The building sits inside Patong's dense urban resort core, with the beach, shops, healthcare, restaurants and nightlife close by. That reduces car dependence for an owner-occupier and gives tenants an easy-to-understand location, although it does not remove seasonality or rental competition.
Lower entry point
A foreign-quota studio is currently marketed from THB 2.15M, well below the entry price of many newer Phuket schemes. The lower ticket is only part of the equation: an older condominium needs more attention to unit renovation, building systems and the possibility of future major common-area expenditure.
Active resale choice
Current stock ranges from compact studios to one- and two-bedroom units, with larger renovated configurations also appearing. Buyers can compare condition, floor, outlook and ownership structure, but these units are not standardized enough for headline price alone to be a useful comparison.

With completion around 1990–1991, the building's current operation matters more than a developer brochure. A serious inspection should cover not only the apartment but lifts, corridors, services, parking, major-repair history and the records of the condominium juristic person.
About the project
Patong Condotel is an established resale condominium in central Patong rather than a new-development launch. The major project directories consistently describe a nine-storey building with 126 units, with FazWaz and LivePhuket placing completion in January 1991. That changes the buying logic completely. There is no construction timeline or developer launch package to evaluate; the important questions are the condition of the individual unit, the title attached to it, the building's current management and finances, and whether past renovations or combinations of units were properly documented.
The name is not perfectly consistent across the market. Listings use Patong Condotel, Patong Condotel Phuket and Patong Sky Inn Condotel, with Thai-language variations as well. Cross-checking location, floor count, unit count and live resale stock indicates that these names refer to the same building. It should not be confused with Patong Grand Condotel, a separate nearby property with a different address, completion date and unit count. That distinction matters in an older resort market where similarly named buildings have been copied between hotel sites, agent databases and owner listings for years.

The live resale market is varied. As of 13 September 2026, current listings include studios around 28–29 sqm, one-bedroom units around 50–56 sqm and two-bedroom offerings around 56–64 sqm. A renovated three-bedroom unit of 92 sqm is also advertised. Some of the larger configurations are explicitly described as two adjacent smaller units being sold together, so bedroom count should not be treated as an original-project floor plan. The lowest foreign-quota asking price found in the current stock is THB 2.15M for a 28 sqm studio; asking prices rise materially for renovated, larger or higher-floor units.
The practical appeal is the Patong address. Project and accommodation sources place the building on Rat Uthit Song Roi Pi Road in the central resort area, close to Patong Beach and the district's hospital, shopping and nightlife. That works well for a buyer who wants to be in the middle of Patong without relying on long daily drives across Phuket. It also means accepting traffic, activity and a tourist-heavy environment. Patong Condotel is therefore better assessed unit by unit than as a single investment story: title structure, physical condition, floor, outlook, renovation quality and the building's operating standards matter more than a generic description of the project.
Ownership format
A foreign buyer can hold condominium freehold within the statutory 49% foreign ownership quota of the registered condominium. Current listings in this building include foreign-quota, Thai-quota and leasehold units, so the exact title and quota position must be checked for the selected unit and confirmed by the condominium juristic person.
Unit types & sizes
The smallest resale format. Current listings show 28–29 sqm studios, while project profiles also describe a roughly 30 sqm studio type. Condition varies substantially, from basic resale stock to fully renovated units.
This category is not standardized. One seller labels a 28 sqm unit as a one-bedroom, while more typical listings are 50–56 sqm. The actual layout therefore matters more than the listing label.
Some two-bedroom offerings are created by combining or jointly selling two adjacent smaller units. That can provide flexibility, but title boundaries and the approval of any physical alterations need careful checking.

- Completion dates conflict in older databases: the main project directories use January 1991, one Thai owner-listing database gives 1990, and an old descriptive paragraph on FazWaz contains an internally inconsistent 2010 date. January 1991 is used in the main fields because it is the most consistently supported version.
- Address numbering varies by source. Current map/business records and several apartments in the building use 47 and 47/xx on Rat Uthit Song Roi Pi Road, while hospitality directories also show 62/10. The dossier uses the building point from FazWaz mapping and the 47 address; the legal address of a selected unit should be checked against its title deed.
