, electrical upgrades and structural alterations all matter. A resale inspection should therefore go beyond decorative condition and reconcile physical changes with the title, measured area and any available approvals.
Land changes the deal
For an overseas buyer, the decisive issue is often not the asking price but the land structure. A townhouse sale includes rights tied to a plot, and direct foreign land ownership is restricted. The specific title, registered owner, encumbrances, lease possibilities and building ownership need to be understood before a deposit is paid.
About the project
The Connect Pattanakarn 38 is an established Pruksa community tucked inside Soi Pattanakarn 38, within the larger Pruksa Avenue residential cluster in Suan Luang. It no longer behaves like a new development with a single developer inventory. What buyers see today is primarily an owner-to-owner resale market. That makes the original project specification useful but secondary to the condition of the actual property. Plot size, extensions, maintenance history, title documents and the quality of previous renovations can create a much wider difference between two neighbouring homes than their shared project name suggests.
The scheme was planned as more than a single row-house product. Contemporary launch material separates 321 residential townhouses from 45 commercial or home-office units at the front of the wider development, producing 366 units in total. This split explains why modern databases alternate between 321 and 366 rather than pointing to two different projects. The main residential product came in two two-storey layouts: roughly 100 sqm with two bedrooms and one parking space, and roughly 119 sqm with three bedrooms and two parking spaces. A three-storey home-office format added about 155.5 sqm, two bedrooms, four bathrooms and parking for two cars.

For day-to-day use, the project works as compact landed housing rather than a lifestyle estate. The standard townhouse frontage was about 5.7 metres, with living and dining space on the ground floor, a kitchen and bathroom toward the rear and bedrooms upstairs. The larger residential plan is particularly practical for a small family that wants a separate child’s room or study without moving into a detached-house budget. Plot sizes, however, are urban rather than suburban-estate generous: the original range started at about 18.2 sq wah. Corner plots and well-executed rear extensions therefore carry real practical value, provided the alterations are structurally sound and properly reflected in the transaction documents.
The age of the houses is now part of the buying decision. Launch reviews from 2015 expected the project to finish in 2016, and current mainstream portals generally use 2016 as the completion year. By 2026, individual homes may have gone through several cycles of repainting, kitchen work, carport changes and rear extensions. The original construction used precast elements in parts of the upper structure, so buyers should pay attention to where previous owners opened walls or attached new structures. A clean interior is not enough: roof condition, waterproofing, drainage, plumbing, electrical work and signs of moisture deserve the same attention as furniture and finishes.
Shared amenities are deliberately limited. Detailed launch-era reviews document a communal green area with a walking or jogging path, pavilion seating and landscaped space, plus 24-hour security, CCTV at the entrance, a barrier gate and resident access control. There was no clubhouse or swimming pool in the original amenity package. This matters because some current listing portals display generic facility grids that include pools, saunas, gyms and other features that are not supported by the project-specific historical evidence. For a buyer, the sensible assumption is that this is a house-and-location purchase first; any shared facility should be confirmed on site rather than inferred from marketplace icons.
Transport access has improved since the project opened. Older reviews naturally focused on Hua Mak Airport Rail Link and described a feeder trip from the station. The Yellow Line has since added Khlong Kalantan closer to the Pattanakarn–Srinakarin area, giving residents another rail option. Even so, the estate sits inside a network of residential sois, so it remains better suited to people comfortable with a car, taxi or short first-mile connection. The road network is the larger advantage: Pattanakarn, Srinakarin, Sukhumvit 77, Rama 9 and nearby expressway links create several ways to approach central and eastern Bangkok, although actual peak-hour travel should be tested rather than estimated from a map.
The resale market is not uniform. In early October 2026, advertised homes ranged from about THB 3.5–3.8M at the lower end to substantially more expensive properties. Listings also report floor areas beyond the original 100 and 119 sqm plans, including 130–150 sqm examples. Some of that may reflect genuine extensions or different measurement conventions; some may simply be listing quality. A buyer should therefore separate three numbers that are often blurred together online: registered land area, original built area and the space that is physically enclosed today. The title and measured house should control the deal, not a portal’s single headline figure.
Foreign-buyer due diligence is materially different from buying a condominium. Each townhouse or home-office unit is tied to land, and Thai law generally restricts direct foreign land ownership except for narrow statutory cases. The question is therefore not whether a listing uses the word freehold, but what can legally be registered for the particular buyer. Before paying a deposit, the land title, registered owner, encumbrances, any long-term lease structure and ownership of the building should be reviewed together. A nominee company should not be treated as a workaround. The legal structure can matter more to an overseas buyer than a small discount in the asking price.
Ownership format
The townhouses and home-office units sit on individual land plots. A foreign buyer generally cannot register Thai land directly in their own name except under narrow statutory exceptions. The selected property therefore needs a title-level check of the land, any registered lease and ownership of the building; nominee-style company structures should not be treated as a safe substitute for that review.
Home types & sizes
The smaller original two-storey plan, with an approximately 5.7 m frontage and one parking space. Living, dining, kitchen and a bathroom sit downstairs, with two bedrooms above. Resale advertisements sometimes claim more floor area, so extensions and measured space should be checked separately.
The larger two-storey residential plan, with three bedrooms and two parking spaces. It is the more practical choice for a household needing two separate secondary rooms. One old review contains an inconsistent parking caption, but the detailed project profile and imagery support the two-car configuration.
A three-storey format positioned toward the project frontage and designed to combine work and residential use. Historical material gives an approximately 5 m frontage, two bedrooms and two parking spaces. It is a distinct use case within the same development and should not be compared directly with the two-storey residential townhouses.
Launch-era sources split the development into 321 residential townhouses plus 45 commercial or home-office units, producing 366 units overall. Standard townhouse plots were marketed from roughly 18.2 to 44 sq wah. Current resale advertisements may report different internal areas because of extensions, alterations or measurement methods; the land area should be reconciled with the title and the house area with the physical property and supporting documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The development sits inside Pruksa Avenue off Soi Pattanakarn 38; historical access reviews also describe connections through the surrounding soi network toward Pattanakarn 44.
- The main driving corridors are Pattanakarn, Srinakarin, Sukhumvit 77, Rama 9 and nearby expressways, with actual peak-hour travel varying materially by time of day.
- The Yellow Line has added Khlong Kalantan as a closer rail option for the area; older launch-era reviews, written before that line opened, naturally focused on Hua Mak Airport Rail Link instead.
- The wider neighbourhood is mature, with established universities, schools, shopping and hospitals rather than infrastructure that still needs to be delivered in the future.

Best for: A small family that wants two or three bedrooms, private access and parking within urban Bangkok.; A resale buyer willing to judge the individual home by condition, title documents and the quality of later extensions rather than relying on the project name alone.; A car-owning or mixed-mode commuter who values several road connections and the newer Yellow Line option in the surrounding area.; A buyer who does not need a large clubhouse and swimming pool and prefers a leaner common-amenity package.; may not suit: A foreign buyer who requires simple direct land ownership in their own name without a separate legal structure.; Someone specifically looking for a new-build warranty, uniform fresh condition and a modern clubhouse amenity package.; A buyer whose non-negotiable requirement is rail transit immediately at the estate entrance and a fully walkable daily routine..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources use both 321 and 366 for the unit count. A detailed launch review resolves the difference as 321 townhouses plus 45 commercial or home-office units; the JSON uses 366 for the overall project scale and explains the composition separately.
- Some aggregator databases show December 2014 as completion, but the project is documented as a new launch in mid-2015 with completion expected in 2016; PropertyHub, DDproperty and several current profiles also use 2016. The main record therefore uses 2016.
- The current 2026 common-area charge has not been confirmed with the active estate management. A 2015 source lists two fees calculated per sq wah of land, while some modern aggregators display THB 38 per sqm of indoor area; neither should be carried into a current transaction without verification.
