Why this project is worth a look
More than one house type
The estate is not a single repetitive townhouse product. Three townhouse sizes and a semi-detached model were part of the original range. That gives resale buyers useful choice, but the first step is identifying the base house type before comparing asking prices.
Three bedrooms, low rise
Every verified original model has three bedrooms over two floors. For a family, that creates a middle ground between a condominium and a much larger detached house: private entry and land without automatically taking on villa-scale space and maintenance.
Transit has improved
The project was not close to rail when it launched. The Yellow Line now puts several stations within a few kilometres, improving the transport mix even though the estate still works more naturally for households that use cars or taxis.
Condition beats brochure age
The homes have been occupied for more than a decade and many have acquired extended kitchens, covered parking or rear additions. Two houses that started from the same plan can now be very different assets, so inspection quality matters more than the original specification.
Plot size changes value
Small standard townhouse plots, larger corner sites and semi-detached homes can all appear under the same project name. Comparing only the headline asking price misses a large part of the value; land area, base model, condition and documented alterations all matter.
About the project
Pruksa Ville 57 is an established low-rise residential community in Suan Luang, set inside the larger Pruksa Avenue development off Soi Pattanakarn 38. The project is primarily a two-storey townhouse estate, although the original mix also included semi-detached houses. That distinction matters because the resale stock is not one uniform product. Buyers may encounter compact townhomes, larger corner plots and semi-detached houses under the same project name. The developer sale phase is long over, so the decision in 2026 should start with the condition and legal documents of the specific property rather than the old launch brochure.
The developer is clearly identified as Pruksa Real Estate Public Company Limited. Pruksa's current corporate information confirms that its core development business includes townhouses, single houses and condominiums, while project directories and launch-era reviews consistently attribute Pruksa Ville 57 to the same company. The old project-specific Pruksa Ville page is no longer preserved as a live detailed listing, so individual facts have to be reconstructed from several sources. The project identity itself is not in doubt: the name, Pattanakarn 38 location, developer and original house types line up across the source set.
Read moreShow less
Location identity needs more care than the project name suggests because Pruksa Ville 57 sits within a much larger cluster of Pruksa developments. Pruksa Avenue Pattanakarn contains several separately named estates, including Villette, The Plant, Patio and Pruksa Ville 73. Contemporary route descriptions place Pruksa Ville 57 roughly one kilometre into Soi Pattanakarn 38 and then farther inside the internal Pruksa Avenue road network. Modern listings may advertise access from Pattanakarn 32, Pattanakarn 38 or On Nut 39. Those are useful route descriptions, but the resale title, house number and actual gate should be used to confirm that a listing belongs to this project.
There is a genuine unit-count conflict. FazWaz, ZmyHome, PropertyHub and several current project databases use 438 homes. A detailed Think of Living preview dated July 2014 recorded 454 homes, broken down into 364 townhouses and 90 semi-detached houses. DDproperty is internally inconsistent: one section of its project profile uses 454 while another descriptive section reproduces 438. The main registry field uses 438 because it is repeated across several large current databases and fits the source-priority rule for this task. The alternative 454 figure remains material and is kept as an unresolved discrepancy rather than being silently discarded.
The original house range is documented well enough to remain useful on the secondary market. The Balina 5 is about 95 sqm, The Balina 6 about 105 sqm and The Balina 7 about 120 sqm. All three are two-storey townhouses with three bedrooms and two bathrooms. The project also included a TWBV semi-detached house of about 130 sqm, again with three bedrooms and two bathrooms. Launch-era material gives a frontage of roughly 5.7 metres for the townhouses and 7.4 metres for the semi-detached model. These figures identify the original product, but they should not be mistaken for a guarantee that a resale house still has its original layout.
Land area and internal floor area need to be kept separate. Original material gave a minimum townhouse plot of around 17.5 square wah and a semi-detached plot around 38 square wah. Current listings include corner and enlarged plots from roughly 18 square wah to 40 square wah or more, while stated usable areas can run beyond the original 95–130 sqm range after extensions or refurbishment. For a transaction, the registered land area must come from the title. Added kitchens, covered parking, rear extensions and converted rooms should be checked against the physical house and whatever approvals or records apply to the alterations.
Completion year is another unresolved data point. FazWaz and several databases use December 2013, and DDproperty labels current resale homes in the project as built in 2013. PropertyHub and ZmyHome use 2016. A Think of Living preview was already documenting the project in detail in July 2014 and stated that construction had started in 2013, which is more compatible with completed homes being available by that period than with a project completed only in 2016. December 2013 is therefore used in the main record, while the 2016 value is retained in the uncertainty notes. For a house now more than a decade old, a proper condition survey matters more than the portal year.
The original shared facilities were appropriate for a family-oriented gated estate: clubhouse, swimming pool, fitness room, a large communal garden, 24-hour security, CCTV, access cards and a two-stage gate system. Multiple launch-era sources support that package. On resale, however, the practical question is not whether the facilities existed in the brochure but how they are maintained now and what owners currently pay for them. A reliable current common-area fee could not be confirmed, so no fee is presented as project fact. Buyers should ask for current estate rules, any arrears attached to the selected house and information about planned major works.
The transport picture has changed since the project launched. Older material focused on driving to Airport Rail Link Hua Mak or BTS On Nut. The MRT Yellow Line now provides closer options: ZmyHome places Kalantan station at roughly 1.6 km, Si Nut at about 2 km and Hua Mak at about 2.2 km. That improves public-transport access, but Pruksa Ville 57 is still not a station-door development. Residents also have to travel through the internal Pruksa Avenue roads before reaching the surrounding network, so a car, taxi or motorcycle remains the natural daily mode for many households.
Road access is the stronger side of the location. Soi Pattanakarn 38 connects back to Pattanakarn Road, while the local road network provides routes toward Srinakarin and On Nut. That is why resale advertisements for the same estate use several different neighbourhood labels. The setup can work well for households whose regular trips run between Pattanakarn, Rama 9, Srinakarin, On Nut and eastern Bangkok. Travel time still depends heavily on traffic. A school or office that looks close on a map should be tested during the hours when the household will actually commute.
As of early October 2026, active secondary-market listings included a two-storey three-bedroom townhouse at about THB 2.99 million on a plot around 18 square wah. Other homes in the same estate were listed materially higher, reflecting plot size, renovation and property type. The THB 2.99 million figure should therefore be treated only as a lower asking-price anchor. It says nothing by itself about structural condition, roof and water systems, extensions, parking or how much refurbishment the house may need. A useful comparison starts with homes from the same original model and then adjusts for the actual plot and condition.
Foreign ownership requires more care than a condominium purchase. Thai portals may describe landed houses as freehold because that is the ordinary ownership structure for a qualifying Thai buyer. It does not remove the general restriction on foreign ownership of Thai land. Thailand's government guidance confirms the restriction and the narrow statutory exceptions. A foreign buyer should therefore inspect the title for the selected plot first and establish who owns the land and the building before choosing any lawful structure. The project-level label cannot answer that question for an individual resale house.
Pruksa Ville 57 makes most sense as practical family housing rather than a packaged investment with a promised return. Three bedrooms, a small private plot, parking and shared facilities can offer more everyday flexibility than a condominium at a similar entry budget, but the owner also takes on more responsibility for repairs and land-related maintenance. There is an observable rental market: 2026 listings have included smaller townhouses from around THB 20,000 per month. That does not establish a guaranteed yield. An investment decision needs the actual purchase price, renovation budget, recurring estate costs, realistic rent, vacancy allowance and an exit assumption for the specific house.
Ownership format
A foreign individual generally cannot register the land under a townhouse or semi-detached house directly in their own name. The land title and the rights over the building therefore need to be reviewed separately for the specific resale property. A registered land lease of up to 30 years, combined with separately documented rights over the house, may be relevant in a lawful structure; any renewal depends on the contract and should not be treated as automatic. Narrow statutory exceptions to the general land-ownership restriction exist but are not the normal route for this type of purchase.
Home types & sizes
The compact original three-bedroom format, arranged over two floors with a frontage of roughly 5.7 m. Launch-era material showed one parking space. Resale examples of similar size often have added kitchens or covered areas, so the physical floor area may now differ from the original plan.
The middle townhouse plan has three bedrooms over two floors and a frontage of roughly 5.7 m. A detailed launch-era review lists two parking spaces, while one later database lists one; the actual usable parking arrangement should therefore be checked house by house after later extensions.
The largest verified original townhouse, with three bedrooms over two floors and two parking spaces in launch-era material. It offers more practical family space, but resale advertisements can blur the distinction between the original 120 sqm plan and a smaller model enlarged through extensions.
The largest original format and the verified semi-detached model: three bedrooms over two floors, a separate kitchen, frontage of roughly 7.4 m and an original plot from around 38 square wah. On resale, these homes are more likely to be advertised simply as houses rather than townhouses.
The sizes and specifications above describe the original project range. After many years of occupation, individual houses may have extensions or altered layouts; registered plot size, actual floor area and the documentation for material changes need to be checked for the selected property.

Location
- The estate sits inside Pruksa Avenue off Soi Pattanakarn 38, roughly one kilometre in from the main road before the internal residential roads continue to the project.
- The Yellow Line's Kalantan station is roughly 1.6 km away, Si Nut about 2 km and Hua Mak about 2.2 km in current local project data.
- Road access can be approached through the Pattanakarn, Srinakarin and On Nut street networks; the best route varies materially with traffic.
- This is not a station-door project, so cars, taxis or motorcycle taxis remain a natural part of daily transport for many residents.
