Why this project is worth a look
Established, inspectable estate
The neighbourhood already exists in full, so a buyer can judge the streets, shared facilities, gate operation and surrounding environment before committing. That is a meaningful advantage over a launch-stage house project, although the condition of each individual home still needs its own inspection.
Original plans still traceable
Four original house designs are documented from 167 to 219 sqm. They provide a useful baseline for checking later extensions or remodels because current resale listings sometimes claim materially larger usable areas.
A city-house proposition
Pattanakarn 38 makes sense for households that want a detached home within Bangkok and are comfortable relying on a car. It is less compelling for buyers who need a short, walkable commute to mass transit.
Active resale market
Sale and rental listings remain visible in 2026, giving buyers real comparables. The drawback is noisy portal data: similarly named neighbouring Pruksa projects are sometimes mixed into search results, so every comparable needs an identity check.
About the project
The Plant Pattanakarn is an established gated community of detached houses in Suan Luang, reached through the Pattanakarn 38 area. It should be approached as a resale neighbourhood rather than a developer launch. A buyer is choosing an individual house from an owner, so the condition of that house, the land plot, any alterations, the maintenance history and the seller’s documents matter more than the original sales brochure. Independent project databases consistently identify Pruksa Real Estate as the developer and describe a two-storey community of 166 homes. The completion date is less consistent: DDproperty, FazWaz, Hipflat and ThinkOfLiving point to 2012, while PropertyHub records 2013. We use 2012 as the main completion year because it is supported by the broader set of independent profiles, but the one-year discrepancy should remain visible rather than being silently normalised.
The community is relatively contained for a Bangkok landed-housing project. ThinkOfLiving and Tooktee both record a project site of about 45 rai for 166 homes. The shared facilities described across the better project profiles include a clubhouse, swimming pool, gym, landscaped communal areas, 24-hour security and CCTV; DDproperty also describes controlled access and a jogging track. For a resale buyer, the practical value of those facilities is not that they once appeared in a launch specification. What matters is how they are maintained now, what the current common-area charges are, and whether the juristic or estate-management arrangements are functioning well after more than a decade of occupation.

The original house range is unusually well documented for an older resale project. PropertyHub and ThinkOfLiving both show four named designs: PREEN at 167 sqm, PRAISE at 182 sqm, PLENARY at 204 sqm and PRECIOUS at 219 sqm. Their project records show three bedrooms and two parking spaces for each design; PRECIOUS is shown with three bathrooms, while the other three plans are shown with two. Those figures are best treated as the original design reference, not as a guarantee of the present configuration of any resale house. Current listings show claimed usable areas such as 225, 240, 250 and 290 sqm. Some homes may have been extended or reworked, and different agents may measure or describe space differently. That makes the floor plan, approved alterations and an on-site measurement more useful than comparing asking prices by a headline square-metre figure alone.
This is a Pattanakarn location rather than a walk-to-Sukhumvit proposition. The project address is tied to Soi Phatthanakan 38 in Suan Luang, with road access feeding back toward Pattanakarn Road and the wider east-Bangkok network. Project profiles identify Hua Mak as the nearest major rail node, but the final leg still requires a taxi, motorcycle taxi or private car. In day-to-day terms, The Plant Pattanakarn suits a household that expects to drive and values having a detached home within Bangkok more than it suits someone whose first filter is a short walk to mass transit. For that reason, a viewing should include the actual morning and evening drive out of Pattanakarn 38, not just a map-distance check.
The secondary market is active in 2026. DDproperty currently shows several homes for sale and a project asking-price range starting at THB 9.9 million and extending to THB 22 million. One THB 9.9 million listing describes a 62-sq-wah plot with 175 sqm of usable area, while PropertyHub has recently shown a 250 sqm house around THB 13.5 million. Higher-priced houses are also available. THB 9.9 million is therefore useful only as a lower market anchor as checked in October 2026, not as a developer price or a promise that a comparable home is available at that figure. Plot size, renovation quality, position within the estate and the accuracy of each listing can materially change the value of a particular house.
Ownership needs special care for an international buyer because this is landed property. Thai listings may describe individual houses as freehold, which is meaningful for a Thai buyer, but it does not override Thailand’s restrictions on foreign ownership of land. Thai government guidance and the Department of Lands confirm that direct foreign land ownership is generally prohibited outside limited statutory exceptions. A foreign buyer therefore needs a transaction-specific legal structure: who owns the land, what title the plot carries, whether and how the building can be owned separately, and what legal right gives the buyer use of the land. A registered land lease may be part of a legitimate structure in some cases, but it is not the same thing as owning the land and promised future renewals should not be treated as equivalent to title. Nominee shareholding arrangements are not a substitute for proper legal due diligence.
An older completed estate has one advantage that new launches cannot offer: the buyer can inspect the neighbourhood as it actually operates. Street width, parking behaviour, drainage, mature landscaping, noise, traffic at the gate, security procedures and the condition of the clubhouse can all be assessed directly. The trade-off is that individual houses may have diverged substantially after more than a decade of ownership. One property may have a well-maintained roof, plumbing, electrical system and waterproofing; another may have fresh finishes covering deferred maintenance. A building inspection is therefore particularly useful here. It should focus on the house itself as well as extensions, drainage around the plot, signs of water ingress, pest damage, electrical capacity, air-conditioning systems and any work that may require supporting approvals.
Listing identity is another unusually important issue in this location. Several similarly named Pruksa projects sit around Pattanakarn 38, including The Plant Estique, The Plant Elite and The Plant Exclusique. They are separate developments with different unit counts, completion periods and house designs, yet portal data occasionally cross-links an advertisement to the wrong project card. A listing title saying “The Plant Pattanakarn 38” is not enough on its own. Before comparing prices, the buyer should reconcile the street location, estate entrance, house or plot reference and seller documents with the 166-home The Plant Pattanakarn project. This matters even more for remote buyers because an attractive comparable from the neighbouring Estique or Elite development can distort the apparent price range of the project being evaluated.
Taken as a whole, The Plant Pattanakarn is most convincing as a lifestyle purchase: a detached home in an established east-Bangkok community, with a real resale market and mature shared facilities. It can also be rented out, and active rental listings show that tenants do consider the estate, but the available evidence does not support a guaranteed yield or a single project-wide rental return. For a Thai buyer, the decision will mainly come down to the condition and plot of the individual house at the asking price. For a foreign buyer, the legal structure around the land is equally important. In both cases, the right comparison is house against house, with documents and condition checked at the same time—not a generic project average.
Ownership format
Resale listings describe the houses as freehold, which is relevant to a Thai buyer, but foreigners generally cannot directly own land in Thailand. A foreign buyer needs a house-specific review of the land title, ownership of the building and the lawful structure giving rights to use the land.
Home types & sizes
The smallest of the four documented original designs. A resale house may no longer match the launch configuration if it has been extended or remodelled.
An original 182 sqm design. Some third-party profiles describe a 182 sqm house with four bedrooms, so the bedroom count of a specific resale should be checked against its actual plan and documents.
A mid-sized original design between PRAISE and PRECIOUS. The archived project profile records two parking spaces.
The largest of the four documented original types, shown with three bathrooms and two parking spaces.
The original house types and areas come from the PropertyHub project profile and were cross-checked against ThinkOfLiving. Current resale ads sometimes show larger usable areas or different bedroom counts, so these cards are a reference to the original product line rather than a description of every house now offered. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is on the Pattanakarn 38 side of Suan Luang, in an internal residential setting rather than directly on a major arterial road.
- Driving access feeds back toward Pattanakarn Road and the wider east-Bangkok road network.
- Project profiles identify Hua Mak as the nearest major rail node; the last leg still requires road transport.
- This is best assessed as a car-oriented location, so the real peak-hour drive matters more than straight-line map distance.

Best for: A family looking for a detached home within Bangkok and comfortable using a car for most daily trips.; A resale buyer willing to compare individual houses by condition, plot and renovation quality rather than by project name alone.; A Thai buyer who values landed living and an established neighbourhood more than buying a new launch.; An international buyer prepared to structure and review the land and building rights before committing.; may not suit: A buyer who needs a genuinely walkable mass-transit commute.; A foreign buyer expecting to register the underlying land directly in their own name without a lawful alternative structure.; Someone who wants a newly delivered house with standardised finishes and primary-market developer warranties..
