The project is no longer a development-stage proposition: both seven-storey buildings have been operating for years, and buyers are dealing with resale units rather than off-plan stock. That makes due diligence more tangible. A buyer can inspect the actual common areas, noise level, building upkeep, views, unit condition and management rather than relying on launch material or future promises.
The core identity is unusually consistent across the stronger sources. The project contains 270 residential units in two low-rise buildings and was completed in 2015. Sansiri's original project material named Arrawat Limited Company as the project owner at the development stage while The Deck was sold under the Sansiri brand. For a resale buyer, that history confirms the project's origin, but the transaction itself depends on today's registered owner of the chosen unit, the condominium juristic person's certificates and the documents required for transfer.

What separates The Deck from a basic beach-town apartment block is the amount of shared leisure space for a seven-storey scheme. The original project information describes a 50-metre ground-level lap pool and a second 28.5-metre infinity pool on the rooftop, along with a roof terrace, fitness facilities, landscaped areas, parking, 24-hour security and CCTV. The result is closer to a resort-style condominium than a simple urban residence, which is relevant both to personal use and to the way prospective tenants may compare it with hotel-like alternatives in Patong.
The residential mix is straightforward: studios, one-bedroom apartments and two-bedroom apartments. Sansiri's launch material shows studios at roughly 29-38 sqm, one-bedroom homes at 40.5-50.5 sqm and two-bedroom homes at 63-75 sqm. Those ranges are useful for understanding the original product but should not replace the title deed for a resale purchase. Current listings include units whose advertised areas sit slightly differently from some project-directory ranges, so the registered area of the specific apartment is the figure that matters legally and financially.
The address suits buyers who deliberately want Patong rather than a quiet island neighbourhood. The building sits within the dense tourism district behind Patong Beach, with the beach, Bangla Road, Jungceylon and everyday services all part of the same urban area. That can work well for a holiday base, a part-year residence or a rental strategy aimed at visitors who value walkability. The trade-off is equally clear: Patong brings traffic, nightlife, seasonal intensity and more street activity than lower-density parts of Phuket.
The resale market was visibly active at the start of September 2026. Listings found during this review included studios, one-bedroom units and two-bedroom units, with a lower asking-price anchor of THB 4.8 million for a studio. One-bedroom listings appeared from THB 5.8 million, while two-bedroom stock was seen from THB 8.8 million. These are asking prices from individual sellers, not a project price list, and they should not be treated as interchangeable. Floor, outlook, renovation level, furniture, title status and seller urgency can create a large gap between two apartments in the same building.
For foreign buyers, the condominium structure is a practical advantage over land-based resort property. A qualifying unit can be registered in a foreign buyer's own name when space remains within the statutory foreign quota. That quota is capped at 49% of the total saleable area of the condominium building. The important point is that project-level descriptions of 'freehold' do not prove that every resale unit is currently transferable into foreign ownership. The juristic person should confirm the quota position for the exact unit before the buyer commits substantial funds.
Operating costs deserve a fresh check because the building is now mature rather than newly handed over. Current public project directories do not fully agree on the common-area fee: FazWaz displays THB 55 per sqm per month, while Lazudi shows THB 70 per sqm per month. The historic sinking-fund figure is commonly shown as THB 600 per sqm. A resale buyer should therefore obtain the latest juristic-person fee schedule, check for arrears attached to the seller's unit and understand whether major repairs or capital works are planned. In a 2015 building, management quality and reserve planning can matter as much as the original specification.

Ownership format
The project is a registered freehold condominium. A foreign buyer can hold a unit in their own name only within the statutory foreign quota, capped at 49% of the total condominium-unit area of the building. If no quota space is available, foreign freehold transfer is not available for that unit; any leasehold offer is a separate contractual structure, commonly based on a registered term of up to 30 years, and its terms require separate review. The selected unit's quota status should be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The smallest format in the scheme. Resale listings appear around the high-20s to roughly 40 sqm, so the word 'studio' alone is not enough for comparison: registered area, balcony size, layout and position in the building can differ materially. This type is easiest to understand as a single-occupier home, a holiday base or a compact rental unit. Storage, usable kitchen space, sleeping privacy and exposure to street or common-area noise matter more here because the footprint is limited. The lowest asking price found on 3 September 2026 was THB 4.8M; that is one seller's listing, not a fixed project price.
The one-bedroom format is the most flexible choice for a couple or a single owner who wants a separate sleeping room and a proper living area. Current listings commonly sit around 43-45 sqm, although larger examples also appear. In Patong, area alone does not explain the price: floor, pool or mountain outlook, orientation and the quality of furniture can change the experience substantially. A THB 5.8M one-bedroom listing was among the lower offers found during the September 2026 review. Before paying more for another unit, compare registered area, fit-out condition, any outstanding common fees and the ownership status attached to the exact apartment.
Two-bedroom apartments are the largest standard format in The Deck and make more sense for longer stays, guests or households that need two separate sleeping rooms. Current resale stock includes units broadly around 65-75 sqm; the lower offer found during this review was THB 8.8M for about 70.8 sqm. Price dispersion within the type is meaningful, so 'two bedrooms' is not a sufficient basis for comparison. Floor, outlook, condition, furnishing and title status all need to be read together. Buyers planning family use should also review the condominium's current house rules, parking arrangements and common-area policies rather than relying only on the project's resort facilities.
Areas are based on Sansiri's original project material. Major project directories show a slightly different studio range of 29.5-38.5 sqm. For a resale purchase, the registered area in the selected unit's title documents is decisive; the project range is only a product guide.
