The Balance Luxury Condominium Patong is a low-rise condominium under development in Patong, on Thawewong Road in the built-up beachside part of town. Current profiles on FazWaz, Thailand-Property, Dot Property and Phuket.Net describe two five-storey buildings on a site of about 4,048 sqm, with 202 units and a target completion in December 2027. Low-rise does not mean boutique here: 202 apartments create a sizeable ownership community and, for buyers planning to rent, a meaningful pool of potentially competing stock within the same development.
The strongest part of the proposition is the urban setting rather than a secluded resort concept. Patong is dense, busy and intensely serviced, with restaurants, retail, nightlife, tourism businesses and everyday conveniences concentrated within a relatively small area. For an owner who deliberately wants a Patong base and prefers to do much of daily life on foot, a Thawewong Road address is easy to understand. The same setting is a poor fit for someone looking for quiet residential streets, low traffic or a private retreat. Location is therefore not an automatic advantage; it is an advantage only for the buyer whose lifestyle matches Patong.

Some marketing and agency pages also mention larger one-bedroom layouts around 41 sqm, a 1 Bedroom Plus label and, inconsistently, three-bedroom accommodation. The live market evidence is much cleaner for the 26, 30 and 57 sqm formats, so those are the configurations worth treating as the core unit mix until an up-to-date developer schedule says otherwise. In practical terms, the project leans toward solo occupants, couples and compact investment units rather than large family homes. The 57 sqm two-bedroom offers a more flexible layout, but at a materially higher entry price.
As of 18 August 2026, the lowest visible asking price on FazWaz is THB 5.99 million for a 26 sqm studio. Thirty-square-metre one-bedroom units appear from THB 7.35 million and 57 sqm two-bedrooms from THB 14.82 million. These should be treated as live market anchors, not as a universal developer price list. Floor, outlook, furnishing package, foreign quota status and payment terms can vary from one unit to another. The useful way to read the figures is as a budget ladder across the three confirmed formats, followed by a unit-by-unit stock check before reservation.
The common facilities are typical of a modern resort-oriented city condominium: a shared pool, gym, co-working space, landscaped common area, lobby and reception, parking, 24-hour security and CCTV. FazWaz currently states a parking ratio of 30%, a common-area management fee of THB 70 per sqm per month and a sinking-fund contribution of THB 700 per sqm. Those operating costs deserve the same attention as the amenity list because they continue after handover. The same project profile states that pets are not allowed except where the juristic office grants a specific exception, such as for service or guide dogs.
The published payment plan is unusually detailed. A THB 200,000 reservation deposit is followed by 30% at contract signing, 15% after site preparation, 15% after piling, then 10% at each of three milestones covering the structural foundation, the main structure and architecture, and external infrastructure. A further 5% is linked to the occupancy permit and the final 5% to handover. A milestone schedule can spread capital commitments through the build period, but it does not remove development risk. The contract should define what evidence triggers each payment, what happens if a milestone or delivery date slips, and whether the schedule being presented to the buyer is the current one for the selected unit.
The developer also deserves a closer-than-usual diligence pass. The Balance Patong Co., Ltd. was registered in Thailand on 26 April 2024. DataForThai, which republishes Thai government open data, shows the company as active with registered capital of THB 102 million. FazWaz lists one project under the developer profile: this one. That does not prove that the people behind the company lack prior development experience, because experience may sit with shareholders, partners, consultants or contractors rather than the project company itself. It does mean that a buyer cannot rely on a long public delivery history under this exact developer name and should ask for the team track record, contractor details, permits, land documentation, construction funding and environmental approvals directly.
Open-source project data is not completely clean. The more current profiles on FazWaz, Thailand-Property, Dot Property and Phuket.Net converge on 202 units in two buildings, while Lazudi, Nestopa and DDproperty still carry an older configuration around 108 units, in some cases with one building or a different completion date. The registry entry here uses 202 units, two buildings and December 2027 because that version is repeated across several current sources. A buyer should still reconcile the sales brochure, master plan, building designation and contractual project description before signing, particularly if an agent is working from an older presentation.
For a foreign buyer, ownership must be checked at the level of the specific unit. Thai condominium rules allow qualifying foreign buyers to hold a unit freehold in a registered condominium while the foreign ownership quota remains within the statutory 49% ceiling. Current FazWaz listings for The Balance include units explicitly marked Foreign Quota, which is encouraging as an inventory signal but is not a substitute for documentary confirmation. The buyer should obtain confirmation of the selected unit's quota status before paying a non-refundable amount and ensure the transfer route is compatible with the requirements of the Land Department. If foreign freehold quota is no longer available for that unit, a different tenure structure such as leasehold may be proposed and should be reviewed on its own terms.
The Balance Patong therefore makes the most sense when assessed as a specific Patong product rather than through generic claims about Phuket returns. Its case rests on a central, highly active location, compact apartment formats and a construction-linked payment plan. Buyers who intentionally want Patong and are comfortable with an off-plan purchase can understand that proposition. Buyers who are drawn only by a beach-proximity headline, or who require a completed home and a developer with a long public delivery history under the same name, have more reasons to look elsewhere. The decision should ultimately be made on one identified unit, one building, one floor, one tenure form and one contract, not on the project name alone.

Ownership format
Current FazWaz inventory marks a number of units as Foreign Quota. A foreign buyer can hold an eligible condominium unit freehold while the statutory foreign quota, capped at 49% of the saleable area, remains available. If quota is unavailable, leasehold may be offered instead. The exact status of the selected unit should be confirmed before reservation.
Unit types & sizes
The smallest and currently the lowest-priced format. It suits a solo occupant or couple prioritising a Patong location and low-maintenance space; for long-term living with substantial storage needs, 26 sqm will feel tight.
A separate bedroom gives couples and longer-stay occupants more privacy than a studio, although the overall footprint remains compact. The plan matters: kitchen placement, storage and the usable width of the living area can make two 30 sqm units feel very different.
The most flexible of the clearly confirmed layouts, with two separate bedrooms and two bathrooms for a family, two couples or an owner who needs a second room. Its entry price is much higher than the studio level, so the decision should be based on total purchase budget as well as extra utility.
